Victorian tiles are very hard-wearing and historically a popular choice for heavy traffic areas such as hallways. Still popular today they are nonetheless like most tiles and can become ingrained with dirt over time. This particular floor, located in a property in the old market town of Tewkesbury is a good example of a floor that was in good physical condition, but heavily ingrained with dirt due to a lack of regular maintenance. At a loss for how to remedy the situation by themselves, the property owner asked me to pay a visit to restore the tiles back to their best possible condition. In this particular scenario, I opted to mix and apply a solution of different cleaning products from our professional range, each serving a different purpose. These products were Tile Doctor Pro Clean, Tile Doctor Remove and Go, and Tile Doctor NanoTech HBU. Remove and Go serves the purpose of stripping away any old sealer on the tiles, while Pro Clean is an alkaline cleaner that reliably removes dirt and staining. NanoTech HBU is a particularly powerful cleaner which utilises nano-sized particles to penetrate deep into the pores of the stone, get underneath difficult stains and lift them out. I spread this potent solution across the length and width of the tiled hallway and left it to soak for approximately 10 minutes, before using a black scrubbing pad fitted to my buffing machine to give the tiles a deep scrub. Next, I rinsed the soiled solution away and neutralised the chemicals with plain water, before extracting any residue using a wet vacuum. I repeated the cleaning process several times to achieve the best results possible, and I also employed the aid of a steam cleaner to spot clean any particularly stubborn marks. Cleaning the floor took two days in total. At the end of the second day, I gave the floor a thorough and final rinse before leaving it to dry completely overnight. The next day, I returned to the property to seal the floor after checking the floor was dry. Ensuring before sealing that the floor is completely dry is crucial – even the smallest quantity of moisture remaining can potentially cloud the sealer and damage its performance. My choice of sealer was Tile Doctor Colour Grow, an impregnating sealer that penetrates and fills the pores of the tile to prevent trapped dirt and makes regular cleaning much easier. Colour Grow is a great choice of sealer for Victorian tiles because it really enhances the colourful patterns which are characteristic of this type of tile. My customer was very impressed with the service and remarked on the huge improvement to the appearance of the floor. You can see this for yourself – just take a look at the before and after photos! This home received new Kolbe windows and the hardwood floors were re-sanded and stained dark to compliment the white woodwork. The existing porch felt outdated and did not fit with the rest of the home so it was opened up to create a more inviting porch. Finally the yard also received a makeover with new sod, bushes, and mulch. Our design for an apartment located in the West End-Collegiate Historic District Extension in Manhattan addressed a number of challenges to unleash the potential of this 2.500-square-foot space in an elegant pre-war building. When purchased by our client, the property was in estate condition and needed extensive work, requiring demolition and a complete makeover of the living spaces, as well as the addition of contemporary climate control. Among the spatial and design challenges, the primary bathroom was exposed to the entry foyer of the apartment, and the dining room and kitchen were each closed-in and lacking light. The dining room’s promise as a bright, convivial space was fulfilled by adding double pocket doors opening to the living room, kitchen and foyer, establishing a seamless flow through the entertaining spaces while bringing in much-needed light. We designed a chic and modern solution for the primary bedroom’s lack of privacy, creating a walk-in closet that serves as a transitional vestibule in the bedroom, adding both visual intrigue and additional storage space while shielding the viewscape from the apartment entrance through the foyer to the bedroom. To add a three-zone central air conditioning system, we took advantage of the kitchen facing an interior courtyard, placing the air conditioning condensers here, which also satisfied landmark property restrictions. The climate control system was accomplished without lowering ceiling heights. Finally, we worked with the client to choose classic finishes and fixtures that reflect and enhance the historic nature of the property, and are also contemporary and timeless. These include unlacquered brass hardware, herringbone oak flooring with a stencil border, black-and-white bathrooms, and paneling, trim, and moldings that are simple and elegant. POP Architecture was the architect for the project, and Godwin Construction was the general contractor.

