This beautiful, 1,600 SF duplex three-bedroom, two-bath apartment in the heart of the West Village was originally a diamond in the rough with great potential. The coop is located on a quiet, tree-lined street and, as a top floor unit, boasts lovely southern and eastern exposures with views of this charming neighborhood overlooking the Hudson. Our clients were making a big move from the West Coast and wanted the new home to be ready in time for the start of the new school year, so Studioteka’s architecture and interior design team rolled up our sleeves and got to work! Construction documents were prepared for the coop board and NYC Department of Buildings approval and our team coordinated the renovation. The entire unit had new hardwood flooring, moldings, and doors installed, the stairs were gently refinished, and we took down a wall separating the living room from a small den on the lower level, making the living space much more open, light-filled, and inviting. The hot water heater was tucked away in an unused space under the stair landing, allowing for the creation of a new kitchen pantry with additional storage. We gut-renovated the upstairs bathroom, creating a built-in shower niche as well as a brand new Duravit tub, Mirabelle high-efficiency toilet, American Standard matte black fixtures, and a white Strasser Woodenworks vanity with black hardware. Classic white subway tile lines the walls and shower enclosure, while black and white basketweave tile is used on the floor. The matte black towel hooks, toilet roll holder, and towel rod contrast with the white wall tile, and a shower curtain with a delicate black and white pattern completes the room. Finally, new mid-century modern furnishings were combined with existing pieces to create an apartment that is both a joy to come home to and a warm, inviting urban oasis for this family of four.

The top image is from Avatar the Last Airbender, called the Banyan-Grove Tree. This tree drove our figurative narrative concept of "roots" that connect the entire 1x1 mile square we were tasked to redesign. In the show, the banyan tree expands its roots all across the swap to plant more trees.

Narrative:
Many years ago, a vast tree once enchanted the plains of Los Angeles. Scientists could not track the tree's age, deeming it immortal due to its many deeply ingrained and expansive roots across the city. To this day, scientists are still uncertain about the tree's origin. Its roots and lush branches sprawled anywhere it could, engulfing anything in its path. The tree had unique properties; anyone who touched the tree's foundations could communicate with another person a mile away and, on special occasions, grant auspicious fortunes. The city worshiped this magical tree because it was the center of all life. Or so it was. The discovery of the tree's healing sap quickly drove people mad, and in a frenzy, people began to chop at the tree. The growth of filmmaking and Hollywood attracted many people to LA because of the great weather and diverse landscape. Oil was discovered near the tree shortly after. Finally, oil production was the tipping point, and these three factors led to the demise of the immortal tree.
By 1950, the vast tree had no longer enchanted the city. Nowadays, problems with constant traffic, heavy air pollution, and past effects of redlining have all repelled the potential residents of the territory. Gridding lurks within the city, unconsciously controlling the movement of people. The severe health risks from these problems and the water scarcity and well-being are making researchers rethink the city's future. Due to this, the government tasks architects from all over the country to redesign Los Angeles, but it has to relate to the once immortal tree. At the same time, they are providing solutions to these five issues: redlining, heat severity, accessibility, open spaces, and lastly, preserving essential landmarks and bringing back the city's roots while still housing the population. Years later, a team of architects pitched their 200-year redesign, reimagining the superfuture of Los Angeles. The mission will be titled "From Routes to Roots". Here's what they pitched:

THE SETUP
When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space.
While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses.
In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings!
Design Objectives:
Reimagine the basement layout, creating distinct zones for varied activities.
Expand the workout area to accommodate new equipment, including a Smith machine.
Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing.

THE RENEWED SPACE
Design Solutions:
Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility.
Repurpose the former workout room into a dedicated game room for kids, utilizing couches with pull-out beds so the area can double as overflow guest accommodations.
Transform the unused area into a vibrant pub-style area for card and table games.
Enhance the big screen area with elegant wainscoting and ambient theatre-style lighting.
Design a multi-functional wet bar area featuring varied seating, prep areas, and a microwave.
Base the bar sink area width off the soffit above it.
In the big screen area, use the soffit to inform the width of a wainscoting section.
For the immovable support columns, dress one up to match the wainscoting of the nearby big screen wall. Hide the other one in a new wall.
Final Thoughts:
The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub. With seven strategically placed screens, it’s perfect for gatherings focused on major sporting events and casual gatherings, as well. The space strikes a balance between adult sophistication and family-friendly functionality, featuring distinct zones for various activities.
The new design not only maximizes functionality for modern, multi-screen entertainment but also elevates the aesthetic appeal. It integrates flawlessly with the rest of the home’s transitional style while allowing each basement section to maintain its unique character. These are returning clients of Sosna, who purchased a condo built in 2009 to be their forever home to enjoy now that they are retired . Although the area and views are beautiful, the condo felt small, dark, and dated. The layout was also not functional, and had a lot of wasted space. They wanted the space to fit their lifestyle and feel like it was their own.

