This studio had good bones, height, and potential… but none of it was being used. So we rebuilt the story from the inside out, carving intention into every slope, corner, and sightline.

Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls.
The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted.
The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing.
Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface.
Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency.
The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. We saw an opportunity to maximize the room’s potential by rethinking its layout and creating a more thoughtful design. The solution? We moved everything to one side, opening up the space and creating a clear passageway through the room, eliminating the haphazard, cluttered feel of the original design.
The original setup had no cabinetry, only a utility sink and side-by-side washer/dryer, which offered little in terms of storage or counter space. We started from scratch, replacing the outdated layout with a full-size stackable washer/dryer, which made far better use of the vertical space—immediately gaining a significant amount of room. The addition of countertop space and wall cabinets (15” deep for plenty of storage) completely transformed the functionality, giving the client a place to set down laundry baskets and store essentials. We also retained the original flooring, but added a playful wall covering and accent paint to bring a fresh, fun vibe that complemented the earthy and cool tones in the room. The window, which had been completely covered, was opened up to allow natural light to flood the space, enhancing the bright, airy feel. Finally, the new tall pantry closet in the far corner provided even more storage, keeping everything organized and in its place. Raza and Baneen purchased their home in Schaumburg IL. knowing it needed work, but they saw the incredible potential it had with its expanse of beautiful kitchen windows and spacious floor plan.
The kitchen technically functioned fine, but was desperately outdated with its honey oak cabinets and plain countertops. This family loved to cook and host parties so it was an easy decision that the kitchen remodel was the first project they needed to tackle to make their home come to life.
Baneen had very specific ideas for her new dream kitchen and had been thinking about it for over 10 years! When they met Advance Design’s Project Designer Claudia Pop, Baneen felt an instant connection.
“From the first meeting, I knew that Claudia would guide us without putting down our ideas,” Baneen said.
The couple had two fears common among remodeling home owners: Would the project be done on time? And, would the project stay on budget? Raza and Baneen absolutely loved the custom project analysis that helped them understand how a budget could be accurately predicted and then safeguarded during the design process.

"Aesthetically, and in terms of functionality, the island everything I imagined," Baneen said. "I love how beautiful it looks and how functional it is. It just brings everybody together."

Once the cabinets were fully installed, the final details were completed and the kitchen was cleaned and staged. The finished space feels brighter, more organized, and more inviting while still maintaining a comfortable New England home style.

This family throws some mean parties where large crowds usually sit at the poolside. There’s an entire section of this walk out second level that is dedicated to entertaining which also gives access to the pool in the backyard. This place comes alive at night with built in surround sounds and LED lights. There was just one issue. The kitchen.
The kitchen did not fit in. It was old, outdated, out-styled and nonfunctional. They knew the kitchen had to be address eventually but they just didn’t want to redo the kitchen. They wanted to revamp the kitchen, so they asked us to come in and look at the space to see how we can design this second floor kitchen in their New Rochelle home.
It was a small kitchen, strategically located where it could be the hub that the family wanted it to be. It held its own amongst everything that was in the open space like the big screen TV, fireplace and pool table. That is exactly what we did in the design and here is how we did it.
First, we got rid of the kitchen table and by doing so we created a peninsular. This eventually sets up the space for a couple of really cool pendant lights, some unique counter chairs and a wine cooler that was purchased before but never really had a home. We then turned our attention to the range and hood. This was not the main kitchen, so wall storage wasn’t the main goal here. We wanted to create a more open feel interaction while in the kitchen, hence we designed the free standing chimney hood alone to the left of the window.
We then looked at how we can make it more entertaining. We did that by adding a Wine rack on a buffet style type area. This wall was free and would have remained empty had we not find a way to add some more glitz.
Finally came the counter-top. Every detail was crucial because the view of the kitchen can be seen from when you enter the front door even if it was on the second floor walk out. The use of the space called for a waterfall edge counter-top and more importantly, the stone selection to further accentuate the effect. It was crucial that there was movement in the stone which connects to the 45 degree waterfall edge so it would be very dramatic.
Nothing was overlooked in this space. It had to be done this way if it was going to have a fighting chance to take command of its territory.

