This NoHo apartment, in a landmarked circa 1870 building designed by Stephen Decatur Hatch and converted to lofts in 1987, had been interestingly renovated by a rock musician before being purchased by a young hedge fund manager and his gallery director girlfriend. Naturally, the couple brought to the project their collection of painting, photography and sculpture, mostly by young emerging artists. Axis Mundi accommodated these pieces within a neutral palette accented with occasional flashes of bright color that referenced the various artworks. Major furniture pieces – a sectional in the library, a 12-foot-long dining table–along with a rich blend of textures such as leather, linen, fur and warm woods, helped bring the sprawling dimensions of the loft down to human scale. Photography by Caryn B. Davis Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process. John R. A fresh interpretation of the western farmhouse, The Sycamore, with its high pitch rooflines, custom interior trusses, and reclaimed hardwood floors offers irresistible modern warmth. When merging the past indigenous citrus farms with today’s modern aesthetic, the result is a celebration of the Western Farmhouse. The goal was to craft a community canvas where homes exist as a supporting cast to an overall community composition. The extreme continuity in form, materials, and function allows the residents and their lives to be the focus rather than architecture. The unified architectural canvas catalyzes a sense of community rather than the singular aesthetic expression of 16 individual homes. This sense of community is the basis for the culture of The Sycamore. The western farmhouse revival style embodied at The Sycamore features elegant, gabled structures, open living spaces, porches, and balconies. Utilizing the ideas, methods, and materials of today, we have created a modern twist on an American tradition. While the farmhouse essence is nostalgic, the cool, modern vibe brings a balance of beauty and efficiency. The modern aura of the architecture offers calm, restoration, and revitalization. A design inlay is featured on a Fiberon composite deck. The material is Fiberon's Horizon line, in ‘Ipe’. The beautiful deck is only equaled by the amazing California countryside view. It's no wonder the homeowner used clear panel railing!

The new design reformulated the first floor plan making it much more functional and visually exciting. It encompassed the reorganization of multiple spaces including the Mudroom, Kitchen, Dining Room, Family Room, Sun Room, Laundry, Bathroom, and Master Closet. The design also added, deleted, and relocated windows and French doors to greatly enhance exterior views, draw in more natural light, and seamlessly upgrade the articulation of exterior elevations. Improvements to the plumbing and mechanical systems were also made. The overall feeling is both sophisticated and yet very much down to earth. John R. Time had stood still at this 1970s ranch in Armonk when the owners invited us to collaborate with them to transform it into a modern, light-filled home for their young family. The budget was lean, so economy was a primary consideration for every design decision. The challenge was to identify the modest home’s virtues – vaulted ceilings and a lovely backyard – and accentuate them by strategically optimizing available funds. We were tasked with rectifying a dysfunctional interior stair, connecting to the outdoors with new large windows, and updating the exterior. We focused our attention on a finite set of architectural moves which would have the biggest impact and improve our clients’ daily experience of the home. Detailing was kept simple, using common grade materials and standard components. All exterior walls were revamped with new windows and siding. Although these materials were not particularly costly, thoughtful layout of boards, battens, and openings produced a cohesive, rigorous composition at each facade. Since the budget would not cover the homeowners’ complete wish list, some items were bracketed for subsequent phases. The challenge was to establish a framework that would allow future work – including a new roof and kitchen renovation – to proceed smoothly. The homeowners, both scientists, were enthusiastic collaborators, contributing their outstanding design sensibilities to selection of fixtures and finishes. Construction ended just in time for the arrival of their baby – and with that, the transformation of their family home was complete.

An under used whirlpool tub and inefficient layout were rectified by removing the tub and outdated glass block shower to create a generous walk-in shower area and dual vanity with built ins for storage. Woods and textured materials add warmth and sophistication to the space.
