As the temperatures continue to climb, and we finally get a chance to enjoy some warm weather, we start to walk around the neighborhood, or even our own homes, to find that lots of work needs to be done. Whether it be weed picking or changing bulbs in the light fixtures there’s always something that needs to be done. However, there’s one thing that can’t wait for your attention and that’s chimney tuckpointing. Why is it so important? Let’s take a look.
Weather and Tuckpointing, Not a Good Match
You might have guessed that Chicago and Chicagoland’s weather is brutal on masonry. The city and suburbs average around 35 freeze-thaw cycles every single winter. Every time the cycle occurs, it takes a toll on the chimney's mortar joints. When water gets in and temperatures drop, the water freezes & expands as ice with enough force to crack brick and stone. When Spring comes around, what once was a hairline crack, now gets bigger and allows rain to enter into your home.
This is why the yearly chimney inspection is not optional, according to the CSIA (Chimney Safety Institute of America).
A Little Chicago History
Most homes in neighborhoods like Beverly, Oak Park, Evanston and across the North Shore were built between the 1890s and 1950s. The mortar used in that era had a lifespan of roughly 25–30 years under normal conditions. Under Chicago and Chicagoland conditions? It is reduced. Not All Tuckpointing Is Equal

DIY or companies that just smear new mortar over old joints are doing what's sometimes called "skim coating," and it's essentially cosmetic work that won't hold up.
The type of mortar mix matters too. More modern cement mortars are actually harder than historic brick, which causes the brick itself to absorb, stress and crack rather than the mortar joint. Set in Montana's tranquil Shields River Valley, the Shilo Ranch Compound is a collection of structures that were specifically built on a relatively smaller scale, to maximize efficiency. The main house has two bedrooms, a living area, dining and kitchen, bath and adjacent greenhouse, while two guest homes within the compound can sleep a total of 12 friends and family. There's also a common gathering hall, for dinners, games, and time together. The overall feel here is of sophisticated simplicity, with plaster walls, concrete and wood floors, and weathered boards for exteriors. The placement of each building was considered closely when envisioning how people would move through the property, based on anticipated needs and interests. Sustainability and consumption was also taken into consideration, as evidenced by the photovoltaic panels on roof of the garage, and the capability to shut down any of the compound's buildings when not in use.

The fence presented moderate-to-severe surface rust, multiple areas of paint delamination, and two sections with deep pitting requiring needle gun descaling before any coating could be applied. MATERIALS AND PRODUCTS
Ospho Rust Converter - A phosphoric acid-based treatment that chemically transforms iron oxide into iron phosphate, halting active corrosion before primer is applied. Essential on Chicago iron exposed to decades of salt air and freeze-thaw cycling.
Corroseal Rust-Inhibitive Primer - A water-based latex primer with built-in rust inhibitors, applied over converted surfaces to seal and prepare metal for topcoating.

THE PROCESS

This residence had been recently remodeled, with the exception of two of the bathrooms. Michael Merrill Design Studio enlarged the downstairs bathroom, which now has a spa-like atmosphere. It serves pool guests as well as house guests. Over-scaled tile floors and architectural glass tiled walls impart a dramatic modernity to the space. It’s no surprise these Hanover clients reached out to Cathy and Ed of Renovisions for design and build services as they wanted a local professional bath specialist to turn their plain builder-grade bath into a luxurious handicapped accessible master bath.
Renovisions had safety and universal design in mind while creating this customized two-person super shower and well-appointed master bath so their clients could escape to a special place to relax and energize their senses while also helping to conserve time and water as it is used simultaneously by them.
This completely water proofed spacious 4’x8’ walk-in curb-less shower with lineal drain system and larger format porcelain tiles was a must have for our senior client –with larger tiles there are less grout lines, easier to clean and easier to maneuver using a walker to enter and exit the master bath.
Renovisions collaborated with their clients to design a spa-like bath with several amenities and added conveniences with safety considerations. The bench seat that spans the width of the wall was a great addition to the shower. It’s a comfortable place to sit down and stretch out and also to keep warm as electric mesh warming materials were used along with a programmable thermostat to keep these homeowners toasty and cozy!
Careful attention to all of the details in this master suite created a peaceful and elegant environment that, simply put, feels divine. Adding details such as the warming towel rack, mosaic tiled shower niche, shiny polished chrome decorative safety grab bars that also serve as towel racks and a towel rack inside the shower area added a measure of style. A stately framed mirror over the pedestal sink matches the warm white painted finish of the linen storage cabinetry that provides functionality and good looks to this space. Pull-down safety grab bars on either side of the comfort height high-efficiency toilet was essential to keep safety as a top priority.
Water, water everywhere for this well deserving couple – multiple shower heads enhances the bathing experience for our client with mobility issues as 54 soft sprays from each wall jet provide a soothing and cleansing effect – a great choice because they do not require gripping and manipulating handles yet provide a sleek look with easy cleaning. The thermostatic valve maintains desired water temperature and volume controls allows the bather to utilize the adjustable hand-held shower on a slide-bar- an ideal fixture to shower and spray down shower area when done.
A beautiful, frameless clear glass enclosure maintains a clean, open look without taking away from the stunning and richly grained marble-look tiles and decorative elements inside the shower. In addition to its therapeutic value, this shower is truly a design focal point of the master bath with striking tile work, beautiful chrome fixtures including several safety grab bars adding aesthetic value as well as safety benefits.
