Inspiration for a mid-sized coastal wooden straight wood railing staircase remodel in New York with painted risers

Ideally suited for use on balconies, porches and decking, Outwater has augmented its offering of contractor's grade balusters, baluster rails, newel and porch posts with the introduction of new motifs to accommodate a range of decorative applications.
Comprising lightweight, durable, high-density polyurethane and non-corrosive structural materials, Outwater's Balustrade System is easy to install using traditional woodworking tools and is internally fortified with large diameter, high strength steel or PVC pipes (varies by model) for enhanced structural integrity as well as to meet stringent building codes.
Furthermore, unlike wood balusters, which require fastidious maintenance in order to avoid possible rotting or splitting, consequently diminishing their strength, Outwater's Balustrade System comes factory primed and is impervious to adverse weather conditions, ensuring its uncompromising dimensional stability and steadfast, enduring safety.
Also, in contrast to cement balustrading, which is unwieldy and necessitates laborious installation by masons, not to mention, being highly susceptible to breaking, crumbling and cracking, Outwater's Balustrade System weighs just a portion of cement balustrading, thus significantly reducing its comparative shipping cost.
Offered in approximate heights from 28-in. to 40-in. with 5-in. to 12-in. rail widths, installations can be further customized with the addition of corner and center newel posts, a variety of post tops, accent moldings and ball ornaments.
Product Features:
• Offered with numerous complementary Balusters, Baluster Rails, Newel and Porch Posts from which to choose
• Easy to install without the need of a mason
• Internally fortified with large diameter, high strength steel or PVC pipes for enhanced structural integrity to meet stringent building codes
• Comes factory primed and is impervious to adverse weather conditions
• Weighs just a portion of cement balustrading, thus significantly reducing its comparative shipping cost
• Offered in approximate heights from 28-in. to 40-in. with 5-in. to 12-in. rail widths
• Complementary accessories allow for further customization as desired

This was a rather challenging installation, using the old hollow aluminum mailbox post that used to be next to wooden steps closer to the front door, and a new similar post the client had acquired. I used red head anchors into the concrete and drilled holes for gate hinges that held up these heavy gates. Putting a lock on it was an exercise in creative improvisation that worked quite well. I simply used pieces of maple painted black to hold in an old salvaged dead bolt lockset.

The railing is composed of a wire cable rail system and steel rail posts - for maximum view to the adjacent roof garden and yard below.

Summer will soon be knocking at your door, begging you to come outside and spend time in its warm sunshine. The nicer weather means hosting family barbecues and parties, kicking back in the shade with a good book or floating around in the pool, allowing the stresses of everyday life to slowly drift away.
Outdoor Seating - Sectional
Is your back yard ready for all of the summertime fun? More specifically, take a good look at your patio furniture. Perhaps certain pieces should be spruced up or repurposed, while others may need to be replaced altogether.
Whether you’re dealing with a big or small project, don’t let the details intimidate you. With the right preparation and planning, you can transform your outdoor living space into an oasis where everyone can relax and enjoy themselves.
Choose Your Aesthetic
Before you dive into an outdoor renovation and end up feeling like you’re drowning in all of the possibilities and decisions, take some time to think about how you envision your new space. How will you be using it? Do you spend more time entertaining or relaxing? What kind of seating do you need? Does it need to be kid- and/or pet-friendly? Do you prefer clean, modern lines or playful, colorful textures? Do you like harder surfaces, such as wood, or softer ones, like cushions?
Addressing these questions should help you narrow down the outdoor seating options that work best for your family.
Get Trendy
Once you’ve honed in on your desired aesthetic, start putting your ideas into action. Looking at this year’s trends can help.
For instance, the biggest trend of 2017 is bringing the indoor look outdoors. This theme incorporates plush sofas made from durable fabrics, side tables, ottomans, vibrant-colored throw pillows and outdoor rugs. To protect their outdoor living room, many homeowners also opt for a patio cover, which can be either a hard cover or soft awning.
Outdoor Seating - Benches
This year’s outdoor furniture also blends wood-grain finishes with worn surface textures and pairs neutral colors with pastels for a washed-out effect. When it comes to dining tables and chairs, classic wrought-iron tea garden furniture is always in style.
Go Green
Adding a new chair or replacing an entire outdoor living room can be a great opportunity to bring in materials that look great and are also good for the environment. You can make your own (try these ideas from WooHome) or purchase eco-friendly furniture from shops such as Breezesta and Viesso, which offer “green” seating options in a variety of styles and colors.
Create A Warm Front
While you’ll probably focus on furnishing your back yard, don’t forget to pay some attention to the front of your house, too. Curb appeal counts – it’s the first thing your friends and neighbors see, so making a good impression is a must.
Be sure to keep the area clean. As for décor, don’t over-decorate. A simple rocking chair or swing can generate a warm, welcoming feeling for all.
Stay On Budget
Outdoor Seating - Wicker
Whether money is no object or you follow a strict budget, options are available for every wallet.
High-end luxury furniture sites such as Frontgate, offer posh designer couches, mosaic dining tables, cushioned hammocks and even a hanging daybed.
However, affordable, luxurious-looking options are available, too — especially if you’re not afraid to roll up your sleeves and do some of the work yourself. Pinterest provides countless design inspirations for do-it-yourselfers, such as repurposing an old tire into a cushioned seat and building a lawn chair using wood pallets, among others.
Plus, check out money-saving suggestions from Better Homes and Gardens’ Budget-Friendly Ideas for Outdoor Rooms, DIY Network’s 10 Outdoor Rooms on a Budget and HGTV’s 25 Budget-Friendly Ideas for Small Outdoor Spaces.
Remember, you don’t have to do everything at once. Concentrate on small areas and budget your time and money for the items that will best fit each space.

