This 1912 traditional style house sits on the edge of Cheesman Park with four levels that needed updating to better suit the young family’s needs. A custom wine room was constructed on the lower level to accommodate an area for entertaining guests. The main level was divided into a smaller family room area with a double door opening into the formal living room. The kitchen and butler’s pantry were combined and remodeled for better function. The second level master bathroom was relocated and created out of an adjacent bedroom, incorporating an existing fireplace and Juliet balcony that looks out to the park. A new staircase was constructed on the third level as a continuation of the grand staircase in the center of the house. A gathering and play space opens off the stairs and connects to the third-floor deck. A Jill & Jill bathroom remodel was constructed between the girls’ rooms.

Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. Located in Denver’s Cory Merrill area, our clients were in need of an updated kitchen, mudroom, and bathroom. For the kitchen, the goal was to update the lighting in the kitchen and breakfast nook area while also brightening all counter tops and butler pantry with Ceasarstone.

I built this on my property for my aging father who has some health issues. Handicap accessibility was a factor in design. His dream has always been to try retire to a cabin in the woods. This is what he got. It is a 1 bedroom, 1 bath with a great room. It is 600 sqft of AC space. The footprint is 40' x 26' overall. The site was the former home of our pig pen. I only had to take 1 tree to make this work and I planted 3 in its place. The axis is set from root ball to root ball. The rear center is aligned with mean sunset and is visible across a wetland. The goal was to make the home feel like it was floating in the palms. The geometry had to simple and I didn't want it feeling heavy on the land so I cantilevered the structure beyond exposed foundation walls. My barn is nearby and it features old 1950's "S" corrugated metal panel walls. I used the same panel profile for my siding. I ran it vertical to match the barn, but also to balance the length of the structure and stretch the high point into the canopy, visually. The wood is all Southern Yellow Pine. This material came from clearing at the Babcock Ranch Development site. I ran it through the structure, end to end and horizontally, to create a seamless feel and to stretch the space. It worked. It feels MUCH bigger than it is. I milled the material to specific sizes in specific areas to create precise alignments. Floor starters align with base. Wall tops adjoin ceiling starters to create the illusion of a seamless board. All light fixtures, HVAC supports, cabinets, switches, outlets, are set specifically to wood joints. The front and rear porch wood has three different milling profiles so the hypotenuse on the ceilings, align with the walls, and yield an aligned deck board below. Yes, I over did it. It is spectacular in its detailing. That's the benefit of small spaces. Concrete counters and IKEA cabinets round out the conversation. For those who cannot live tiny, I offer the Tiny-ish House. The S-fold sheers enhance the windows, and motorized blinds behind them provide additional privacy.

This soaking tub sits next to a two-sided fireplace set in the wall between the master bath and the master bedroom. The tub overlooks a large panoramic view of this beautiful country setting. The Little Boy’s Bedroom feels like The Little Man Cave Vintage Toy Airplanes, an antique propeller, a cloud rug and navy bunk beds create a world in the sky for the Little Man of the house to imagine as he falls asleep each night. Mixing mid-century modern chests with vintage accessories reinforces the continuity of the home’s Vintage Mod Style, even in the children’s bedrooms.