In the Kitchen and eating area, we kept the existing footprint, but installed plenty of new cabinetry to provide much more functional storage, ensuring every square inch of the space was used to its full potential as a useful space. A white marble countertop and lower cabinetry made the space feel bright and open.
In the Master Bathroom, we re-worked the layout to allow for a larger, more functional and luxurious shower with a built in seat and nooks. During the design phase, we noticed that our clients had been hang drying clothing using a small rack in the bathtub. New hanging rods were installed above a new bathtub to provide a more functional solution for hang drying clothing that did not require having to move drying racks in and out of the space when needed. Beautiful patterned floor tiles were accented as well in the shower nooks to tie the bright new space together.
The Guest Bathroom was dark and dated. We were able to give it a welcoming facelift, giving it a more open and airy feel and a pop of colour in the shower.
Finally, we replaced the previously mismatched laminate flooring throughout the home with a darker vinyl flooring, all flowing in the same direction to provide a seamless and cohesive flow throughout the home, not to mention easy maintenance!
In the end, our clients were delighted with the care and quality of work put into their home, as well as the ease of the process from design to completion.

The poor layout of the original kitchen, and the lack of sufficient storage space, led this homeowner to finally decide to renovate. But, despite living in this house for quite a few years, our client did not realize the full potential of their space. That is, of course, until we came in.
We demolished some existing walls to create an open space. New walls were built, adding a custom walk-in pantry. We relocated some existing appliances and installed a new fridge, hood vent and a gorgeous Wolf stove. We completely reworked the lighting by adding ambient pot lights, decorative pendants and under-cabinet task lights.
The original kitchen did not have any open shelves or glass cabinets. We featured both in a gorgeous display wall, lit by channeled LED strip lights. We included a hidden walk-in pantry and a floor-to-ceiling wine rack to ensure that a celebratory bottle of cabernet sauvignon is never more than a few steps away.

The open hallway to the living room was enclosed, creating a spacious closet with ample storage. The laundry room now seamlessly connected to the kitchen, simplifying the grocery unloading process.
A former juliette balcony was converted into a dedicated office space, providing a peaceful and productive work-from-home environment.
The dated and cluttered ensuite bathroom received a luxurious makeover. A clever pull-out storage system in the shower wall and a spacious niche provided much-needed organization.
While every renovation project has its challenges, this one was remarkably smooth. The only significant hurdle was some additional structural work required in the basement to support the new office space. Our experienced team handled this efficiently, minimizing any disruption.

This home is Castle’s first Save a Castle. It was purchased in early 2013 and completed by end of Spring. When Castle first purchased this home, it was in terrible shape. The copper pipes had been stolen, there were major structural issues, the porch ceiling had collapsed, and the house had been trashed but there was potential. On the main floor a wall between the dining room and kitchen was removed to create a more open floor plan. The kitchen was completely transformed with new custom cabinetry and updated stainless steel appliances in place, as well as recycled glass countertops and butcher block countertops. On the second floor the bathroom was updated with new tile and glass block window and the bedrooms were made over to match the charm of the home. This home received new Kolbe windows and the hardwood floors were re-sanded and stained dark to compliment the white woodwork. The existing porch felt outdated and did not fit with the rest of the home so it was opened up to create a more inviting porch. Finally the yard also received a makeover with new sod, bushes, and mulch. While the house originally looked as though it hadn’t been taken care of in years this Castle is now ready for another 100 years.

THE SETUP
When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space.
While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses.
In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings!
Design Objectives:
Reimagine the basement layout, creating distinct zones for varied activities.
Expand the workout area to accommodate new equipment, including a Smith machine.
Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing.

