This kithchen renovation included the removal of a load bearing wall to open it up and make it feel bright and airy.

Light golden crema marfil stone tile floors, columns and fireplace surround add warmth. The chandelier is surrounded by intricate ceiling details. Just around the corner from the elevator we find the kitchen with large island, eating area and sun room. The SW 7012 Creamy walls and SW 7008 Alabaster trim and ceilings calm the beautiful home.

As a large studio, we decided to combine the living and bedroom area - creating the feeling of a master suite! The sleek living space features a yellow upholstered loveseat and two modern orange chairs. These bright but warm hues subtly stand out against the dark grey backdrop, espresso-toned hardwood floors, and charcoal-colored coffee table. The bedroom area complements the dark hues of the living room but takes on a unique look of its own. With an exposed brick accent wall, gold and black decor, and crisp white bedding - the dark grey from the headboard creates congruency within the open space. In this middle size town house the kitchen is a very important, central place and it had undergone a full structural remodel. The client had requested a neutral color palette with subdued natural tones. The designer had used two level counter tops to give a hint of separation between kitchen and dining areas but consistency in material gave it a united look.

The island is a dark charcoal with cool undertones that coordinates with the cabinetry and transom work in both the neighboring mudroom and breakfast area. White subway tile, quartz countertops, white enamel pendants and gold fixtures complete the update. The ends of the island are shiplap material that is also used on the fireplace in the next room. In the new mudroom, we used a fun porcelain tile on the floor to get a pop of pattern, and walnut accents add some warmth. Each child has their own cubby, and there is a spot for shoes below a long bench. Open shelving with spots for baskets provides additional storage for the room. This coastal, contemporary Tiny Home features a warm yet industrial style kitchen with stainless steel counters and husky tool drawers with black cabinets. the silver metal counters are complimented by grey subway tiling as a backsplash against the warmth of the locally sourced curly mango wood windowsill ledge. The mango wood windowsill also acts as a pass-through window to an outdoor bar and seating area on the deck. Entertaining guests right from the kitchen essentially makes this a wet-bar. LED track lighting adds the right amount of accent lighting and brightness to the area. The window is actually a french door that is mirrored on the opposite side of the kitchen. This kitchen has 7-foot long stainless steel counters on either end. There are stainless steel outlet covers to match the industrial look. There are stained exposed beams adding a cozy and stylish feeling to the room. To the back end of the kitchen is a frosted glass pocket door leading to the bathroom. All shelving is made of Hawaiian locally sourced curly mango wood.

Resilient flooring is moisture resistant which makes it an excellent choice for high moisture areas such as bathrooms, laundry rooms, kitchens, and basements. But it will also enhance the look and feel of bedrooms, living rooms, and any other areas of your home.

This inner-city garden was designed to meet the needs of a young family who like to entertain but still required solutions for storage and off street parking. Key to the design was connecting the two different areas of the lower courtyard with the upper carstand area. A solution was obtained through constructing an intermediate landing with built in seating and a new gas BBQ. An open style steel balustrade allows for safety between the two areas and visually takes full advantage of the depth of the property. All-weather protection provided by retractable awnings to both upper and lower areas ensures year round enjoyment. Sliding doors in the garage help the generous storage recede into the design. Spotted gum hardwood timber decking extends the internal areas outside and the wrap around steps further connect the spaces by providing an inviting entry to the BBQ area. A large floating timber bench seat is both practical and breaks up the large retaining wall to the upper carport. A grey and white colour palette provides a sophisticated look whilst highlighting punctuations of playful colour and contemporary styling to link the children’s play areas with the home.
