ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. This modern lakeside farmhouse living room blends luxury and functionality, highlighted by a stone fireplace with a wood mantel as its centerpiece. Vaulted ceilings with exposed wood beams create a spacious and open feel, while built-in floating shelves provide stylish storage and display options. The room is filled with natural light from large windows, complementing the warm tones of the wide-plank hardwood flooring. The inviting design extends into a nearby entryway featuring a charming, light-filled aesthetic, making this Lake LBJ custom home a standout in modern farmhouse living.

This beautiful study was part of a whole house design and renovation by Haven Design and Construction. For this room, our objective was to create a feminine and sophisticated study for our client. She requested a design that was unique and fresh, but still warm and inviting. We wallpapered the back of the bookcases in an eye catching metallic vine pattern to add a feminine touch. Then, we selected a deep gray tone from the wallpaper and painted the bookcases and wainscoting in this striking color. We replaced the carpet with a light wood flooring that compliments the gray woodwork. Our client preferred a petite desk, just large enough for paying bills or working on her laptop, so our first furniture selection was a lovely black desk with feminine curved detailing and delicate star hardware. The room still needed a focal point, so we selected a striking lucite and gold chandelier to set the tone. The design was completed by a pair of gray velvet guest chairs. The gold twig pattern on the back of the chairs compliments the metallic wallpaper pattern perfectly. Finally the room was carefully detailed with unique accessories and custom bound books to fill the bookcases.

Upon entering the great room, the view of the beautiful Minnehaha Creek can be seen in the banks of picture windows. The former great room was traditional and set with dark wood that our homeowners hoped to lighten. We softened everything by taking the existing fireplace out and creating a transitional great stone wall for both the modern simplistic fireplace and the TV. Two seamless bookcases were designed to blend in with all the woodwork on either end of the fireplace and give flexibly to display special and meaningful pieces from our homeowners’ travels. These clients came to my office looking for an architect who could design their "empty nest" home that would be the focus of their soon to be extended family. A place where the kids and grand kids would want to hang out: with a pool, open family room/ kitchen, garden; but also one-story so there wouldn't be any unnecessary stairs to climb. They wanted the design to feel like "old Pasadena" with the coziness and attention to detail that the era embraced. My sensibilities led me to recall the wonderful classic mansions of San Marino, so I designed a manor house clad in trim Bluestone with a steep French slate roof and clean white entry, eave and dormer moldings that would blend organically with the future hardscape plan and thoughtfully landscaped grounds. The site was a deep, flat lot that had been half of the old Joan Crawford estate; the part that had an abandoned swimming pool and small cabana. I envisioned a pavilion filled with natural light set in a beautifully planted park with garden views from all sides. Having a one-story house allowed for tall and interesting shaped ceilings that carved into the sheer angles of the roof. The most private area of the house would be the central loggia with skylights ensconced in a deep woodwork lattice grid and would be reminiscent of the outdoor “Salas” found in early Californian homes. The family would soon gather there and enjoy warm afternoons and the wonderfully cool evening hours together. Working with interior designer Jeffrey Hitchcock, we designed an open family room/kitchen with high dark wood beamed ceilings, dormer windows for daylight, custom raised panel cabinetry, granite counters and a textured glass tile splash. Natural light and gentle breezes flow through the many French doors and windows located to accommodate not only the garden views, but the prevailing sun and wind as well. The graceful living room features a dramatic vaulted white painted wood ceiling and grand fireplace flanked by generous double hung French windows and elegant drapery. A deeply cased opening draws one into the wainscot paneled dining room that is highlighted by hand painted scenic wallpaper and a barrel vaulted ceiling. The walnut paneled library opens up to reveal the waterfall feature in the back garden. Equally picturesque and restful is the view from the rotunda in the master bedroom suite. Phillip Cocker Photography The Decadent Adult Retreat! Bar, Wine Cellar, 3 Sports TV's, Pool Table, Fireplace and Exterior Hot Tub. A custom bar was designed my McCabe Design & Interiors to fit the homeowner's love of gathering with friends and entertaining whilst enjoying great conversation, sports tv, or playing pool. The original space was reconfigured to allow for this large and elegant bar. Beside it, and easily accessible for the homeowner bartender is a walk-in wine cellar. Custom millwork was designed and built to exact specifications including a routered custom design on the curved bar. A two-tiered bar was created to allow preparation on the lower level. Across from the bar, is a sitting area and an electric fireplace. Three tv's ensure maximum sports coverage. Lighting accents include slims, led puck, and rope lighting under the bar. A sonas and remotely controlled lighting finish this entertaining haven.
