The marbled counter top juxtapositions the glass wall tiles and framed mirrors over the dual sinks beautifully. The framed windows and framed shower alcove perfectly marry the vanity space with the shower area. With home prices rising and residential lots getting smaller, this Encinitas couple decided to stay in place and add on to their beloved home and neighborhood. Retired, but very active, they planned for the golden years while having fun along the way. This Master Suite now fosters their passion for dancing as a studio for practice and dance parties. This 10,000 sf townhouse sits on one of Manhattan’s most beautiful Upper East Side streets and so the goal of the project was to return the house to its original grandeur. Previously a Kips Bay designer showcase house, the rooms were each designed in a differing style and therefore the lack of cohesion and flow made the house seem choppy. In addition, much of the interior was superficial in the sense that plumbing fixtures were not all connected, walls were “false walls” built in front of existing and much of the construction had to be rebuilt. The scope included creating a large gourmet kitchen in the rear of the ground floor by closing off the winding corridor and creating a new door opening centered on the main entry hall with a paneled arched pocket door mimicking the original detailing of the parlor floor. The kitchen has a Calacatta Gold stone center island and dinning area flanked by counters that run the length of the east and west walls with glass front upper cabinets. A built-in buffet on the south wall anchors the space. A mud room, with access to the delivery entrance and additional storage space was added off the kitchen. A new slim profile steel and glass French door provides access to a new steel rear deck and stairs to the rear yard. On the second floor, a new tile floor was added throughout and RRA designed new stone mantle pieces fabricated from England in the living and dining rooms. On the 3rd floor, a new wall was constructed in the 11’ wide central hallway to allow a new 135 sf master closet with custom designed built-in storage units and accessories. This concept was carried through to the 4th floor on a smaller scale and 4 new storage closets were added in the hallway. The existing bathroom on the 4th Floor was gutted and redesigned including a new 5’x5’ extra deep soaking tub and new fixtures. Silver travertine tiles were used throughout to give the room a durable, waterproof finish while also providing a warm, luxurious feel. The 5th floor was converted into a playroom and TV room for the family’s two young children and was outfitted with chalkboard paint along the entire east wall in the play area and a bold color block wall treatment in the TV room. A new cork floor was installed for durability and resilience to lots of activity yet providing a soft and sustainable floor treatment for its intended user. A full laundry room was also created floor with new cabinetry, plumbing, and floor and wall tile. Additionally, 3 full baths and a powder room were refitted with tumbled travertine tiles on the top two floors. The exterior of the building was refurbished and new lighting and painted doors and frames were installed in accordance with Landmark designation. An additional challenge on the project was that a previously built extension on the PH level was illegally overbuilt and the property had received a violation. A 9 month process of filing drawings, completing zoning analyses and meetings with the DOB Commissioners ensued to get the extension approved allowing us to obtain a permit for the remainder of the work and complete the Certificate of Occupancy. In spite of the complex process and scattered program, the completed townhouse has a cohesive aesthetic throughout, with upgraded amenities befitting this grand representation of elite New York living.

Harbor View is a modern-day interpretation of the shingled vacation houses of its seaside community. The gambrel roof, horizontal, ground-hugging emphasis, and feeling of simplicity, are all part of the character of the place. While fitting in with local traditions, Harbor View is meant for modern living. The kitchen is a central gathering spot, open to the main combined living/dining room and to the waterside porch. One easily moves between indoors and outdoors. The house is designed for an active family, a couple with three grown children and a growing number of grandchildren. It is zoned so that the whole family can be there together but retain privacy. Living, dining, kitchen, library, and porch occupy the center of the main floor. One-story wings on each side house two bedrooms and bathrooms apiece, and two more bedrooms and bathrooms and a study occupy the second floor of the central block. The house is mostly one room deep, allowing cross breezes and light from both sides. The porch, a third of which is screened, is a main dining and living space, with a stone fireplace offering a cozy place to gather on summer evenings. A barn with a loft provides storage for a car or boat off-season and serves as a big space for projects or parties in summer.