This home is Castle’s first Save a Castle. It was purchased in early 2013 and completed by end of Spring. When Castle first purchased this home, it was in terrible shape. The copper pipes had been stolen, there were major structural issues, the porch ceiling had collapsed, and the house had been trashed but there was potential. On the main floor a wall between the dining room and kitchen was removed to create a more open floor plan. The kitchen was completely transformed with new custom cabinetry and updated stainless steel appliances in place, as well as recycled glass countertops and butcher block countertops. On the second floor the bathroom was updated with new tile and glass block window and the bedrooms were made over to match the charm of the home. This home received new Kolbe windows and the hardwood floors were re-sanded and stained dark to compliment the white woodwork. The existing porch felt outdated and did not fit with the rest of the home so it was opened up to create a more inviting porch. Finally the yard also received a makeover with new sod, bushes, and mulch. While the house originally looked as though it hadn’t been taken care of in years this Castle is now ready for another 100 years.

The swimming pool was entirely resurfaced with a fresh plaster finish, restoring its vibrant color and smooth texture while improving durability. The pool’s edges were upgraded with elegant bullnose concrete paver coping, providing a rounded, polished finish that blends safety with visual appeal. Surrounding the pool, new concrete paver decking was installed in a clean, modern layout that enhances foot traction and complements the overall hardscape design.
To address the natural slope of the yard, a dramatic three-tier terrace system was constructed using retaining walls. These terraced levels not only provide structural support but also create defined spaces for planting, seating, and movement. Integrated into the landscape are custom-poured concrete benches, offering permanent, low-maintenance seating areas that match the texture and tone of the surrounding pavers and walls.
An outdoor kitchen was added to maximize the yard’s entertaining potential. Designed for both form and function, it includes built-in appliances and storage framed in matching stone finishes. Above the kitchen, an Alumawood lattice patio cover offers partial shade and a refined architectural touch, combining the appearance of wood with the durability of aluminum. The open lattice design allows dappled sunlight while helping to define the cooking and dining area.
Perimeter enhancements include the installation of decorative wrought iron fencing and a matching gate, adding both security and style to the space. Finally, low-voltage landscape lighting was strategically placed throughout the yard, accenting key features such as the retaining walls, benches, and pathways. These subtle lights not only highlight the beauty of the hardscape at night but also provide added safety and usability after dark.

This beautiful, 1,600 SF duplex three-bedroom, two-bath apartment in the heart of the West Village was originally a diamond in the rough with great potential. The coop is located on a quiet, tree-lined street and, as a top floor unit, boasts lovely southern and eastern exposures with views of this charming neighborhood overlooking the Hudson. Our clients were making a big move from the West Coast and wanted the new home to be ready in time for the start of the new school year, so Studioteka’s architecture and interior design team rolled up our sleeves and got to work! Construction documents were prepared for the coop board and NYC Department of Buildings approval and our team coordinated the renovation. The entire unit had new hardwood flooring, moldings, and doors installed, the stairs were gently refinished, and we took down a wall separating the living room from a small den on the lower level, making the living space much more open, light-filled, and inviting. The hot water heater was tucked away in an unused space under the stair landing, allowing for the creation of a new kitchen pantry with additional storage. We gut-renovated the upstairs bathroom, creating a built-in shower niche as well as a brand new Duravit tub, Mirabelle high-efficiency toilet, American Standard matte black fixtures, and a white Strasser Woodenworks vanity with black hardware. Classic white subway tile lines the walls and shower enclosure, while black and white basketweave tile is used on the floor. The matte black towel hooks, toilet roll holder, and towel rod contrast with the white wall tile, and a shower curtain with a delicate black and white pattern completes the room. Finally, new mid-century modern furnishings were combined with existing pieces to create an apartment that is both a joy to come home to and a warm, inviting urban oasis for this family of four.