Raza and Baneen purchased their home in Schaumburg IL. knowing it needed work, but they saw the incredible potential it had with its expanse of beautiful kitchen windows and spacious floor plan. The kitchen technically functioned fine, but was desperately outdated with its honey oak cabinets and plain countertops. This family loved to cook and host parties so it was an easy decision that the kitchen remodel was the first project they needed to tackle to make their home come to life. Baneen had very specific ideas for her new dream kitchen and had been thinking about it for over 10 years! When they met Advance Design’s Project Designer Claudia Pop, Baneen felt an instant connection. “From the first meeting, I knew that Claudia would guide us without putting down our ideas,” Baneen said. The couple had two fears common among remodeling home owners: Would the project be done on time? And, would the project stay on budget? Advance Design was able to alleviate their fears early on, as Claudia shared the “Common Sense Remodeling” process. Raza and Baneen absolutely loved the custom project analysis that helped them understand how a budget could be accurately predicted and then safeguarded during the design process. “Advance Design was spot on with both the budget and the project timeframe,” Baneen said. “Overall there were no surprises, and the budget was exactly what we were quoted. Because cooking was a high priority for this family, Claudia incorporated spice racks close to the range and included two mixer lift shelves for their larger countertop appliances. The focal point of the kitchen is the striking blue island constructed from custom colored Dura Supreme cabinets. Designed with decorative shelving and a highly functional prep sink. The couple loves the “galley” prep sink, it adds even more functionality and significantly shortens preparation and cleaning time. This island also includes a 24" Bosch Dishwasher with matching panel to blend in. "Aesthetically, and in terms of functionality, the island everything I imagined," Baneen said. "I love how beautiful it looks and how functional it is. It just brings everybody together." The Praa Sands Quartz countertop with an ogee edge profile provides excellent contrast by blending it's subtle tones with the outer cabinetry. It ties the island together with the rest of the space. Overlooking the beautiful backyard through spacious windows, the crisp white farmhouse sink is something that Baneen envisioned in her kitchen for years. Two tones of Dura Supreme Cabinetry were used throughout the rest of the kitchen. Chestnut Cherry cabinets grace the range and decorative range hood and as panels over the Wolf refrigerator and freezer. Antique White cabinets surround the perimeter, creating a warm balance that beckons guests into the softly rounded space. Drawing the eye immediately to the custom wood hood hiding a powerful 1,500 CFM ventilation system and spectacular 60” Duel Fuel Wolf range, a creatively patterned Tessen in Café & Brine backsplash detail stands out from the white subway tile backsplash spanning the outer walls. The vibrant space reflects the lively personality of the family who now loves spending time both cooking and enjoying this kitchen as a family. “The end result is a beautiful and extremely functional kitchen that is able to handle a growing family, lots of parties and lots of cooking,” Claudia said. “Advance Design was wonderfully professional and a pleasure to work with. The poor layout of the original kitchen, and the lack of sufficient storage space, led this homeowner to finally decide to renovate. But, despite living in this house for quite a few years, our client did not realize the full potential of their space. That is, of course, until we came in. ​ We demolished some existing walls to create an open space. New walls were built, adding a custom walk-in pantry. We relocated some existing appliances and installed a new fridge, hood vent and a gorgeous Wolf stove. We completely reworked the lighting by adding ambient pot lights, decorative pendants and under-cabinet task lights. ​ The original kitchen did not have any open shelves or glass cabinets. We featured both in a gorgeous display wall, lit by channeled LED strip lights. We included a hidden walk-in pantry and a floor-to-ceiling wine rack to ensure that a celebratory bottle of cabernet sauvignon is never more than a few steps away.

