Private Residence / Santa Rosa Beach, Florida Architect: Savoie Architects Builder: Davis Dunn Construction The owners of this lovely, wooded five-parcel site on Choctawhatchee Bay wanted to build a comfortable and inviting home that blended in with the natural surroundings. They also wanted the opportunity to bring the outside indoors by allowing ample natural lighting through windows and expansive folding door systems that they could open up when the seasons permitted. The windows on the home are custom made and impact-rated by our partners at Loewen in Steinbach, Canada. The natural wood exterior doors and transoms are E. F. San Juan Invincia® impact-rated products. Edward San Juan had worked with the home’s interior designer, Erika Powell of Urban Grace Interiors, showing her samples of poplar bark siding prior to the inception of this project. This product was historically used in Appalachia for the exterior siding of cabins; Powell loved the product and vowed to find a use for it on a future project. This beautiful private residence provided just the opportunity to combine this unique material with other natural wood and stone elements. The interior wood beams and other wood components were sourced by the homeowners and made a perfect match to create an unobtrusive home in a lovely natural setting. Challenges: E. F. San Juan’s main challenges on this residential project involved the large folding door systems, which opened up interior living spaces to those outdoors. The sheer size of these door systems made it necessary that all teams work together to get precise measurements and details, ensuring a seamless transition between the areas. It was also essential to make sure these massive door systems would blend well with the home’s other components, with the reflection of nature and a rustic look in mind. All elements were also impact-rated to ensure safety and security in any coastal storms. Solution: We worked closely with the teams from Savoie, Davis Dunn, and Urban Grace to source the impact-rated folding doors from Euro-Wall Systems and create the perfect transition between nature and interior for this rustic residence on the bay. Preparation for this work included demolishing existing deteriorated concrete and a non-functioning Koi pond. We decided on a 12′ x 14′ layout for the Cedar Pavilion. Sconce lighting, infrared heating, and a ceiling fan were added to the scope of the Pavilion project to maximize the space’s usability. For the outdoor kitchen, we chose a 38″ Delta Heat unit for the grill with matching access doors, a 20K BTU Hestan Side Burner, and a Hestan Refrigerator. We chose soapstone for the countertop and backsplash, and we veneered the kitchen structure with natural San Miguel cobblestone. The construction of the fire pit area required engineering measures to prevent damage to the nearby pine trees’ root systems from the planned improvements. This was accomplished by designing a sophisticated ventilation system installed under the patio and seat wall to allow the tree roots to continue breathing. The firepit and surrounding seat wall were constructed of CMU block and veneered with natural San Miguel stone from Telluride. Light fixtures from Unique Lighting were discreetly tucked under the seat wall cap to enhance the area’s nighttime ambiance. Large decorative mossback landscape boulders were imported to create visual interest in the setting. The plant selection for the project included ‘Panchito’ Manzanita, Dwarf Burning Bush, ‘Isanti’ Dogwood, ‘White Bud’ Mugo Pine, Japanese Astilbe, ‘Blue Giant’ Hosta, and Variegated Iris.

The shelter has an angled roof which matches the angle of the home's roof. The designer measured the pitch of the home’s roof to be sure the angles were an exact match. The homeowners’ tastes are on the modern side and they thought the simplicity and lines of the metal roof were the perfect touch to the outdoor living area.

Inspired by a wide variety of architectural styles, the Yorkdale is truly unique. The hipped roof and nearby decorative corbels recall the best designs of the 1920s, while the mix of straight and curving lines and the stucco and stone add contemporary flavor and visual interest. A cameo window near the large front door adds street appeal. Windows also dominate the rear exterior, which features vast expanses of glass in the form of oversized windows that look out over the large backyard as well as inviting upper and lower screen porches, both of which measure more than 300 square feet. These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. The Prep Kitchen makes a party wonderful! Overflowing from the main Kitchen and Pantry, all the mess stays hidden here. Measuring just under 140 square feet, a lot of function happens in this small footprint. Ovens, Cooktop and Refrigerator are from SubZero Wolf, and the exterior door opens to a convenient outdoor grill. Backsplash is a glazed ceramic tile.
