In the dining room we installed 3-D wall tiles that mimic the shapes found on the tracery ceiling in the adjacent family room. Mudroom - transitional mudroom idea in Tampa with gray walls

The design objective for this six acre ocean view parcel in Montecito was to create a literal replication of an 1800's California hacienda. Four adobe structures define the central courtyard while secondary terraces and walled gardens expand the living areas towards the views and morning light. Simple, rustic details and traditional, handmade materials evoke a lifestyle of a distant era.

The transition to several garden rooms, a gravel path leads from the rear terrace to the many spaces. The entry is flanked by the New England fieldstone seat wall, capped in blue stone. NEWLY PLANTED, SEE PHOTOS TAKEN AFTER 2 YEARS. This San Rafael front landscape has been dramatically updated with a welcoming concrete pathway entrance, and complimented by a variety of architectural plants, hardy succulents, textural grasses and a majestic, fruitless olive tree. The dramatic transformation is enhanced by a raised corten steel planter at the pathway entrance with gravel and succulents. Two horizontal ipe wood structures provide contemporary accents. New raised concrete planters alongside the new concrete driveway define the property and showcase more colorful succulents. A beautiful gray house paint color and ipe accents complete the remodel. This property was transformed from an 1870s YMCA summer camp into an eclectic family home, built to last for generations. Space was made for a growing family by excavating the slope beneath and raising the ceilings above. An expansive back yard landscape with several mature oak trees and a stunning Golden Locust tree has been transformed into a welcoming outdoor retreat. The renovations include a wraparound deck, an expansive travertine natural stone patio, stairways and pathways along with concrete retaining walls and column accents with dramatic planters. The pathways meander throughout the landscape... some with travertine stepping stones and gravel and those below the majestic oaks left natural with fallen leaves. Raised vegetable beds and fruit trees occupy some of the sunniest areas of the landscape. A variety of low-water and low-maintenance plants for both sunny and shady areas include several succulents, grasses, CA natives and other site-appropriate Mediterranean plants complimented by a variety of boulders.
