This NoHo apartment, in a landmarked circa 1870 building designed by Stephen Decatur Hatch and converted to lofts in 1987, had been interestingly renovated by a rock musician before being purchased by a young hedge fund manager and his gallery director girlfriend. Naturally, the couple brought to the project their collection of painting, photography and sculpture, mostly by young emerging artists. Axis Mundi accommodated these pieces within a neutral palette accented with occasional flashes of bright color that referenced the various artworks. Major furniture pieces – a sectional in the library, a 12-foot-long dining table–along with a rich blend of textures such as leather, linen, fur and warm woods, helped bring the sprawling dimensions of the loft down to human scale. Time had stood still at this 1970s ranch in Armonk when the owners invited us to collaborate with them to transform it into a modern, light-filled home for their young family. The budget was lean, so economy was a primary consideration for every design decision. The challenge was to identify the modest home’s virtues – vaulted ceilings and a lovely backyard – and accentuate them by strategically optimizing available funds. We were tasked with rectifying a dysfunctional interior stair, connecting to the outdoors with new large windows, and updating the exterior. We focused our attention on a finite set of architectural moves which would have the biggest impact and improve our clients’ daily experience of the home. Detailing was kept simple, using common grade materials and standard components. All exterior walls were revamped with new windows and siding. Although these materials were not particularly costly, thoughtful layout of boards, battens, and openings produced a cohesive, rigorous composition at each facade. Since the budget would not cover the homeowners’ complete wish list, some items were bracketed for subsequent phases. The challenge was to establish a framework that would allow future work – including a new roof and kitchen renovation – to proceed smoothly. The homeowners, both scientists, were enthusiastic collaborators, contributing their outstanding design sensibilities to selection of fixtures and finishes. Construction ended just in time for the arrival of their baby – and with that, the transformation of their family home was complete.

This Skillman, NJ homeowner was tired of their builder`'s grade, shaker-style cabinets. The banks of darker-stained cabinetry made the kitchen feel small and closed off. The effect was lackluster and in no way complimented the rest of the home's sophisticated decór. Enter our Kitchen Magic design consultant and the homeowner's personal Interior Designer, Nicole Lorber of Distinctive Interior Designs. Together, we decided to: Reface the existing cabinets to save more than 50% of the homeowner's budget planned for new cabinets. This made it possible for the homeowner to spend the extra funds on other, luxurious remodeling accents. Lighten and brighten the cabinets for a more spacious and open feel. Use Vintage Raised panel style doors for a more traditional look. Maximize storage and functionality, including pull-out shelving, trash roll-outs and lazy Susan corner storage. Great Design and the Right Accents Create Attractive Focal Points Part of what makes this kitchen so great are all the "just right" design details and accents. For example: Just add glaze The homeowner selected Antique White cabinetry to create the lighter ambiance she were going for. The raised details on the Vintage style doors are perfect for trapping glaze, so we finished them with a Brown Glaze to warm things up a bit - it's a look that continues to trend. A fresh interpretation of the western farmhouse, The Sycamore, with its high pitch rooflines, custom interior trusses, and reclaimed hardwood floors offers irresistible modern warmth. When merging the past indigenous citrus farms with today’s modern aesthetic, the result is a celebration of the Western Farmhouse. The goal was to craft a community canvas where homes exist as a supporting cast to an overall community composition. The extreme continuity in form, materials, and function allows the residents and their lives to be the focus rather than architecture. The unified architectural canvas catalyzes a sense of community rather than the singular aesthetic expression of 16 individual homes. This sense of community is the basis for the culture of The Sycamore. The western farmhouse revival style embodied at The Sycamore features elegant, gabled structures, open living spaces, porches, and balconies. Utilizing the ideas, methods, and materials of today, we have created a modern twist on an American tradition. Family-Friendly Transitional Kitchen Remodel

This young family purchased their first home in 2021, and let's say it was full of original 1970s charm - i.e., nothing had been done to this house in the past 50 years. We had recently completed a project for a family member, so they called us in to help. During our initial consultation, they shared a modest project budget, and we explained that we wouldn't be able to accomplish much on such a limited budget. Several weeks passed, and they ultimately raised their funding, and we signed on for the job. Even after doubling their budget, we still had our work cut out for us. The original kitchen was very small in comparison to the square footage of the home, and opening up the space meant we needed to add two structural beams between the first and second stories. These homeowners already had one small child, and were expecting another in the coming months. They also have large families in the area, so creating an ample gathering space for multiple cooks was crucial to the final layout. Some of their wish list items included a bar and a large island with plenty of seating. They also wanted the kitchen open to the family room. This home had a formal and informal dining area, so we opted to absorb the casual eating area into the newly expanded kitchen floorplan. We relocated their laundry room to create an extended family room, which included the new bar area. We were also able to use the under-stair space to create a kitchen pantry. The kitchen transformed from 115 sq. ft. to a spacious 260 sq. ft., all within existing poorly used space. We were able to create clear sightlines to the backyard and pool from the new kitchen and family room, perfect for a young family. Aesthetically speaking, our clients wanted a neutral space that could grow and change with their family. We kept the expensive items like cabinets, countertops, and tile in classic finishes like whites and navy blues, while we had more fun with things like the faucet, hardware, and light fixtures that could easily be updated over the years. The finished product is a warm, clean, family-friendly space that invites you to come in and pull up a chair.

Monica Perrone Landscape Architecture The existing landscape layout, complete with useless curves and single steps, frustrated the homeowners and kept them from entertaining family and friends. Elimination of all but the pool, mature trees and perimeter fencing was the only way to make it right. Custom-cut Travertine paving, local crushed rock and clean lines designed for a modern garden and pool remodel were the solution. Corten steel picket fence, gates and planters compliment the scene. Careful design details for drainage within stone expanses and at pool and spa remodel protect the contemporary layout and eliminate the use of plastics and short-lived solutions.

The data from the research showed that the AirField Systems drainage profile provided between one to three more days of plant available water than a United States Golf Association recommended gravel and sand profile. Native Fun

Sweet Smiling Landscape Design

This project was do in collaboration with my friends at Sweetwater Collaborative. Sweetwater Collaborative is a non-profit organization that work to educate the public about water wise and regenerative landscape practices. Funded by the City of Santa Barbara as well as several other business and agency Sweetwater Collaborative and I worked to installed this project with the help of volunteers. In a hands-on work shop we explained principles of water wise gardening and demonstrated best practices when installing sustainable landscapes. When the owner of this property decided to build an ADU ( Auxiliary Dwelling Unit) in their back yard they expanded the roof line of their property. In order to be in compliance with new California building the project required that a portion of the rain water coming onto this property must be stored on the property. That is where we came into help. Directing down spouts into basins, or swales in the soil is one of the most efficient and cost-effective way to capture and store rain water on a piece of land. Calculations were done to determine the volume of water coming of the roof line in a given rain event from the ADU. The calculations go: square footage of roofline times .62 times 1, for 1” of rain. That total gives you the amount of water in gallons. Then divide the number in gallons by 7.48 find the cubic feet in that number of gallons. Then a basin with that holding capacity was designed into the landscape. Then the plantings were chosen. In this project we went with an 100% California Native Plant palette. We did this to help educate people about all the benefits of growing natives and to show case some of the beautiful plants native to Southern California. Sothern California is how to some of the greatest biodiversity of plants in the world. Native Plants are best adapted to thrive conditions from which they are natively found plus they help provide forage to the native fauna such as birds and insects. Now the tenants in the ADU can look out and enjoy this colorful garden without the home owners needing to pay a huge water bill.