THE RENEWED SPACE
Design Solutions:
Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility.

Transform the unused area into a vibrant pub-style area for card and table games.

Base the bar sink area width off the soffit above it.
In the big screen area, use the soffit to inform the width of a wainscoting section.

The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub. With seven strategically placed screens, it’s perfect for gatherings focused on major sporting events and casual gatherings, as well. The space strikes a balance between adult sophistication and family-friendly functionality, featuring distinct zones for various activities.
The new design not only maximizes functionality for modern, multi-screen entertainment but also elevates the aesthetic appeal. The clients were inspired to renovate following exposure to Zen architecture while honeymooning in Japan. The architectural brief was to deliver a modern Australian home that serves as a private, meditative retreat that would also cater to a buzzing family as their relationship evolves; and transform into a welcoming and generous entertaining space. The home would need to maximise the potential of the sites orientation and create a strong connection to generous and versatile outdoor spaces including sheltered entertaining areas and spacious areas for planting and lawn. It was essential that elements of the existing residence be retained where possible to reduce waste, however disguised so that the final product was effectively a new home.

This home is Castle’s first Save a Castle. It was purchased in early 2013 and completed by end of Spring. When Castle first purchased this home, it was in terrible shape. The copper pipes had been stolen, there were major structural issues, the porch ceiling had collapsed, and the house had been trashed but there was potential. On the main floor a wall between the dining room and kitchen was removed to create a more open floor plan. The kitchen was completely transformed with new custom cabinetry and updated stainless steel appliances in place, as well as recycled glass countertops and butcher block countertops. On the second floor the bathroom was updated with new tile and glass block window and the bedrooms were made over to match the charm of the home. This home received new Kolbe windows and the hardwood floors were re-sanded and stained dark to compliment the white woodwork. The existing porch felt outdated and did not fit with the rest of the home so it was opened up to create a more inviting porch. Finally the yard also received a makeover with new sod, bushes, and mulch. While the house originally looked as though it hadn’t been taken care of in years this Castle is now ready for another 100 years.

This beautiful, 1,600 SF duplex three-bedroom, two-bath apartment in the heart of the West Village was originally a diamond in the rough with great potential. The coop is located on a quiet, tree-lined street and, as a top floor unit, boasts lovely southern and eastern exposures with views of this charming neighborhood overlooking the Hudson. Our clients were making a big move from the West Coast and wanted the new home to be ready in time for the start of the new school year, so Studioteka’s architecture and interior design team rolled up our sleeves and got to work! Construction documents were prepared for the coop board and NYC Department of Buildings approval and our team coordinated the renovation. The entire unit had new hardwood flooring, moldings, and doors installed, the stairs were gently refinished, and we took down a wall separating the living room from a small den on the lower level, making the living space much more open, light-filled, and inviting. The hot water heater was tucked away in an unused space under the stair landing, allowing for the creation of a new kitchen pantry with additional storage. We gut-renovated the upstairs bathroom, creating a built-in shower niche as well as a brand new Duravit tub, Mirabelle high-efficiency toilet, American Standard matte black fixtures, and a white Strasser Woodenworks vanity with black hardware. Classic white subway tile lines the walls and shower enclosure, while black and white basketweave tile is used on the floor. The matte black towel hooks, toilet roll holder, and towel rod contrast with the white wall tile, and a shower curtain with a delicate black and white pattern completes the room. Finally, new mid-century modern furnishings were combined with existing pieces to create an apartment that is both a joy to come home to and a warm, inviting urban oasis for this family of four.

The poor layout of the original kitchen, and the lack of sufficient storage space, led this homeowner to finally decide to renovate. But, despite living in this house for quite a few years, our client did not realize the full potential of their space. That is, of course, until we came in.
We demolished some existing walls to create an open space. New walls were built, adding a custom walk-in pantry. We relocated some existing appliances and installed a new fridge, hood vent and a gorgeous Wolf stove. We completely reworked the lighting by adding ambient pot lights, decorative pendants and under-cabinet task lights.
The original kitchen did not have any open shelves or glass cabinets. We featured both in a gorgeous display wall, lit by channeled LED strip lights. We included a hidden walk-in pantry and a floor-to-ceiling wine rack to ensure that a celebratory bottle of cabernet sauvignon is never more than a few steps away.