This Historical Home was built in the Columbia Country Club in 1925 and was ready for a new, modern kitchen which kept the traditional feel of the home. A previous sunroom addition created a dining room, but the original kitchen layout kept the two rooms divided. The kitchen was a small and cramped c-shape with a narrow door leading into the dining area. The kitchen and dining room were completely opened up, creating a long, galley style, open layout which maximized the space and created a very good flow. Dimensions In Wood worked in conjuction with the client’s architect and contractor to complete this renovation. Custom cabinets were built to use every square inch of the floorplan, with the cabinets extending all the way to the ceiling for the most storage possible. Our woodworkers even created a step stool, staining it to match the kitchen for reaching these high cabinets. The family already had a kitchen table and chairs they were happy with, so we refurbished them to match the kitchen’s new stain and paint color. Crown molding top the cabinet boxes and extends across the ceiling where they create a coffered ceiling, highlighting the beautiful light fixtures centered on a wood medallion. Columns were custom built to provide separation between the different sections of the kitchen, while also providing structural support. Our master craftsmen kept the original 1925 glass cabinet doors, fitted them with modern hardware, repainted and incorporated them into new cabinet boxes. TASK LED Lighting was added to this china cabinet, highlighting the family’s decorative dishes. Appliance Garage On one side of the kitchen we built an appliance garage with doors that slide back into the cabinet, integrated power outlets and door activated lighting. Beside this is a small Galley Workstation for beverage and bar service which has the Galley Bar Kit perfect for sliced limes and more. Baking Cabinet with Pocket Doors On the opposite side, a baking cabinet was built to house a mixer and all the supplies needed for creating confections. Automatic LED lights, triggered by opening the door, create a perfect baker’s workstation. Both pocket doors slide back inside the cabinet for maximum workspace, then close to hide everything, leaving a clean, minimal kitchen devoid of clutter. Super deep, custom drawers feature custom dividers beneath the baking cabinet. Then beneath the appliance garage another deep drawer has custom crafted produce boxes per the customer’s request. Central to the kitchen is a walnut accent island with a granite countertop and a Stainless Steel Galley Workstation and an overhang for seating. Matching bar stools slide out of the way, under the overhang, when not in use. A color matched outlet cover hides power for the island whenever appliances are needed during preparation. The Galley Workstation has several useful attachments like a cutting board, drying rack, colander holder, and more. Integrated into the stone countertops are a drinking water spigot, a soap dispenser, garbage disposal button and the pull out, sprayer integrated faucet. Directly across from the conveniently positioned stainless steel sink is a Bertazzoni Italia stove with 5 burner cooktop. A custom mosaic tile backsplash makes a beautiful focal point. Then, on opposite sides of the stove, columns conceal Rev-a-Shelf pull out towers which are great for storing small items, spices, and more. All outlets on the stone covered walls also sport dual USB outlets for charging mobile devices. Stainless Steel Whirlpool appliances throughout keep a consistent and clean look. The oven has a matching microwave above it which also works as a convection oven. Dual Whirlpool dishwashers can handle all the family’s dirty dishes. The flooring has black, marble tile inlays surrounded by ceramic tile, which are period correct for the age of this home, while still being modern, durable and easy to clean. Finally, just off the kitchen we also remodeled their bar and snack alcove. A small liquor cabinet, with a refrigerator and wine fridge sits opposite a snack bar and wine glass cabinets. He wanted a lake house, she wanted a pool. Tucked away on a small cul-de-sac in North Reading is a backyard oasis like no other. “During our initial meeting with the homeowners, it became apparent that they wanted a unique pool, so we suggested a free-form gunite pool surrounded by an indigenous Goshen Stone patio, custom cut to create ultra-tight joints. The stone arrived in huge slabs — most over 5’ x 5’ in size — and varied significantly in thickness. Countless hours were spent cutting, chiseling, and even sandblasting this life-sized jigsaw puzzle. The final look was exactly what we were shooting for.” Russell The pool itself has a dark, pebble finish with a long, custom bench and a simple, spillway stone creating a perfect respite with a calming sound. Surrounding the pool and patio is a lush lawn with large swatches of summertime perennials. The homeowner is an active gardener, so providing him with areas to hone his skills was paramount to our success as a design firm. Large, architectural boulders were carefully arranged throughout the rear yard as both design elements and as functional furniture. A custom-built, wood, wire, and split granite fence meets pool-enclosure requirements and adds that farmhouse-feel to the overall look. Carefully arranged Goshen step stone set flush in the lawn orchestrates movement throughout the garden while connecting the house and pool in a thoughtful, artistic way. No need to travel north to the lake when you’ve got this to enjoy daily — right in your own backyard!

