This clean cut kitchen stemmed from the design challenge to place a contemporary kitchen in a traditional Tudor style house in the Northwest Suburbs of Chicago. Our client was a self-described city person living in the country - who wanted an urban contemporary feeling incorporated into her home. She says she waited many years to find the right design team who understood her vision! Not wanting to ignore the beautiful 50 year old oaks outside her window, Advance Design transformed her traditional kitchen into an urban kitchen utopia with the use of texture and earthy finishes keeping with the feel of the existing home. Dura Supreme Bria frameless cabinets with a soft pillowed door works to incorporate a woodsy feel in shades of grey textured foil appropriately called “Twig”. Aluminum framed opaque glass doors are hinged with a lift up Aventos hinge for a contemporary twist and a super-functional opening. Brushed nickel hardware in various sizes keeps with the clean line feel. To keep the design organic and “fit it in” with the rest of the house, we covered the floor with a natural looking travertine porcelain laid on a 45 degree angle simulating a more traditional feel in a neutral tone of silvery-brown. The backsplash is clean and crisp with large Carrera marble tiles in a brick pattern, and a splash of energy from a vertical marble and glass mosaic accent. We then finished off the look with clean Cambria Torquay countertops portraying minimal patterning to keep the work surfaces feeling uncluttered and open. Other areas of the home were addressed to “blend” the style in with lightly distressed grey tone hardwood floors and a “matching” renovated powder room displaying contemporary features to compliment the nearby kitchen’s style. Ann Kenkel Interiors Gwin Hunt Photography Complete gut of Watergate Penthouse and renovation. Ann Kenkel gutted a very contemporary Penthouse which had no molding and concrete floors. Installed Walnut flooring, redesigned space, designed all built ins, and decorated PH. Space was for a middle aged bachelor who wanted the spaces to have multi function. He wanted the Living Room to function as a library as well as a formal living room. I designed very elegant walnut bookcases with built in sound speakers. The furniture is comfortable yet upholstered in elegant fabrics. The coffee table was a high end custom Minton Spidell coffee table which elevates the space to a more formal look. The entry hall showcases a very fine antique mirror over a console with fine inlaid banding. The living room has rich chenille fabrics, ultra suede pillows with trim and a tapestry chenille on the chairs. Kenkel designed a white wood mantle deep enough that weighty accessories. There needed to be greater division between the living room and dining. AK designed an open etagere to contain large crystal pieces with beautiful lighting. It created enough of a screen to provide some privacy between the rooms in addition to making both rooms appear longer. The dining room needed to serve as a home office with a computer station and two comfortable chairs for the client to hold a business meeting. I also needed to function as a dining room. AK designed a built in unit which housed glass shelf cabinets on either side of an open space. The open space had a counter which was appropriate height for a computer as well as a a serving service at dinner time. Office equipment, printer, fax, router was all housed in a lower cabinet. The pendant chandelier is a very fine antique french piece. AK designed a built in unit for clothes, a flat screen tv and speakers. There was a large roof top patio which had beautiful views of the Washington Monument. AK created a thorough design for extensive entertaining, in her 3d drafting program. The client moved before the patio could be built out. Draperies are made out of Jim Thompson raw silk. Antique bronze dore candelsticks, bronze urn on fireplace, telescope to see city in etagere.

Referencing this square footage as an internal courtyard might be a stretch. A more accurate description would perhaps be the awesome things that New Yorkers can do with the tiny spaces we have. The parameters of the project lend to its description. This Tribeca residential building’s shared amenity space and gym on the lower level opens up onto a 350 square foot space of brick walls and concrete pavers. The south wall of this space is made up by the terraces belonging to the residential units above and while the setting allows for minimal ambient light, each balcony looks down onto the shared space below. In order to provide visual interest from the gym and the overhead views, Blondie’s designers Sara Baerwald and Eva Vessio utilized Jay Scott’s rectangle containers lining the north wall as well as surrounding the utilities in the southwest corner. They then created 8 foot faux boxwood hedge on the north wall and the appropriate height to conceal the utilities. From below the hedge creates the feeling of a courtyard and from above it softens the view of the once barren space. Adding color and functionality, the concrete pavers were replaced with rubber tiles in a bright aqua. To play off of this color and add a unique level of visual impact, artist Chris Pearson designed and painted a multi-color prism mural. Primarily on the east wall and then stretching over the hedges to the south, the depth and dimension that this mural provides for the space is incredible. It is a testament to the successful solutions we conjure when thinking outside the box and allowing for unique site specific resolutions.

Mafi Swiss Stone Pine has a subtle fragrance, of which scientific studies have proved to have a positive effect on sleep behaviour*. This floor is therefore highly recommended for installation in bedrooms and relaxation rooms. A further advantage of Swiss Stone Pine is its function as natural protection against moths. Mafi floors stand out due to their longevity and robustness, and are 100% all-natural, free from harmful substances such as formaldehyde. This hand crafted, engineered board consists of three-layers with the top and bottom made of the same species, ensuring perfect balance. The middle layer is conifer and runs across the grain for added strength. The layers are glued together with an all-natural glue of water, lime and plant acid. This board comes pre-finished with a superior brushed textured surface and all-natural oil finish making it suitable for low to medium frequented domestic areas, as well as over under floor heating and in bathrooms. Each board comes with a micro bevel on the long side with tongue and groove on all sides for easy installation and to prevent splintering. Knots and sapwood are a typical feature of Swiss Stone Pine. Isolated cracks and stress cracks in the knots are sealed with appropriate wood putty.

