This couple moved from Chicago’s Wicker Park to a rural setting but wanted to maintain their modern aesthetic. Scott Dresner of Dresner Design created a modern spa oasis for the couple’s master bathroom. The second project completed by Scott in the couple’s home. On the client’s, wish list…a luxurious space to relax, a new window to replace the dated looking glass block, great storage for towels and larger items as well as smaller toiletries. Scott accomplished a variety of storage with deep vanity drawers with push hardware, medicine cabinets with storage on the entire wall, and a large linen closet. Finishes are modern with a hint of warmth created by the floating walnut vanity and trim work. LED light along the vanity and medicine cabinets create a soft ambience perfect for a relaxing bath. Floors are radiant heat, window treatment is motorized, and panel controls a speaker and LED lighting in the rain showerhead. Inspiration for a large timeless porch remodel in Boston with a roof extension

These homeowners relocated to Indianapolis and wanted a traditional home in the Meridian Hills area that offered family living space off the kitchen. “It’s what we were used to, but we had trouble finding exactly what we were looking for.” They spent a lot of time thinking about the possibilities of a remodel. They had space both within and outside the house that were under-utilized and decided to embark on a significant renovation project. We endeavored to completely rework the current floor plan in hopes of addressing all their needs and wants. Plans included relocating the kitchen, moving the exterior walls by a couple of feet, raising the ceiling, and moving the office. The results of these changes were dramatic. Additionally the family now enjoys a larger and updated entrance with storage and closets that is perfect for their two active daughters and two often muddy labs, a beautiful kitchen with improved functionality that is filled with tons of natural light, as well as a cozy hearth room, ideal for relaxing together as a family. The once neglected screened porch is now a unique and inviting office with workspace for everyone. Once these improvements were made the view to the back of the house was now apparent, the couple decided to enhance their outdoor living space as well. We added a new patio, a custom pergola, water feature and a fire pit. “Now it’s a private spot to relax and connect with the outdoors. It really highlights the style of the house and we love it,” says the homeowner.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. Modern family loft in Boston. New walnut stair treads lead up to the master suite. A wall separating the master bedroom from the double height living space was replaced with a folding glass door to open the bedroom to the living space while still allowing for both visual and acoustical privacy. Surfaces built into the new railing atop the stair create a functional work area with a fantastic view and clear shot to the play space below. The original small 2 bedroom dwelling was deconstructed piece by piece, with every element recycled/re-used. The larger, newly built home + studio uses much less energy than the original. In fact, the home and office combined are net zero (the home’s blower door test came in at Passive House levels, though certification was not procured). The transformed home boasts a better functioning layout, increased square footage, and bold accent colors to boot. The multiple level patios book-end the home’s front and rear facades. The added outdoor living with the nearly 13’ sliding doors allows ample natural light into the home. The transom windows create an increased openness with the floor to ceiling glazing. The larger tilt-turn windows throughout the home provide ventilation and open views for the 3-level contemporary home. In addition, the larger overhangs provide increased passive thermal protection from the scattered sunny days. The conglomeration of exterior materials is diverse and playful with dark stained wood, concrete, natural wood finish, and teal horizontal siding. A fearless selection of a bright orange window brings a bold accent to the street-side composition. These elements combined create a dynamic modern design to the inclusive Portland backdrop.

Light pours into the kitchen from a trio of clerestory windows and a pair of backless, glass-fronted cabinets hung in front of exterior windows. A hidden pantry is accessed to the left of the Miele double ovens from Monark Premium Appliances. A quartet of Fine Art Lamps’ metal-framed pendants hangs from artisan square-link chains, spilling light from mica shades onto the dual islands topped with Cristallo quartzite. Swivel stools from Century in an aqua and white zebra print provide seating at the dining island. Wood-Mode custom maple cabinets in Vintage Nordic White line the walls. The range hood and island bases are Wood-Mode Heirloom Harbor Mist with Pewter Glaze, all from Tradewind Designs. The 3-by-12-inch stone backsplash brings in the colors of the cabinets and islands. A tile inset commands attention behind the Miele 5-burner gas cooktop also from Monark Premium Appliances.
