This is a view from the dining room to the kitchen and living room. DTSH Interiors brought in furniture for the eat in kitchen, dining, and living room as well as added Belgian Linen window treatments. The exterior of the home received a major facelift and transformation, including new light fixtures, updated roof and facia, updated wood beams, wood door, wood ceiling and stone added to the entrance and more. This took the home from a dated look to an updated and fresh "modern farmhouse" aesthetic. The kitchen layout remained intact, while appliances, fixtures, hardware, countertops and backsplashes were upgraded . All three bathrooms in the house were also renovated, original hardwood floors were refinished and carpet and tile flooring throughout replaced. Additionally, the dated built-in brick fireplace on the ground floor game room was redesigned. The new fireplace design would now directly tie in with the modern farmhouse style of the exterior, complete with the addition of a large wooden mantle. DTSH Interiors formulated a plan for six rooms; the living room, dining room, master bedroom, two children's bedrooms and ground floor game room, with the inclusion of the complete fireplace re-design. The interior also received major upgrades during the whole-house renovation. All of the walls and ceilings were resurfaced, the windows, doors and all interior trim was re-done. The end result was a giant leap forward for this family; in design, style and functionality. The home felt completely new and refreshed, and once fully furnished, all elements of the renovation came together seamlessly and seemed to make all of the renovations shine. During the "big reveal" moment, the day the family finally returned home for their summer away, it was difficult for me to decide who was more excited, the adults or the kids! The home owners kept saying, with a look of delighted disbelief "I can't believe this is our house!" As a designer, I absolutely loved this project, because it shows the potential of an average, older Pittsburgh area home, and how it can become a well designed and updated space. It was rewarding to be part of a project which resulted in creating an elegant and serene living space the family loves coming home to everyday, while the exterior of the home became a standout gem in the neighborhood.

Creating an intimate space, when the great room flows to the dining room and kitchen, is felt in the coziness of the details that define each room. The transitional background is layered with furnishing stylings that lean to traditional, with a comfortable elegance. The blue and cream palette is derived from the rug, and blue is brought up to the window drapery to focus and frame the view to exterior. A wood coffee table reflects the caramel ceiling beams, and darker leather ottoman provides contrast and offers durability. Ceiling heights are lowered by perimeter soffits which allow for beams to define the space, and also conceal an automated shade to control the level of natural light. The floor lamp and tree provide additional verticality to ground and define the space from the nearby dining room and kitchen.

David Duncan Livingston For this ground up project in one of Lafayette’s most prized neighborhoods, we brought an East Coast sensibility to this West Coast residence. Honoring the client’s love of classical interiors, we layered the traditional architecture with a crisp contrast of saturated colors, clean moldings and refined white marble. In the living room, tailored furnishings are punctuated by modern accents, bespoke draperies and jewelry like sconces. Built-in custom cabinetry, lasting finishes and indoor/outdoor fabrics were used throughout to create a fresh, elegant yet livable home for this active family of five.

The Mazama house is located in the Methow Valley of Washington State, a secluded mountain valley on the eastern edge of the North Cascades, about 200 miles northeast of Seattle. The house has been carefully placed in a copse of trees at the easterly end of a large meadow. Two major building volumes indicate the house organization. A grounded 2-story bedroom wing anchors a raised living pavilion that is lifted off the ground by a series of exposed steel columns. Seen from the access road, the large meadow in front of the house continues right under the main living space, making the living pavilion into a kind of bridge structure spanning over the meadow grass, with the house touching the ground lightly on six steel columns. The raised floor level provides enhanced views as well as keeping the main living level well above the 3-4 feet of winter snow accumulation that is typical for the upper Methow Valley. To further emphasize the idea of lightness, the exposed wood structure of the living pavilion roof changes pitch along its length, so the roof warps upward at each end. The interior exposed wood beams appear like an unfolding fan as the roof pitch changes. The main interior bearing columns are steel with a tapered “V”-shape, recalling the lightness of a dancer. The house reflects the continuing FINNE investigation into the idea of crafted modernism, with cast bronze inserts at the front door, variegated laser-cut steel railing panels, a curvilinear cast-glass kitchen counter, waterjet-cut aluminum light fixtures, and many custom furniture pieces. The house interior has been designed to be completely integral with the exterior. The living pavilion contains more than twelve pieces of custom furniture and lighting, creating a totality of the designed environment that recalls the idea of Gesamtkunstverk, as seen in the work of Josef Hoffman and the Viennese Secessionist movement in the early 20th century. The house has been designed from the start as a sustainable structure, with 40% higher insulation values than required by code, radiant concrete slab heating, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, and locally sourced materials. Windows have high-performance LowE insulated glazing and are equipped with concealed shades. A radiant hydronic heat system with exposed concrete floors allows lower operating temperatures and higher occupant comfort levels. The concrete slabs conserve heat and provide great warmth and comfort for the feet. Deep roof overhangs, built-in shades and high operating clerestory windows are used to reduce heat gain in summer months. During the winter, the lower sun angle is able to penetrate into living spaces and passively warm the exposed concrete floor. Low VOC paints and stains have been used throughout the house. The owners of this sleek modern kitchen have lived in this house for decades and came to us with a clearly distinct vision of what they desired for their home. We strived to successfully integrate the oriental contemporary aspects seen throughout the features of their home, while also complimenting the existing warm modern furniture. This minimalistic approach of balancing clean, straight lines effortlessly highlights the various natural materials used within the kitchen to yield an uncluttered serene impression. The space is grounded with a grid of large format porcelain tiles, and the cool tones of gray compliment the veins of marble cladding along the backsplash and walls. A white flush multifunctional utility wall is equipped with an integrated refrigerator, oven, steam oven, and warming drawers. The wall also provides an abundant amount of storage including two tambours purposefully designed as a coffee and prep station, while the other tambour functions as a space for daily appliances. The entirety of the tall wall is framed with recessed wood to emphasis this efficient work zone. Keeping with a sleek design, on the island, we incorporated a flush Wolf grill cooktop that rests flat on the island countertop. Above the dining table, the Logico Triple Nested Suspension light fixture hanging interrupts the structured elements and naturally creates a beautiful organic focal point amongst the flow of clean lines. Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. The carriage house structure holds a cozy guest space with additional lake views, so that extended family and friends can all enjoy this vacation retreat together. Photo by Eric Roth