Ann Kenkel Interiors. Gwin Hunt Photography Complete gut of Watergate Penthouse and renovation. Ann Kenkel gutted a very contemporary Penthouse which had no molding and concrete floors. Installed Walnut flooring redesigned space,designed all built ins,and decorated PH. Space was for a middle aged bachelor who wanted the spaces to have multi function. He wanted the Living Room to function as a library as well as a formal living room. I designed very elegant walnut bookcases with built in sound speakers. The furniture is comfortable yet upholstered in elegant fabrics. The coffee table was a high end custom Minton Spidell coffee table which elevates the space to a more formal look. The entry hall showcases a very fine antique mirror over a console with fine inlaid banding. The living room has rich chenille fabrics,ultra suede pillows with trim and a tapestry chenille on the chairs. Kenkel designed a white wood mantle deep enough that weighty accessories. There needed to be greater division between the living room and dining. AK designed an open etagere to contain large crystal pieces with beautiful lighting. It created enough of a screen to provide some privacy between the rooms in addition to making both rooms appear longer. The dining room needed to serve as a home office with a computer station and two comfortable chairs for the client to hold a business meeting. I also needed to function as a dining room. AK designed a built in unit which housed glass shelf cabinets on either side of an open space. The open space had a counter which was appropriate height for a computer as well as a a serving service at dinner time. Office equipment,printer fax,router was all housed in a lower cabinet. The pendant chandelier is a very fine antique french piece. AK designed a built in unit for clothes,a flat screen tv and speakers. There was a large roof top patio which had beautiful views of the Washington Monument. AK created a thorough design for extensive entertaining ,in her 3d drafting program. The client moved before the patio could be built out. Draperies are made out of Jim Thompson raw silk. An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation. Referencing this square footage as an internal courtyard might be a stretch. A more accurate description would perhaps be the awesome things that New Yorkers can do with the tiny spaces we have. The parameters of the project lend to its description. This Tribeca residential building’s shared amenity space and gym on the lower level opens up onto a 350 square foot space of brick walls and concrete pavers. The south wall of this space is made up by the terraces belonging to the residential units above and while the setting allows for minimal ambient light, each balcony looks down onto the shared space below. In order to provide visual interest from the gym and the overhead views, Blondie’s designers Sara Baerwald and Eva Vessio utilized Jay Scott’s rectangle containers lining the north wall as well as surrounding the utilities in the southwest corner. They then created 8 foot faux boxwood hedge on the north wall and the appropriate height to conceal the utilities. From below the hedge creates the feeling of a courtyard and from above it softens the view of the once barren space. Adding color and functionality, the concrete pavers were replaced with rubber tiles in a bright aqua. To play off of this color and add a unique level of visual impact, artist Chris Pearson designed and painted a multi-color prism mural. Primarily on the east wall and then stretching over the hedges to the south, the depth and dimension that this mural provides for the space is incredible. It is a testament to the successful solutions we conjure when thinking outside the box and allowing for unique site specific resolutions.

It's definitely not a typical prefabricated house out of catalogue as we tried to develop a residence that meets the needs of modern users while having functional floor plans and contemporary elegant exterior all appropriately settled into its landscape. Main concept presents three volumes that are placed in a triangular composition partially overlayed with a rectangular form of the upper floor. While the dynamic shape of the groundfloor is covered with a flat roof, the 1st floor is completed with a gable –like roof, echoing the traditional architecture of the house's surroundings. While we enter into an open spacious and dynamically shaped groundfloor we discover a pleasant intimate ambience. The living room and dining area offer a lot of natural light through the large glazed window surfaces. A prominent staircase leads us to the upper sleeping area that consists of the main bedroom with its own dressing room and a bathroom and children's rooms with a smaller bathroom. Despite groundfloor's dynamic shape, its façade is monochrome - predominately a clean white surface in combination with bigger windows. On the contrary the simple form of the upper floor has a boldly designed façade - a combination of dark colour shades and natural larch wood’s textures. Wood is the basic structural element and at the same time complements the facades, window frames, while also dominating the interiors.

Not wanting to ignore the beautiful 50 year old oaks outside her window, Advance Design transformed her traditional kitchen into an urban kitchen utopia with the use of texture and earthy finishes keeping with the feel of the existing home. Dura Supreme Bria frameless cabinets with a soft pillowed door works to incorporate a woodsy feel in shades of grey textured foil appropriately called “Twig”. Aluminum framed opaque glass doors are hinged with a lift up Aventos hinge for a contemporary twist and a super-functional opening. Brushed nickel hardware in various sizes keeps with the clean line feel. To keep the design organic and “fit it in” with the rest of the house, we covered the floor with a natural looking travertine porcelain laid on a 45 degree angle simulating a more traditional feel in a neutral tone of silvery-brown. The backsplash is clean and crisp with large Carrera marble tiles in a brick pattern, and a splash of energy from a vertical marble and glass mosaic accent. We then finished off the look with clean Cambria Torquay countertops portraying minimal patterning to keep the work surfaces feeling uncluttered and open.
