Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces. We worked closely with our client on extensive updates to create a modernized MCM gem. Extensive alterations include: - a completely redesigned floor plan to promote a more intuitive flow throughout - vaulted the ceilings over the great room to create an amazing entrance and feeling of inspired openness - redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage - the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other - added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space - drastically increased the access to natural light by increasing window sizes and opening up the floor plan - placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel - incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed - moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic - mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences - custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting - development of the downstairs for potential future use by an assisted living caretaker - energy efficiency upgrades seamlessly woven in with much improved insulation, ductless mini splits and solar gain

A more spacious and efficient kitchen and ensuite layout, wider interior doors, and expansive windows are just a few of the design elements that were incorporated to accomplish accessible living for aging in place. Expansive windows accomplished integrating the indoor with the outdoors while promoting natural light throughout the interior spaces. While the existing home was very well built for its time, the insulation, windows, and mechanical systems were due for an upgrade to help create a more comfortable space throughout. Our goal for this project is to accomplish Ottawa’s first Net-Zero Ready Renovation. In order for Lagois Design-Build-Renovate to accomplish this, we had to take a holistic approach, renovating a home for today while creating a home for the future. Insulation, windows, mechanical systems, and ventilation upgrades are for the most part simple to accomplish. The biggest challenge was creating an air-tight build with the existing envelope. A Net Zero home is a home that can generate as much energy as it is going to consume, typically meaning little-to-no expenses for utilities for the homeowner. While this is fantastic, the true value is the comfort created in the home.

Inspiration for a contemporary kids' room remodel in San Francisco

A super simple attic to bedroom conversion for a very special girl! This space went from dusty storage area to a dreamland perfect for any teenager to get ready, read, study, sleep, and even hang out with friends. New flooring, some closet construction, lots of paint, and some good spatial planning was all this space needed! Hoping to do a bathroom addition in the near future, but for now the paradise is just what this family needed to expand their living space. Furniture by others.

Nestled in the Pocono mountains, the house had been on the market for a while, and no one had any interest in it. Then along comes our lovely client, who was ready to put roots down here, leaving Philadelphia, to live closer to her daughter. She had a vision of how to make this older small ranch home, work for her. This included images of baking in a beautiful kitchen, lounging in a calming bedroom, and hosting family and friends, toasting to life and traveling! We took that vision, and working closely with our contractors, carpenters, and product specialists, spent 8 months giving this home new life. This included renovating the entire interior, adding an addition for a new spacious master suite, and making improvements to the exterior. It is now, not only updated and more functional; it is filled with a vibrant mix of country traditional style. We are excited for this new chapter in our client’s life, the memories she will make here, and are thrilled to have been a part of this ranch house Cinderella transformation.

This three-bedroom, two-bath home, designed and built to Passive House standards*, is located on a gently sloping hill adjacent to a conservation area in North Stamford. The home was designed by the owner, an architect, for single-floor living. The home was certified as a US DOE Zero Energy Ready Home. Without solar panels, the home has a HERS score of 34. In the near future, the homeowner intends to add solar panels which will lower the HERS score from 34 to 0. At that point, the home will become a Net Zero Energy Home. *The home was designed and built to conform to Passive House certification standards but the homeowner opted to forgo Passive House Certification.

Bathroom - traditional bathroom idea in Boston

The Inverness Bathroom remodel had these goals: to complete the work while allowing the owner to continue to use their workshop below the project's construction, to provide a high-end quality product that was low-maintenance to the owners, to allow for future accessibility, more natural light and to better meet the daily needs of both the husband's and wife's lifestyles. The first challenge was providing the required structural support to continue to clear span the two cargarage below which housed a workshop. The sheetrock removal, framing and sheetrock repairs and painting were completed first so the owner could continue to use his workshop, as requested. The HVAC supply line was originally an 8" duct that barely fit in the roof triangle between the ridge pole and ceiling. In order to provide the required air flow to additional supply vents in ceiling, a triangular duct was fabricated allowing us to use every square inch of available space. Since every exterior wall in the space adjoined a sloped ceiling, we installed ventilation baffles between each rafter and installed spray foam insulation.This project more than doubled the square footage of usable space. The new area houses a spaciousshower, large bathtub and dressing area. The addition of a window provides natural light. Instead of a small double vanity, they now have a his-and-hers vanity area. We wanted to provide a practical and comfortable space for the wife to get ready for her day and were able to incorporate a sit down make up station for her. The honed white marble looking tile is not only low maintenance but creates a clean bright spa appearance. The custom color vanities and built in linen press provide the perfect contrast of boldness to create the WOW factor. The sloped ceilings allowed us to maximize the amount of usable space plus provided the opportunity for the built in linen press with drawers at the bottom for additional storage. We were also able to combine two closets and add built in shelves for her. This created a dream space for our client that craved organization and functionality. A separate closet on opposite side of entrance provided suitable and comfortable closet space for him. In the end, these clients now have a large, bright and inviting master bath that will allow for complete accessibility in the future.
