Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. The carriage house structure holds a cozy guest space with additional lake views, so that extended family and friends can all enjoy this vacation retreat together. Photo by Eric Roth

Boho meets Portuguese design in a stunning transformation of this Van Ness tudor in the upper northwest neighborhood of Washington, DC. Our team’s primary objectives were to fill space with natural light, period architectural details, and cohesive selections throughout the main level and primary suite. At the entry, new archways are created to maximize light and flow throughout the main level while ensuring the space feels intimate. A new kitchen layout along with a peninsula grounds the chef’s kitchen while securing its part in the everyday living space. Well-appointed dining and living rooms infuse dimension and texture into the home, and a pop of personality in the powder room round out the main level. Strong raw wood elements, rich tones, hand-formed elements, and contemporary nods make an appearance throughout the newly renovated main level and primary suite of the home.

This modern mansion has a grand entrance indeed. To the right is a glorious 3 story stairway with custom iron and glass stair rail. The dining room has dramatic black and gold metallic accents. To the left is a home office, entrance to main level master suite and living area with SW0077 Classic French Gray fireplace wall highlighted with golden glitter hand applied by an artist. Light golden crema marfil stone tile floors, columns and fireplace surround add warmth. The chandelier is surrounded by intricate ceiling details. Just around the corner from the elevator we find the kitchen with large island, eating area and sun room. The SW 7012 Creamy walls and SW 7008 Alabaster trim and ceilings calm the beautiful home.

Thoughtful design and detailed craft combine to create this timelessly elegant custom home. The contemporary vocabulary and classic gabled roof harmonize with the surrounding neighborhood and natural landscape. Built from the ground up, a two story structure in the front contains the private quarters, while the one story extension in the rear houses the Great Room - kitchen, dining and living - with vaulted ceilings and ample natural light. Large sliding doors open from the Great Room onto a south-facing patio and lawn creating an inviting indoor/outdoor space for family and friends to gather. For a family putting down lasting roots in Park City, this 10,000-square-foot estate within the gated enclave of Quarry Mountain Ranch is conceived as both sanctuary and legacy. Designed to evolve alongside its owners, the home balances permanence with a deep sensitivity to the land it inhabits. Thoughtfully positioned within an alpine meadow shaped by the gentle flow of McLeod Creek, the residence embraces its setting. The waterway threads through the property, sustaining native grasses and drawing elk, deer, and migratory birdlife, grounding daily life in the rhythms of season and landscape. Broad planes of glass and sheltering rooflines frame uninterrupted views of ski slopes and distant ridgelines, while long sightlines pull natural light deep into the interior. Terraces and covered outdoor rooms mediate between house and meadow, creating spaces for gathering, reflection, and year-round connection to the outdoors. A restrained palette of wood and stone echoes the textures of the terrain, lending warmth and durability to the home’s contemporary expression. A separate guest house extends the architectural language, forming a discreet compound that supports family life, hospitality, and the enduring cadence of alpine living. The ground floor was poorly divided, the kitchen was so small and closed in, every room on the ground floor felt like a small cave. So they made the right decision and turned to professionals. When I first spoke with Patricia over the phone I immediately had great feeling about her and her lovely husband David. This couple knew what they wanted, they were well informed and opened to ideas and suggestions. I came up with 3 preliminaries and from there designed a forth. Once they saw my Renderings I could see that spark in their eyes, That’s when I knew that we were all on the same page. The architectural drawings where completed as well as the millwork shop drawings. The estimates where accurate and all materials choices fit perfectly with their style. We began Construction mid February . Patricia and David left for Florida but I did not want to leave them with any surprises during the construction stage, We Skyped every week and although we had some structural, electrical and plumbing issues. The project advanced nicely. As the weeks came to an end I could see How happy they were. WE completed this extensive renovation in 8 weeks on time and under budget. A+ to the TOC design & Construction inc. team Once Patricia and David settled into their new space and after I staged it for them, I asked, “ so are you still planning on moving?” to no surprise they are staying and loving there new renovated ground floor.
