The walls of windows and the sloped ceiling provide dimension and architectural detail, maximizing the natural light and view. The floor tile was installed in a herringbone pattern. The Millbrook Barn project consisted of the complete renovation of a dilapidated barn and chicken coop, located behind a small farm house in Millbrook, New York. As the smaller main house could not accommodate space for the children to play, the family wanted to update their unused space to create an expansive indoor playroom and gathering space. The strategy for this project was to renovate the barn and pool house using sustainable and reclaimed materials, to produce an intersection of modern and antique design In contrast to the all-white main house, we selected a deep charcoal grey for the new barn’s exterior. A subtle, sophisticated tension between traditional, rustic elements and more contemporary details prevails throughout, from wood-paneled walls and barn doors, to clean-lined square windows inspired by artist Donald Judd’s minimalist compound in Marfa, Texas. In our design, we wanted to create an authentic experience of the space, without having to fake farmhouse details. A number of kitchen and bathroom surfaces are made of prefabricated concrete, including the shower enclosures, fireplace, kitchen cabinets and three-inch-thick countertops. The floors throughout are made from engineered wood, with a driftwood-like finish that matches the weathered look of the salvaged cedar ceiling timbers. The lower, western wing of the L-shaped structure (originally the chicken coop) provides ample room for family feasts in the airy, open kitchen, living and dining area. Rounding out the architectural program is an upstairs bedroom loft which accommodates an overflow of guests, and features an inviting window seat and daybed. The loft overlooks the pool and sits above an attached pool house with boys’ and girls’ changing and shower rooms below. Solar panels, lined discretely along one slope of the standing-seam metal roof, power the pool’s heater. The interior decoration reflects the same chic but humble sensibility that characterizes the overall architectural design. In the playroom, paper globe lanterns hang above slouchy, brightly-hued chairs by Italian designer Paola Lenti; in the living and dining area, they enliven a suite of simple wicker and linen-covered chairs, some from the family’s existing home. Accessories in the space include raw silk rugs, boldly patterned kilims and rugged lighting features, which contribute to an overall rustic, yet elegant feel throughout.

DOWNLOAD NOW Like many families with older children, this local Glen Ellyn couple wanted to expand the size of their kitchen while also creating a more open, airy feel for their main level. The home had plenty of space that included a formal living room, formal dining room, family room with eat-in area and kitchen with butler’s pantry. What it didn’t have, was an effortless flow between the areas used daily for cooking, eating and gathering. Additionally, the kitchen had become outdated, feeling dark and dismal, despite the abundance of natural light. Our clients wanted a bright, cheerful interior that would inspire the family to congregate in this part of the house. No easy feat with teenagers. An open floor plan design solved the issues with functionality and circulation, removing the walls that restricted flow and opening up the entry to the dining room. We also eliminated the rarely used butler’s pantry allowing us to expand the kitchen and add a large island for food prep and gathering. To create a sense of symmetry and consistency in the space, a clerestory window was added below the header and framed to match the existing adjacent entry from the living room. Inspired by the owner’s Scottish ancestry, the island cabinetry boasts a beautiful blue hue, paired with stools upholstered in a sprightly plaid. The built-in buffet area provides additional storage, topped with a beautiful wooden top stained to coordinate with the stunning tones of the flooring. The owner’s opted for stainless steel appliances, inspiring the selection of brushed silver light fixtures and polished chrome hardware. Marble-look quartz offered a durable, lightly colored surface to reflect sunlight and enhance the cheer factor. According to this happy family, this uplifting space is now everyone’s favorite place to gather. When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. SLEEK CONTEMPORARY Micqui McGowen, Kitchen & Bath Concepts Challenge: Redesign the kitchen area for the original owner who built this home in the early 1970’s. Our design challenge was to create a completely new space that was functional, beautiful and much more open. The original kitchen, storage and utility spaces were outdated and very chopped up with a mechanical closet placed in the middle of the space located directly in front of the only large window in the room. We relocated the mechanical closet and the utility room to the back of the space with a Butler’s Pantry separating the two. The original large window is now revealed with a new lowered eating bar and a second island centered on it, featuring a dramatic linear light fixture above. We enlarged the window over the main kitchen sink for more light and created a new window to the right of the sink with a view towards the pool. The main cooking area of the kitchen features a large island with elevated walnut seating bar and 36” gas cooktop. A full 36” Built-in Refrigerator is located in the Kitchen with an additional Sub-Zero Refrigerator and Freezer located in the Butler’s Pantry. Result: Client’s Dream Kitchen Realized.

Klopf Architecture and Outer space Landscape Architects designed a new warm, modern, open, indoor-outdoor home in Los Altos, California. Inspired by mid-century modern homes but looking for something completely new and custom, the owners, a couple with two children, bought an older ranch style home with the intention of replacing it. Created on a grid, the house is designed to be at rest with differentiated spaces for activities; living, playing, cooking, dining and a piano space. The low-sloping gable roof over the great room brings a grand feeling to the space. The clerestory windows at the high sloping roof make the grand space light and airy. Upon entering the house, an open atrium entry in the middle of the house provides light and nature to the great room. The Heath tile wall at the back of the atrium blocks direct view of the rear yard from the entry door for privacy. The bedrooms, bathrooms, play room and the sitting room are under flat wing-like roofs that balance on either side of the low sloping gable roof of the main space. Large sliding glass panels and pocketing glass doors foster openness to the front and back yards. In the front there is a fenced-in play space connected to the play room, creating an indoor-outdoor play space that could change in use over the years. The play room can also be closed off from the great room with a large pocketing door. In the rear, everything opens up to a deck overlooking a pool where the family can come together outdoors. Wood siding travels from exterior to interior, accentuating the indoor-outdoor nature of the house. Where the exterior siding doesn’t come inside, a palette of white oak floors, white walls, walnut cabinetry, and dark window frames ties all the spaces together to create a uniform feeling and flow throughout the house. The custom cabinetry matches the minimal joinery of the rest of the house, a trim-less, minimal appearance. Wood siding was mitered in the corners, including where siding meets the interior drywall. Wall materials were held up off the floor with a minimal reveal. This tight detailing gives a sense of cleanliness to the house. The garage door of the house is completely flush and of the same material as the garage wall, de-emphasizing the garage door and making the street presentation of the house kinder to the neighborhood. The house is akin to a custom, modern-day Eichler home in many ways. Inspired by mid-century modern homes with today’s materials, approaches, standards, and technologies. The goals were to create an indoor-outdoor home that was energy-efficient, light and flexible for young children to grow.
