Modern renovation of a ranch style home in Dallas, Texas that included an addition, pool, detached pool cabana, and detached studio and workshop. Creating a quiet gesture to the neighborhood and utilizing the entirety of the lot were high priorities for the client. Sho sugi ban (charred) cypress cladding with a simple roof form created a backdrop for the variety of native plantings toward the street. With the addition of a steel and timber structure, along with expanses of floor to ceiling windows, the team made it a priority to transform the somewhat gloomy, compartmental space to one that was flowing and connected to the pool and landscape.

Guests can access the deck from outside the house, a suitable gesture during Covid-19. The side walkway introduces the unique decking composed of various width Ipe boards. This leads to the main deck area. Special detailing in the deck railing allows for the graceful interruption of the trunk of an Oak tree.

A Virtuous Garden, Far Beyond Form and Emptiness by Martin Mosko and Luke Sanzone of Marpa Design Studio, with David Barrett, Barrett Studio Architects
The owner of this fascinating new home and garden worked closely with the landscape architect and architect to create a house, barn, and riding arena that were at once modern, comfortable, warm, and carefully attuned to the natural surroundings. The house was designed with the Japanese principle of “wabi sabi,” the appreciation of beauty in imperfection and the natural cycle of growth and decay. The wood used in the siding was reclaimed from old buildings and combined with native stone. This principle extends into the landscape with the use of old, well-tended trees carefully chosen and trimmed so that the scale of the garden is maintained with the distant views. The clean, simple lines of the patios and the pool, the use of glass and steel, the radial drifts of ground covers, and the small lawn are all part of this aesthetic. All planting is xeric and foliage color was considered as important as the color of the blooms in creating an integrated palette. CoreTen steel edging shapes the landscape close to the pool and patio, while the outer circle of the garden is shaped by land forms. The house and the landscape use similar materials, forms, and colors, making an integrated whole. The result is simple, elegant, and uplifting. Photo courtesy of Marpa Design Studio

Unique double doors for your entry gives you a grand gesture to this fabulous homes entry way. JL Interiors helped this client stage this home to sell! The custom stair at Ice House is conceived as a light, sculptural element within the interior, defined by floating solid oak treads anchored to a refined metal single stringer. The contrast between warm timber and precise steel emphasizes both structure and simplicity.
A minimal metal handrail with integrated mesh guard provides safety without visual heaviness, allowing light and sightlines to pass through the stair volume. The result is a crisp, understated architectural gesture that reinforces the material clarity and industrial character of the home.

Troia Light travertine forms over geological timescales through the slow accumulation of mineral-rich deposits, producing the warm ivory and shell-toned strata that define this rectangular apron-front natural stone vessel sink. The honed, partially filled surface presents a matte tactile plane across the basin interior, while the apron facade is hand-carved in low-relief botanical detail — a precision gesture that reads as architectural ornament rather than decoration. At 30 inches in length and 10 inches in depth, the geometry of this kitchen farmhouse sink occupies a minimalist space with deliberate visual weight, its zero-faucet-hole configuration allowing clean integration with wall-mount or counter-mount fittings.

Double-height stair void of a ground-up new construction home in the Berkeley Hills, CA, as featured on America ByDesign on CBS. The folded ceiling plane - the defining architectural gesture from which the Fold House takes its name — is most clearly expressed in this interior shot. Two birch plywood ceiling planes meet at a diagonal crease above the stair void, one horizontal and one angled, the junction creating a precise dark shadow line that animates the upper volume. Full-height steel-framed glazing at the stair landing frames an unobstructed panoramic view of the Berkeley Hills neighborhood, East Bay flatlands, San Francisco Bay, and Marin headlands beyond. This minute addition reimagined the entry of a St. Martins home into a gracious gesture, motivated by acute space constraints that rendered moving furniture to the second floor impossible. A focal aspect of the 221 square-foot addition is its stairway. Beyond its newel post, the railing ribbons up to the second floor, bridging over the doorway. The resulting open space, canopied above the foyer contributes to an airy atmosphere, allowing natural light to sprawl throughout the entry space and to the private second-floor family area. The new windows further add buoyancy and sunlight. The addition also provided an opportunity to move the powder room to a more discreet location adjacent to the dining room. On the outside of the home, the entry addition introduces a gambrel form, drawing from and repurposing the design of the original structure. Despite its modest size, the addition transformed the entry of the home and its first impression, communicating openness and warmth within first acquainting steps.

Moody Expressive Abstract Art brings a calm and melancholic feeling to the modern space. Somber blues blend with off whites and black wavy line. Smooth brushstrokes contain relaxed carefree action. The large art bodes well against the black wall for a unique contemporary style.
The art is mounted under plexiglass for a sleek look. It arrives ready to hang and floats off the wall with an aluminum cleat hanging system.

BPLAN panels can be applied anywhere in the world and in different contexts, in the same project, given the properties of the materials you use, the quality of production processes and finishes.
In the United Arab Emirates, BPLAN panels were applied in the same project, from the outside, giving elegance, dynamism and versatility to the elevations, to the interior, with panels that divide the spaces with formal wealth grid.
Outside, BPLAN panels mark the main entry points, in large spans, in a formal and calculation exercise that confers the continuity of the pattern, without structural elements that could disturb the reading of the same. This exercise of commitment between elegance and resistance was incorporated in aluminum with 8mm thickness, combined with a peripheral structure in stainless steel.
The other elements that punctuate the elevations consist of self-supporting panels that give formal versatility and the use of the elevation, because they are associated with sliding rails.
In all applications abroad, it is evident the interrelationship with the interior of the building, in a gesture of continuity and coherence.
The separation of spaces is punctuated by panels obtained through the same processes and materials, particularly at the level of finishing, in a gold of extreme elegance in a building of great conceptual robustness.

This project involved a complete transformation of both an apartment and the studio of the celebrated painter Alexander Roytburd. The renovation went beyond surface changes, reimagining every aspect of the space to create an environment that balances living, working, and artistic inspiration.
The design approach preserved a sense of intimacy and authenticity while introducing a contemporary rhythm. Architectural clarity, updated finishes, and custom solutions were carefully integrated to meet modern standards while respecting the spirit of its owner’s creative world. The interiors are rich in contrasts—elegant restraint set against expressive gestures, muted tones elevated by bold accents, and functional planning intertwined with atmospheric depth.
The result is more than just a renovated apartment; it is a deeply personal environment where art, life, and space are inseparable. Every corner speaks to the dual identity of home and studio, reflecting Roytburd’s legacy as an artist and thinker while offering a renewed sense of comfort and purpose