Interior and Exterior Design Project This was an exciting interior and exterior design project for This house was purchased directly from a builder by a vibrant career couple with active children and a love for spending time with their extended family and friends. While it was presented to us empty, we still had input on the flooring, lighting, cabinetry, moldings and wall colors. We decided to go with a transitional design style and bring in furnishings with an emphasis on being comfortable for their large family and frequent family gatherings. With a love for family gatherings and entertainment of the immediate and extended family we knew from the start that our design had to be beautiful, very functional and durable. Having worked with the this couple’s parents and sister we knew the family, their style and preferences. We knew this multi generational family loved being and entertaining with each other and we knew from the start that our design had to be beautiful, very functional and durable. Since the family room and living room are connected we designed a seamless flow between them and unique ways to share the some of the furnishings between them. We began with a large sectional with cozy seating in the family room. We brought in extra swivel chairs guests could turn to the living room to converse with guests or swivel family room to and see TV. We love ottomans for extra seating in living room to accommodate 8 and can be pulled into the family room for additional seating. The carpet was selected with family in mind to look beautiful, functional and easy to clean. En route from the family room to the kitchen eating area we designed a fully accessorized bookcase that complimented perfectly the custom built “only by Margali and Flynn” built in desk with hid-a-way doors hide homework and and paperwork when needed. In the kitchen we created a family dining center on the large central island with lots of stools. In the dining area we installed beautiful dining set with functional leather fabric. We used suede with nailheads, a herringbone wool carpet and transitional circular lighting to compliment the traditional colors of warm blues and neutrals … all working together to create a sophisticated and comfortable feel.

When you see the before photos of this kitchen, the finished product is nearly unrecognizable! This is because the original kitchen was 10x10, and wall separated the kitchen area from the eating area. Opening up the 2 spaces was exactly what this new kitchen needed! Since the dining area was directly adjacent to the family room, the designer at Advance Design created a low wall of matching decorative book case cabinets with a granite top to create separation needed between the spaces. This bank also eloquently held a beautifully wood appointed supporting column necessary for the structural ceiling load. The focal point of the new kitchen is the hand-painted backsplash centered under a wooden hood in the chef’s special cooking area. A completely functional island now has space for several stools, and even has a decorative touch with the shelving unit facing the eating area. The space next to the refrigerator became an efficiently organized bill paying area for the lady of the house, complete with pull out file drawers hidden behind matching kitchen cabinets. Replacing the “black hole” of a pantry; pull out shelves grace the interior of new pantry units suitable for the family of five busy people. Existing hardwood oak was repaired and refinished on the entire first floor. A light patterned gold granite works effortlessly with the tumbled marble backsplash that enjoys hints of weathered iron looking details that coordinate nicely with the cabinetry hardware. What makes this kitchen special is how elegant it appears despite the rustic feel of the knotty alder cabinetry. Clean design lines lend an air of sophistication to the otherwise “rustic” looking materials. Now this active family can enjoy the open space, cooking and hanging out together is now an enjoyable pastime.

The Project: To select every finish material being mindful and connected to the magical wonder of Hawaii. The Challenge: All finishes needed to be magnificent in their own right yet at the same time blend and flow with the rest of the home so that one element does not overshadow another. Watermark Residence was conceived as a “downsizing” project for Owners looking to transition from the home where they raised their family to a simpler lifestyle. The footprint and exterior massing of the single family condo was prescribed, but MMA wove new details into these constraints and was urged by the Owner to completely reinvent the interior experience. From the exterior, the home sits subtly on a corner lot, referencing the neighborhood in its style, but with a warmth and crispness that speaks also to the interiors. The primary goal of the project was to provide an open, inviting atmosphere of connected spaces that allowed natural light into all areas of the home. Upon entry, there is an immediate involvement in the daily activities with the living and dining rooms being the focal point, and a more intimate kitchen slightly out of view. Throughout the home, the idea of privacy and transparency plays an important role in the organization of spaces and materials chosen. More private corridors lead to intimate bedroom spaces and functional laundry and mudrooms. A two-floor, semi-transparent slat wall shields direct visibility from the street, while also providing connection between the entertaining spaces of the home. Combined with the white oak, open staircase, the movement between levels feels intuitive and inviting. A simple palette of materials, understated in their appearance but detailed in their execution, are threaded throughout the home. Gathering spaces are represented with open slats, grounding brick, white oak, and bright walls. Movement deeper into the house brings refined slat panels with integrated hardware at kitchen millwork, softly painted cabinetry, and warm tones of walnut in furniture elements. The most private spaces of the home further extrude the slat element into fluted panels, painted in deeper colors.

A unique combination of stone, siding and window adds plenty of charm to this Craftsman-inspired design. Pillars at the front door invite guests inside, where a spacious floor plan makes them feel at home. At the center of the plan is the large family kitchen, which includes a convenient island with built-in table and a private hearth room. With a new baby on the way, this new young couple bought a fixer upper in Castro Valley. The couple really envisioned a peaceful, open, modern oasis that withstands the rigors of an active new child, along with a dog and cats. Every surface of this house was touched. Everything old was replaced with new surfaces and finishes. We created a focal point with function by using a dramatic wall color and wall of shelving. Using a soothing color palette that calls to mind the natural surroundings we achieved the tranquil vibe they were looking for. Yoko used clean multifunctional furniture to create zones and provide welcoming spaces for family and friends, while the warm light wood floors that expand throughout the home make it still feel cohesive. We can’t wait for this new family to make many memories in this beautiful space.
