This project is a story of how buildings and relationships evolve over time, and how the two are intertwined in the making of architecture.
The client, a single man, had just purchased a classic Edwardian flat on San Francisco’s Liberty Street, known for its historic homes and famous neighbors like Tracy Chapman, when his realtor connected him with LLA. The initial brief was to integrate a modern, minimalist kitchen and bathroom with the apartment's traditional aesthetic. The existing condition was a series of cramped rooms and a long hallway that divided the apartment into many separate spaces, some without natural light.
The solution was to remove most of the walls in the middle of the flat, with extensive structural work hidden from view. This created an open connection between the living, dining and kitchen areas that flooded the formerly dark core of the apartment with light.
Midway through the design process, the client and his partner, and avid cook, decided it was time to move in together. The project evolved further and LLA found inventive ways to pack more features and amenities into a design that was fundamentally about simplicity.
The result of this creative tension is a large open kitchen with deceptively simple forms- a long back counter with three rows of drawers below, an island with a central cooktop and double cantilevers for seating, and a slightly mysterious wood box at the back. The box conceals the refrigerator, storage, linens, and laundry, and through a secret door, a large walk-in pantry.
The bathroom evolved into a mini-spa, with a walk-through shower and Japanese-style soaking tub. The space shares light with the kitchen through a floor-to-ceiling translucent glass panel. Each client has a large dog, and so a small sliver of space under the upstairs neighbor's stair was turned into the perfect doggie den, complete with period correct doorway.
The newly blended family moved in together when the project was completed. A poignant footnote, Maverick, the blonder, fluffier dog in the photos, was very old and sadly passed away shortly after they moved in. It made the photoshoot feel like a special event that honored and preserved his memory in pictures. Like all families, theirs continues to evolve and change, just as their home has over its 90 year life.

The room follows a palette with a light and neutral base – from white to gray, through off-white, with shades of blue extracted from the tiles (especially the painting by the artist Sergio Lucena, above the bed) and sprinkles. of fresh green, present in works of art, books covered with fabric and decorative objects. Another highlight of the room is the TV that displays a digital work of art when turned off, thus becoming an integral part of the decor. Finally, various flower arrangements, from lavender to rosemary, exude a unique scent in the environment, increasing the feeling of well-being and relaxation so fundamental in bedrooms.”

This passive solar cottage included energy efficiency and sustainability strategies across all divisions of construction, from the LEED concrete mixes to the custom designed bio-mass wood boiler hydronic heating system. The clients – a forestry consultant and an energy policy advocate – drove the design and construction of the project to be an extremely unique and functional building. Fundamentals of passive solar design and sun-tempering were the basis around which the major project parameters were established. The active space conditioning and domestic hot water is provided by a visible-flame architectural wood boiler, backed up by a bio-diesel boiler. Other features include decorative polished concrete slab floors; locally-sourced hybrid timber frame components; custom sawn northern white cedar beveled siding; oak stair treads sourced from the property; heart pine flooring for Fall River mill timbers; super-insulated assemblies with cellulose and insulated sheathing; and reclaimed, restored lighting and plumbing fixtures.

A staircase lives two lives. One as an architectural feature, and another as a functional piece of the home. This transitional design handles both with ease. Natural white oak treads flow from the hardwood floors below, making the staircase feel fundamental to the home rather than inserted into it. White painted risers and pin balusters keep the composition light and open, letting natural light move freely through the space.
The glossy black handrail and newels add an edge to the design, creating definition against the white paint and warm oak elements. Tying it together, the over-the-post balustrade creates a flowing line that draws the eye up. A staircase that doesn't demand attention, but rewards those who pause to notice it.

The Simple Pleasures project required macro shots of all the things I love. This emphasized the simplicity of each subject and how they effortlessly manifest gratification. Unique angles, clarity and details were among my main objectives. Ultimately, my goal was to convey this fundamental lesson of simple pleasures in a creative photographic message in hopes of illustrating the value of this explainable phenomenon. I chose items that most of us walk by most of the time without much thought. As a result, this project is a pictorial representation of some of the amazing inexpensive sources of joy in my world. Photography is one way for me to express the way I think, feel, and love. What I have captured with my camera last longer then the fleeting moments of bliss. Over 1,100 sqft apartment unit, siting above a crowded commercial shop lots and mall. An interior design enhancement for the limited space made way for Wan Yan’s (from Epic 8 Design) vision of an open yet functional space to call home. Infused with distinctive materiality, bold colours, custom furnishings, rugs and wall coverings. The residence speaks to the beauty of the unexpected. At the heart of the residence is the custom-made seating with dining table, which could be converted into workstation or extended entertainment area.
Combining four fundamental usage, such as kitchen, dining, living and workstation, into a functional yet open space, is the highlight of the design. Rid of unwanted, and live with bare minimum.
