We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio. This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining. Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random. In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium. For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel. A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV. Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room. Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

In this formerly unfinished room above a garage, we were tasked with creating the ultimate kids’ space that could easily be used for adult guests as well. Our space was limited, but our client’s imagination wasn’t! Bold, fun, summertime colors, layers of pattern, and a strong emphasis on architectural details make for great vignettes at every turn. With many collaborations and revisions, we created a space that sleeps 8, offers a game/project table, a cozy reading space, and a full bathroom. The game table and banquette, bathroom vanity, locker wall, and unique bunks were custom designed by Bayberry Cottage and all allow for tons of clever storage spaces. This is a space created for loved ones and a lifetime of memories of a fabulous lakefront vacation home!

This 28,0000-square-foot, 11-bedroom luxury estate sits atop a manmade beach bordered by six acres of canals and lakes. The main house and detached guest casitas blend a light-color palette with rich wood accents—white walls, white marble floors with walnut inlays, and stained Douglas fir ceilings. Structural steel allows the vaulted ceilings to peak at 37 feet. Glass pocket doors provide uninterrupted access to outdoor living areas which include an outdoor dining table, two outdoor bars, a firepit bordered by an infinity edge pool, golf course, tennis courts and more. An eclectic, modern media room with bold accents of black metals, natural woods, and terra cotta tile floors. We wanted to design a fresh and modern hangout spot for these clients, whether they’re hosting friends or watching the game, this entertainment room had to fit every occasion. We designed a full home bar, which looks dashing right next to the wooden accent wall and foosball table. The sitting area is full of luxe seating, with a large gray sofa and warm brown leather arm chairs. Additional seating was snuck in via black metal chairs that fit seamlessly into the built-in desk and sideboard table (behind the sofa).... In total, there is plenty of seats for a large party, which is exactly what our client needed. Lastly, we updated the french doors with a chic, modern black trim, a small detail that offered an instant pick-me-up. The black trim also looks effortless against the black accents. Design Firm - Lee Meier Interiors The patterns, colors and furniture plan all played important roles in this individualistic dining room. Moving the dining table to the back wall rather then the center of the room allowed the opportunity to add a long beautiful banquette with flanking bookcases. I turned the paper to be hung horizontal to get a more modern stripe and that coordinates well with the sheers. The unique dining chairs feature a Malachite patterned fabric with emerald mohair seats while the banquette has many different patterned pillows adding a nice warmth to the room. The two Shagreen bookcases give more space which dining rooms tend to lack to add personalized accessories and frames.

Designed by Interior Designer, A. Lantz Design, this Lake Charlevoix project was featured on the cover of Traditional Home magazine! This seating area in the Great Room allows for guests to take int he lake views near the stone fireplace. The mantel is adorned with vintage sail boats and a gorgeous antique framed American flag. The cushion fabric and pillow fabrics were carefully selected to tie in the All-American feel of lakeside living. The ottoman adds a whimsy nautical flare while the rug adds additional warmth to the space.

This project is an Electronic House Magazine award winner: http://electronichouse.com/article/small_house_goes_big_with_home_automation We were brought into this project just as the major remodel was underway, allowing us to bring together a feature-rich audio/video and automation system with elegant integration into the spaces. This system provides simple control and automation of the lights, climate, audio/video, security, video surveillance, and door locks. The homeowner can use their iPads or iPhones to control everything in their home, or when away.

The large basement rec room is a perfect TV room, game room, or home office. Walls are painted in SW#7029 Agreeable Gray, carpet is Groundworks Plus 190 Granite Peaks.