This custom modern farmhouse and timber frame barndominium build showcases the craftsmanship and detail of a high-end custom home builder specializing in farmhouse architecture and barn-style homes. Designed to blend rustic charm with modern functionality, the project features a striking red board-and-batten barn exterior, natural wood accents, exposed timber trusses, and expansive windows that capture scenic outdoor views.
Exterior Construction & Structural Work
The home’s exterior was constructed using durable board-and-batten siding, finished in a deep barn red tone to reflect traditional agricultural architecture while maintaining a modern farmhouse aesthetic. Black trim, metal roofing elements, and custom wood garage doors create a bold contrast that enhances the structure’s visual impact.
The lower portion of the structure includes a natural stone veneer foundation, providing both durability and architectural grounding to the barn-style design. Custom barn-style garage doors and timber porch structures reinforce the authentic farmhouse appearance while maintaining contemporary performance standards.
A post-and-beam structural system was incorporated to support the upper living spaces and open interior spans, allowing for large window openings and vaulted interior ceilings.

Handcrafted wood barn garage doors

Interior Construction & Architectural Features
Inside the home, the design centers around a dramatic vaulted timber frame ceiling constructed with exposed wood trusses and tongue-and-groove wood planking. This architectural feature creates a warm, open environment typical of luxury modern farmhouse interiors.
Large windows line the exterior walls to bring natural light into the space while framing views of the surrounding landscape. Natural hardwood flooring runs throughout the living spaces, adding warmth and durability.
The master bedroom suite highlights the timber craftsmanship with a cathedral ceiling supported by exposed wood beams, complemented by large picture windows and transom windows to maximize daylight.

This project demonstrates the capabilities of a custom farmhouse builder specializing in timber frame homes, barndominiums, and luxury rural residences.

The glass tile shower stall was something my client saw on vacation and just had to have! A personal shower head placed on a sliding bar allows for people of varying heights to enjoy the shower (while also keeping their hair dry, if desired), and makes cleaning the stall much easier. While the size and dimensions of the bath are wheelchair compliant, we chose not to install a zero-threshold shower, in order to keep costs low. Using a pre-formed, solid surface shower pan lowered costs even further.

This home’s kitchen isn’t large and needed to somehow hold a mudroom area as the detached garage enters into the space. I carefully planned out all storage needs and we were able to add a wide, double door cabinet closet by the back door. The upper area holds coats and clutter. The lower doors have hooks and boot trays for backpacks and shoes. Paneling the Subzero fridge helps with softening the weight of the large appliance, as does the panel on the dishwasher. Little details like the skirt on the toe area and the beautiful hood and island posts make this smaller work space truly special!