Designed by Marc Jean-Michel of Reico Kitchen & Bath in Bethesda MD, this converted bedroom remodeled as transitional style inspired primary bathroom features Ultracraft Cabinetry in the Piper door style with Raw Cotton finish. The bathroom vanity are MSI Q Quartz in the color Shell White. The bathroom also features products not supplied by Reico but considered during the design process. The products include Loft Lilac 3/4” Penny Round Glass Tile, Pergola Wood White 12.5” Hexagon Matte Porcelain Tile and Highwater Blanco Fishscale Matte 2x5 Ceramic Tile from Tile Bar; Kohler sinks and medicine cabinets; Delta plumbing fixtures and cabinet hardware in Champagne Bronze; and a Duchess Acrylic Double Slipper Clawfoot Tub painted Plum Luck from Restoria Bathtub. “Our new primary bathroom is a dream come true. Marc at Reico was a huge help in laying out the vanities, as the design is a unique corner shape. He used his immense knowledge to help space the drawers and cabinets and helped me visualize the final product throughout the design phase,” said the client. “We brought our tile samples to our appointment and took time to evaluate all potential finishes before making selections. As seen in the photo, notice how the colors keep the natural flow throughout the kitchen. The clients had wanted a Uilitarian Island, an additional prep farm sink, and wine cooler. The client also was requesting much needed stools. We went with an eccentric piece for the stools as shown in our photos. The perimeter cabinets are in a soft gray which allows the warm toned island to stand out as a grounding feature. For lighting we chose Skylights. Skylights offer ample lighting, we also chose to use lights along the under mount and island pendants. When we consulted about the remodeling of the dining room and kitchen floors , we agreed on it receiving a fresh look with all new flooring . We chose from the Hallmark Modern Collection, which now flows from the kitchen through to the welcoming entry and living room. This project also included a bedroom and bathroom addition, all new doors, electrical & lighting, flooring and master bath renovation. As for the suite bathroom, the main priority for the clients was to have a bathroom where they could disconnect and feel like at some sort of retreat. The suite bath now screams elegance and retreat with a large soaker tub, expansive glass enclosed shower and dual vanities. The interior also received major upgrades during the whole-house renovation. All of the walls and ceilings were resurfaced, the windows, doors and all interior trim was re-done. The end result was a giant leap forward for this family; in design, style and functionality. The home felt completely new and refreshed, and once fully furnished, all elements of the renovation came together seamlessly and seemed to make all of the renovations shine. During the "big reveal" moment, the day the family finally returned home for their summer away, it was difficult for me to decide who was more excited, the adults or the kids! The home owners kept saying, with a look of delighted disbelief "I can't believe this is our house!" As a designer, I absolutely loved this project, because it shows the potential of an average, older Pittsburgh area home, and how it can become a well designed and updated space. It was rewarding to be part of a project which resulted in creating an elegant and serene living space the family loves coming home to everyday, while the exterior of the home became a standout gem in the neighborhood.

The client wanted to utilize the front yard better and replace their steep entry stairs. Levitch created a more graceful winding stair and added a small deck at the top that's a perfect spot to enjoy a cup of coffee or the sunset. We used minimal concrete over wood frame construction to reduce weight and potential waterproofing concerns while maintaining a traditional look in keeping with the home. Since the entry upgrades were done in conjunction with landscaping, the owner wanted something that looked organic. In the early days of the 3d architectural visualisation studio, the focus was on creating photo-realistic images of buildings that didn't yet exist. This allowed potential buyers or renters to see what their future home or office would look like. Nowadays, the role of the 3d architectural visualizer has evolved. While still involved in the sale or rental of property, they are also heavily involved in the design process. By using 3d architectural visualization, architects and designers can explore different design options and make sure that the final product meets the needs of the client. In this blog post, we will take a look at a recent project by a 3d architectural visualizer - the Visualize a Residential Colony in Meridian Idaho. A 3D architectural visualisation is an important tool for architects and engineers. It allows them to create realistic images of their designs, which can be used to present their ideas to clients or investors. The studio Visualize was commissioned to create a 3D visualisation of a proposed residential colony in Meridian, Idaho. The colony will be built on a site that is currently occupied by a golf course. The studio used a variety of software to create the visualisation, including 3ds Max, V-Ray, and Photoshop. The finished product is a realistic and accurate representation of the proposed colony. The 3D visualisation has been used to convince the local authorities to approve the project. It has also been used to help raise investment for the colony.
