A complete primary bathroom remodel in Springfield, Virginia, designed around three priorities our clients came in with: a real walk-in shower, a freestanding tub by the windows, and a proper double vanity with storage that actually worked. The original layout had everything in the wrong place. The tub sat against an interior wall away from the natural light. A small stall shower took up real estate across the room. The vanity was squeezed into whatever space was left over. Three windows on the back wall were doing nothing for the room because the layout was fighting them. Our solution involved knocking down the dividing wall between the old shower and vanity area, relocating plumbing for both the tub and the new vanities, and placing the freestanding tub directly under the bay of windows so morning light became part of the experience. Design Approach We anchored the room around contrast: deep navy cabinetry against soft white walls, warm brushed gold against cool marble tile, sharp Shaker lines against the curved silhouette of the freestanding tub. Navy was the design decision the rest of the room was built around — the clients knew they wanted color but didn't want anything that would feel dated in five years. Navy reads bold without being loud, pairs with virtually any metal finish, and has staying power that trendier choices don't. We used Fabuwood Galaxy Indigo for the vanities — all-plywood construction with solid wood doors and drawer fronts, soft close throughout. Shaker-style flat panels keep the navy from feeling heavy. The brushed gold (Jeffrey Alexander 635-96SBZ in satin bronze) shows up across hardware, faucets, lighting, the tub filler, and the shower trim, creating a quiet continuity throughout the room. The Shower Removing the wall between the old shower and old vanity area created room for a proper walk-in. We tiled the entire shower floor to ceiling in Decovita Calacatta Suave 24x48" porcelain — large format installed in a 50% offset horizontal pattern, with cement board and redgard underneath. The marble-look porcelain gives the visual depth of natural marble without the maintenance. A built-in shower bench, custom-built into the corner, is wrapped in the same wall tile on the front with a quartz top matching the vanity counter. The shower niche is detailed with MSI Arabescato Carrara 2" honed hex mosaic at the back, the same tile used on the shower floor. All tile edges are finished with Schluter in satin bronze to match the room's metal finishes. The shower door is custom frameless 3/8" tempered glass with a satin bronze pull — no metal frame interrupting the sight line. The Vanities and Countertops The new double vanity gives both clients their own space for morning routines. Counter tops are MSI Calacatta Miraggio Cielo quartz with pencil edging and a 4" backsplash — a soft white with subtle gray veining that reads like real Calacatta marble without the porosity issues. Two undermount square porcelain sinks finish the surface cleanly. The Tub A 60" freestanding soaker tub sits under the bay of three windows. The floor-mounted tub filler is satin bronze with a handheld sprayer. We relocated the drain and supply lines to make the centered placement work. The tub is the room's quietest feature and its strongest — clients tell us they use this bathroom differently than they used the old one. Flooring MSI Sande Ivory 12x24" matte porcelain runs throughout the bathroom floor in a 50% offset pattern parallel to the vanity wall. Cement board underneath, 4" white wood baseboard, Whisper Grey grout that handles daily use without showing wear. Paint and Lighting Walls are Benjamin Moore Chantilly Lace 2121-70 in satin — a true crisp white that doesn't lean cool or warm. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

The motivation for this bathroom remodel came from a broken pipe under the foundation that had to be repaired. The owner decided that having a Carrera marble adorned bathroom would wrap her guests in the ultimate luxury. With a design by Mary Cates, ASID, we took this bathroom down to the studs and started fresh. We enlarged the shower and put in a hand shower so it is now big enough for 2! We put in a stylish freestanding tub in the corner and added another sink to the vanity. We took out extra cabinets that made the space feel cramped and bulky. The bath now is open and bright with the light color of the marble and light wall tones. The clear shower glass wrapped on 2 sides has this shower feeling large and spacious. The basement was completely devoid of natural light which can typically be challenging in design. Rather than fight it we leaned into it and went with a black cerused oak finish on the walls and added ambient uplighting on the amulet mist gold reflective tiles to create the illusion of mirrors and a continuation of space in the bar and gaming area. A variation of the same wood tone turns into fluted wall paneling in the adjacent room. A corner banquette forms flexible seating around a beautiful wood gaming table and artful foosball table.

The simple Navy cabinets, pendant glass lights, and playful, scallop-patterned backsplash engage the senses by reflecting the blues of the nearby water, while the wall of white subway tile delineates the kitchen from the rest of the open area. This has the effect of drawing the eye up to the vaulted ceiling, which complements the house’s architecture instead of fighting it. The once-dingy space is now alive with light and color, adding an exciting new dimension to this waterside home.

This family throws some mean parties where large crowds usually sit at the poolside. There’s an entire section of this walk out second level that is dedicated to entertaining which also gives access to the pool in the backyard. This place comes alive at night with built in surround sounds and LED lights. There was just one issue. The kitchen. The kitchen did not fit in. It was old, outdated, out-styled and nonfunctional. They knew the kitchen had to be address eventually but they just didn’t want to redo the kitchen. They wanted to revamp the kitchen, so they asked us to come in and look at the space to see how we can design this second floor kitchen in their New Rochelle home. It was a small kitchen, strategically located where it could be the hub that the family wanted it to be. It held its own amongst everything that was in the open space like the big screen TV, fireplace and pool table. That is exactly what we did in the design and here is how we did it. First, we got rid of the kitchen table and by doing so we created a peninsular. This eventually sets up the space for a couple of really cool pendant lights, some unique counter chairs and a wine cooler that was purchased before but never really had a home. We then turned our attention to the range and hood. This was not the main kitchen, so wall storage wasn’t the main goal here. We wanted to create a more open feel interaction while in the kitchen, hence we designed the free standing chimney hood alone to the left of the window. We then looked at how we can make it more entertaining. We did that by adding a Wine rack on a buffet style type area. This wall was free and would have remained empty had we not find a way to add some more glitz. Finally came the counter-top. Every detail was crucial because the view of the kitchen can be seen from when you enter the front door even if it was on the second floor walk out. The use of the space called for a waterfall edge counter-top and more importantly, the stone selection to further accentuate the effect. It was crucial that there was movement in the stone which connects to the 45 degree waterfall edge so it would be very dramatic. Nothing was overlooked in this space. It had to be done this way if it was going to have a fighting chance to take command of its territory. Not every room is going to have the perfect dimensions for achieving an easy, balanced look. Sometimes, you have to fight a bit harder for it. In this narrow bedroom, there were few options for furniture arrangement. An off-centred window, and a box build-out made the bed placement look awkward. ENTER THE FOCAL POINT! - The superhero of this project. Creating a centred focal point behind the bed with printed and pleated curtains, ensures the eye immediately goes to where we want it. Textured pillows with significant visual weight keep the viewer’s gaze focused on the centre of the room instead of noticing the asymmetry beyond. Hanging some simple plants on either side of the curtains to balance the two sides creates a visual stopping-point, and distracts from the unbalanced window placement and wall box. Sometimes the most difficult spaces are the most fun to design.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come!

With overwhelming support by the community who dug deep and donated, the 2018 Central Valley St. Jude Dream Home Giveaway successfully raised $957,100 for St. Jude Children’s Research Hospital! Since 2007, De Young Properties has been a major donor and builder of 12 St. Jude Dream Homes, helping to raise $11,628,545 to help the kids of St. Jude fight cancer and other life-threatening childhood diseases. One hundred percent of the proceeds will be donated to St. Jude Children’s Research Hospital, which works around the clock to develop cures to save the lives of boys and girls, including children in the San Joaquin Valley. “We strongly believe in our responsibility to help others, which is why the St. Jude’s Dream Home Giveaway is so important to us and our entire De Young team.
