Inspiration for a coastal home office remodel in San Diego

Brickyard is home to clients passionate about contemporary architecture. They envisioned a private refuge that maintains a strong connection to nature while preserving walkable access to city life. The project brief included space to accommodate their extended family and a lounge with skyline views. Constructed from steel, brick and glass, the home has a refined modern aesthetic that nods to Chicago’s industrial history. Its L-shaped footprint creates an open plan sanctuary that shelters a landscaped yard. A perforated screen wall defines the front elevation, adding privacy while allowing natural light to filter through. Made from custom tapered bricks, this sculptural element casts dynamic shadows and evokes a sense of movement across the facade as the sun shifts through the day. This design elevates the material, creating a luxurious texture that transforms the building’s exterior.

Our client built a striking new home on the east slope of Seattle’s Capitol Hill neighborhood. To complement the clean lines of the facade we designed a simple, elegant landscape that sets off the home rather than competing with the bold architecture. Soft grasses offer contrast to the natural stone veneer, perennials brighten the mood, and planters add a bit of whimsy to the arrival sequence. On either side of the main entry, roof runoff is dramatically routed down the face of the home in steel troughs to biofilter planters faced in stone. Around the back of the home, a small “leftover” space was transformed into a cozy patio terrace with bluestone slabs and crushed granite underfoot. A view down into, or across the back patio area provides a serene foreground to the beautiful views to Lake Washington beyond. The removal of a shared wall between the kitchen and living room of this split level home led to an amazing transformation. The kitchen boasts Wynnbrooke Cabinetry in a painted white finish with Amerock satin nickel hardware. The stainless steel farm sink blends beautifully with the appliances. Cambria countertops in Torquay finish off the L-shaped cabinetry as well as the island which features deep drawers and pull out trash bins. The light finishes lend well to the new open floor plan. The master bath was completely remodeled with all new cabinetry, countertops, fixtures and Constellation Black shower pan and panels with a subway tile look from The Onyx Collection. A full frameless glass door and enclosure makes the bathroom feel much larger. In the basement bath, a new Onyx lavatory and a new tub/shower combination updated the room. A home salon was added to the lower level. New paint, doors and trim finished out this remodel. A few years before the interior remodel, Conant Construction was tasked with updating the exterior facade, adding a garage and making some upgrades to the deck.

At night, the home’s architecture is softly illuminated to highlight its coastal features—including the warm tones of the Ipe wood deck. The lighting plan enhances safety while adding a refined sense of ambiance and tranquility.

A145 features a specific program for a family whose main requirement was the versatility of the social space, having spaces wholly open and integrated and simultaneously being able to divide them for the comfort of each one of its members. The home is located in the Ayamonte Golf Club and its dividing line with the spring forest in Zapopan, with an East-West orientation, on a land of 1000m2. From an aesthetic point of view, the house was designed based on the spring forest’s primary setting. Special care was taken in the landscape design, integrating species of the region organically. Using natural materials in facades and interiors was a deliberate choice, with the intention that the construction, over the years, would become part of the natural setting and transform along with it. The residence is not just a home but a friend to the environment. It is equipped with solar panels for the house’s daily use and the pool’s heating, reducing its carbon footprint. Additionally, it has a water treatment plant, ensuring responsible water usage and management. The interior design style vividly reflects the residents’ personalities. Most of the pieces made in Mexico were designed and manufactured in a contemporary style.

LINEA Design Build Remodel designed and executed every aspect of this thorough indoor and outdoor transformation of a client's home in South Arlington, VA. The work included: new James Hardie plank siding, a new, custom permeable paver driveway (with stabilizing concrete borders) and walkways, an all new interior including an entirely new master bath with free-standing tub, separate walk-in shower and double vanity, two renovated hall baths, a new Art Deco jewel-box of a powder room featuring red glass tile from California and a wallpapered ceiling, a large, expanded kitchen with custom blue cabinets and an 11-foot island, a completely re-invented fireplace and hearth, family room and dining area, removal of 2 load-bearing walls, a completely remodeled basement with bar, guest bedroom and bathroom suite, a dramatic and highly functional new lighting plan inside and out, an extensive, well-engineered and effective storm drain system encircling the entire house, a new floating porcelain-tiled back patio with a sun- and neighbor-shielding pergola, a simplified, elegant new facade and drought-friendly, easy-care landscaping all around.

This colonial home renovation reimagines the original character of the house by adding a light-filled entry gallery overlooking the covered front porch. The revised circulation plan opens up the interior to frame views and improve the flow between spaces while maintaining the traditionally defined rooms throughout. New large-paned casement windows replace the modest double-hung units to enhance the scale of the exterior facade and streamline the architectural detailing. The arrival sequence is improved by relocating a brick-lined driveway southward to extend the lawn and allow boxwood clouds set in ground cover to frame new bluestone walks. Overlooking the idyllic golf course beyond, the new rear garden and bluestone terrace better defines the yard and provides a generous outdoor living space. The original small 2 bedroom dwelling was deconstructed piece by piece, with every element recycled/re-used. The larger, newly built home + studio uses much less energy than the original. In fact, the home and office combined are net zero (the home’s blower door test came in at Passive House levels, though certification was not procured). The transformed home boasts a better functioning layout, increased square footage, and bold accent colors to boot. The multiple level patios book-end the home’s front and rear facades. The added outdoor living with the nearly 13’ sliding doors allows ample natural light into the home. The transom windows create an increased openness with the floor to ceiling glazing. The larger tilt-turn windows throughout the home provide ventilation and open views for the 3-level contemporary home. In addition, the larger overhangs provide increased passive thermal protection from the scattered sunny days. The conglomeration of exterior materials is diverse and playful with dark stained wood, concrete, natural wood finish, and teal horizontal siding. A fearless selection of a bright orange window brings a bold accent to the street-side composition. These elements combined create a dynamic modern design to the inclusive Portland backdrop.

Cummings Architects transformed this beautiful oceanfront property on Eastern Point. A bland home with flat facade from the eighties was torn down to the studs to build this elegant shingle-style home with swooping gables and intricate window details. The main living spaces and bedrooms all have sprawling ocean views. Custom trim work and paneling adorns every room of the house, so that every little detail adds up to to create a timeless and elegant home. Eric Roth

The intent of this project was to create an open concept, modern, backyard landscape. The large concrete patio was left simple and open to allow for many different furniture configurations. The space was furnished and accessorized beautifully which has created 4 defined spaces. The oversized steps add a dramatic, sculptural feature which becomes the focal point of the space. The cantilevered concrete steps have artificial turf accents, which are inserted into the bottom of the riser. This detail creates a really nice contrast and adds to the modern feel. The oversized landing is large enough to accommodate planters and other accessories. These items add a punch of colour, which softens the steps and house facade. A simple planting palate of greens and whites surround the space providing an elegant backdrop to the minimalist patio. A sea of Miscanthus lines the back of the property helping the transition from the formal plantings to the natural backdrop. The front yard also received a transformation with the addition of new concrete walkway and steps leading to the front door. A concrete sitting wall was also added into the space to provide additional aesthetic appeal and to display the house address number. Landscape lighting was added to accentuate the newly installed front landscape.
