This 1980 split-level home had great bones, but the owners wanted to update the finishes and create a more family-friendly layout.
We bumped out the front entry of the house by a couple of feet to allow more room to welcome guests and to take off shoes and coats. Replacing the banister and partial-height walls at the top of the stairs with steel and wood fixtures presents a more modern aesthetic that also allows more light to stream in.
The formerly closed-off kitchen was opened up and updated to create a "Great Room," with a generous kitchen where the owner can comfortably indulge her passion for baking. The rest of the main floor was reconfigured to add functionality and space to the two kids’ bedrooms, improve the guest bathroom, and create a spacious master suite with a luxe master bathroom that features a walk-in shower, soaking tub, and separate toilet room.
In the basement, the finishes were updated, and the floor plan was opened up to create a roomy space where the parents can relax and watch movies while keeping an eye on the children in their own play space.

When this private client, a married couple, first approached Álvarez-Díaz & Villalón to build ‘the house of their dreams’ on the grounds of their sprawling family estate, the first challenge was to identify the exact location that would maximize the positive aspects of the topography while affording the most gracious views. Propped up on scaffolding, juggling digital cameras and folding ladders, the design team photographed the property from hundreds of angles before the ideal site was selected.
Once the site was selected, construction could begin.
The building’s foundation was raised slightly off the ground to disperse geothermal heat. In addition, the designers studied daily sunlight patterns and positioned the structure accordingly in order to warm the swimming pool during the cooler morning hours and illuminate the principal living quarters during the late afternoon. Finally, the main house was designed with functional balconies on all sides: each balcony meticulously planned ~ and precisely positioned ~ to
both optimize wind flow and frame the property’s most breath-taking views.
Stylistically, the goal was to create an authentic Spanish hacienda. Following Old World tradition, the house was anchored around a centralized interior patio
in the Moorish style: enclosed on three sides ~ yet
open on the fourth (similar to the Alcázar of Seville) ~ to reveal a reflecting pool ~ and mirror the water motif of the home’s magnificent marble fountain. A bell tower, horseshoe arches, a colonnaded,vineyard-style patio, and
ornamental Moorish mosaic tilework (“azulejos”) completed this picturesque portrait of a faraway fantasy world of castles, chivalry, and swordsplay, reminiscent of Medieval Spain.
Shortly after completion, this showcase home was showcased on the TVE Spanish television series Spaniards Around The World (Españoles Alrededor
Del Mundo) as a prime example of authentic Spanish architecture designed outside the peninsula. Not surprising. After all, the story of a fairy-tale retreat as
magical as this one deserves a happy ending.

This well-fitted shower includes a convenient corner bench, multi-function shower head, two body sprays, and a recessed niche with separate shelving for soap and bottles. An L-shaped end wall allows for views of the window, while also helping the narrow room to feel more porous.
We used large format (12” x 24”) porcelain tile as the room’s backsplash and in the shower. The shade of green/teal coordinates well with the tint of the glass countertop.
On a more subtle note, the slate blue and grey veining used in the grout between tiles ties in with the room’s custom grey-stained cabinetry.

This Wyncote, PA home renovation project was a comprehensive transformation that modernized every aspect of the property. The kitchen received a stylish update with a new backsplash and refreshed cabinetry, complementing the overall aesthetic seamlessly. Throughout the main floor, we installed elegant crown molding, repaired and installed ceiling drywall as needed, and applied a fresh coat of paint to enhance brightness. Stairs were meticulously finished with sanded treads and white-painted risers, elevating the interior's appeal. The master bath was revamped with a new vanity, updated drywall, and replacement of window trim, while the master bedroom gained functionality with added closet rods and shelving. We also converted a front bedroom and bath into a convenient laundry and storage area, complete with new electrical wiring and improved fixtures. Outside, the deck and exterior received revitalization through pressure washing, railing repairs, and a fresh coat of paint, ensuring enhanced curb appeal and durability.

Project Description: This lake house transformation will be executed in three distinct phases, each aimed at modernizing and enhancing the functionality and aesthetic appeal of the property.
In the first phase, the main entry glazing will be replaced with two large overhead openings, creating a grander entrance and allowing more natural light to flood the interior. A concrete driveway will be installed in front of these overhead openings, providing a versatile space for hosting gatherings, especially since the house is situated near the lake. Additionally, the height of the existing garage will be increased to accommodate larger vehicles or create additional storage space.
The second phase focuses on enclosing the upper porch deck, converting it into a versatile enclosed space that can serve as an extended living or recreational area while maintaining panoramic views of the lake.
In the final phase, the foundation stone will be spruced up to enhance its durability and visual appeal. New siding and a modern roof will be installed, featuring black highlights to provide a sleek and contemporary touch to the overall exterior design.

Current floor plan - Client asks:
1. Rearrange/reconfigure kitchen to provide more open concept with functionality
2. Needs more storage
3. Create music/office space that can be closed off for privacy
4. Reconfigure living room to utilize space more efficiently
5. Create enclosed entertainment system (concealing awkward bump-out near staircase)
6. Light and airy
7. More storage in laundry area

I have been working as a kitchen and bath designer in the Pacific Northwest for 13 years. I love engaging with new clients, ascertaining their needs through various interviews and meetings and then collaborating as we build their finished concept together. The variety of design styles, room layouts and function changes so much between one person and the next that no two finished products are remotely the same. This fluidity allows for endless possibilities for exploration in my field. It keeps the job interesting and has always given me a particular sense of reward and accomplishment as we near completion. The greatest personal recompense in this chosen profession is being able to walk with a client through this process and come out the other side with that client feeling elated with the end result.

Worn Light is a Solana Beach family home reimagined for real life. With kids in junior high and high school, our clients wanted a better layout, a pool, and spaces that could keep up with an active household. They loved their community but not the housing options—so they chose to stay put and transform the home they already had.

This Seward Park residence was reimagined for a retired architect returning to Seattle, blending bold design with practical function. The remodel retained only the original foundation, reinforcing it to support a brand-new second story. Vaulted ceilings and a glass railing system give the home an airy, open feel filled with natural light.
Inside, modern upgrades include a chef’s kitchen with a 48” range, built-in refrigerator, and smart storage throughout. Floating vanities make bathrooms easy to maintain, while thoughtful finishes add everyday convenience. Outside, new retaining walls, pervious pavers, and gravel pits provide stormwater management and off-street parking—all while enhancing curb appeal.
The result is a modern, stylish home designed for comfortable living and long-term resilience.

Following the plans AND the strategy is important. The money to finish the exterior was spent on the interior before the exterior was finished. Some of the interior spaces/functions were to be phased in. Good design takes a lot of discipline to realize. The upper windows were to be lighter frames - matchy match could not resisted. Money for triple glazing was spent on window grilles which cannot be seen. Not building the landscape/exterior sort of undid the circulation. "You can lead a horse to water..."
