The kitchen, while spacious, was completely enclosed from the living and dining room spaces and did not utilize the space efficiently. Traffic flow between the indoors and outdoors was disjointed, and the new kitchen layout solves those problems. The new design eliminates the walls in the kitchen to create an open space for entertaining, and an exterior door was added off the kitchen to facilitate a better traffic flow to the outdoor entertaining space. New cabinets, countertops, flooring, appliances, light fixtures, and finishes help to brighten and modernize the space.

The home's ember resistant Zone 0 is not visible from the street. The gravel band at the curb was added to facilitate safe travel through the sidewalk free space to a nearby elementary school. When viewed with wildfire-ready eyes, it serves as an ember resistant buffer between the garden and two high-power fire-fuels: trash bins and cars.

The highlight of the yard is the 16’ x 26’ custom vinyl pool with a unique underwater ledge running the full length to provide access to a secluded lounge area. The raised stone feature wall discreetly hides the pool equipment from view while the wider portion of deck along that side facilitates access for maintenance.

CLIZIA SUSPENSION LARGE FUMÈ design by Adriano Rachele Just as a cloud captures the sunlight, and charges it with iridescent reflections, Clizia Suspension Large Fumé returns the romantic flare of the first hours of the day to the environment. The suspension version, available in two different sizes, develops in width to fill the surrounding environment with decoration. In the large version (78 cm in diameter), the regular shapes embedded in a perfect balance of glass and smoked reflections compose an apparently chaotic, yet naturally harmonious design. Clizia Suspension Large Fumé is equipped with magnetic attachment to facilitate installation and maintenance.

The horse-shoe layout of the house allows family members in all rooms to view the inner courtyard, facilitating a feeling of community and togetherness. The courtyard features a long, rectangular pool, barbeque area, and view of the 3.2 kW wind turbine located on the hill.

Van Auken Akins Architects LLC designed and facilitated the renovation of a 2,800 square-foot condominium adjacent to Shaker Square. VAA restored this historic space to its original elegance, accenting the architecture of the building and harmonizing with the character of the neighborhood. To complete this transformation, the hardwood floors, fireplace surround and existing architectural details in the moldings and trims were uncovered and restored to their original beauty. Beautiful oriental rugs, labor intensive faux finishes, travertine floors, marble countertops, European silk window treatments, and detailed accessories all combine to create the elegant style befitting this client and charming historic location.

This garden includes a relatively large water feature, and Through The Garden, Inc. has incorporated a specially designed footpath to facilitate movement through the site. The design allows users to fully experience the garden.

The pool coping is Ledgestone 12" wide. The pool has an in-floor cleaning system to keep the pool sanitary. Both the pool and hot tub are covered by the same automatic pool safety cover with a custom stone lid system. There are two tile swim lanes to facilitate lap swimming. A blank slate and open minds are a perfect recipe for creative design ideas. Key Features: 1. New Driveway with Automatic Gates: The design features a contemporary driveway equipped with automated gates, providing convenience and improved security for the property. 2. Exercise Gym with Yoga Area: A dedicated space for fitness activities that includes both a traditional exercise gym and a serene yoga area, encouraging an active and healthy lifestyle. 3. Coffee Station with Juice Bar: This inviting area is designed for relaxation and socialization, featuring a coffee station complemented by a juice bar to enhance outdoor entertaining. 4. Secluded Meditation Space: A tranquil retreat is included, featuring a soothing wall fountain, cold plunge, and sauna, all surrounded by lush tropical vegetation to create an oasis for relaxation and mindfulness. 5. Lush Tropical Vegetation: The landscaping incorporates a variety of tropical plants that enhance privacy, beautify the space, and contribute to the overall calming atmosphere of the outdoor environment. Project Goals: The main goals of the project were to: • Visualize the backyard renovation to gain approval from the homeowner’s association. • Facilitate collaboration with the contractor by providing detailed renderings. • Create an aesthetically appealing and functional outdoor living space that meets the lifestyle needs of the homeowners. The 3D renderings successfully encapsulated the vision for the backyard renovation, presenting a harmonious blend of design and functionality. The visualizations served as a critical tool in moving forward with the project, ensuring clarity in communication and direction for all stakeholders involved.

This pool is complete with all the luxury extras, a generous 11’ x 20’ tanning shelf, an 8’ circular island spa, an automatic in-floor cleaning system, a diving board for the kids, plus two deep end swim out benches to facilitate repeat diving. To facilitate the builder's desire to create a successful model home in this large site development with expansive natural preserves, this design creates a sense of presence far greater than its actual size. This was accomplished by a wide yet shallow layout that allows most rooms to look out to rear of home and preserve views beyond. Designed with a West Indies flavor, this thoroughly modern home's layout flows seamlessly from space to space. A cramped kitchen with exceptionally poor lighting just didn't fit the bill for these homeowners who enjoying food preservation and making their own adult beverages. The kitchen was gutted and the door from the garage was moved down the wall to provide sufficient space for the cooking zone.
