My concept was to create a whimsical, yet more grown-up feel by creating a pattern of white birds and butterflies in flight, throughout a bluesky background. Just steps away is a personal putting green and a custom basketball half court, both thoughtfully illuminated for day-to-night enjoyment. The putting green rolls true, edged with boulders and sand pits, while the court boasts pro-level surfacing under bright, architectural pole lighting. The surrounding landscape design ties it all together. Carefully chosen plantings bring color, texture, and balance to the clean stonework and turf areas. For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.

We also extended the roof over the patio between the house and the breezeway (the new section is 26 x 14 feet). On the patio and balcony, we laid about 1,100-square foot of new hardscaping in the place of pea gravel. The new material is a gorgeous, honed-and-filled Nysa travertine tile in a Versailles pattern. We used the same tile for the new pool coping, too. We also added French doors leading to the patio and balcony from a lower bedroom and upper game room, respectively: The outdoor kitchen above features Southern Cream cobblestone facing and a Titanium granite countertop and raised bar. The 8 x 12-foot, L-shaped kitchen island houses an RCS 27-inch grill, plus an RCS ice maker, lowered power burner, fridge and sink. The outdoor ceiling is tongue-and-groove pine boards, done in the Minwax stain "Jacobean." The drapery fabric and chandelier came from High Fashion Home. All the other new sconces and chandeliers throughout the house came from Pottery Barn and all décor accents from World Market. The couple and their two teenaged sons got bedroom makeovers as well. One of the sons, for instance, started with childish bunk beds and piles of books everywhere. "We gave him a grown-up space he could enjoy well into his high school years," says Lisha. The new bed is also from World Market. Our team renovated and completely furnished our client’s Tualatin home three years ago and when they planned a move to a much larger home in Lake Oswego, they included ATIID in a major renovation, new addition and furnishings. We first determined the best way to incorporate the furniture we’d recently sourced for every room in their current home, then upgrade new formal and entertaining spaces big time with color and style! In the living room, we looked to custom furnishings, natural textures and a splash of fresh green to create the ultimate family gathering space. Hand painted wallpaper inspired our formal dining room, where bold blue and mixed metals meet warm wood tones and an awe-inspiring chandelier. Wallpaper also added interest in the powder bath, master and guest bedrooms. Rodwin Architecture & Skycastle Homes Location: Boulder, CO USA Our clients asked us to breathe new life into a dark and chopped up 1990’s home, that had a solid shell but a dysfunctional floor plan and dated finishes. We took down all the walls and created an open concept, sunny plan where all the public social spaces connected. We added a Dutch front door and created both a foyer and proper mud-room for the first time, so guests now had a sense of arrival and a place to hang their jackets. The odd dated kitchen that was the heart of the home was rebuilt from scratch with a simple white and blue palette. We opened up the south wall of the main floor with large windows and doors to help BBQ’s and parties flow from inside to the patio. The sagging and faded wrap-around porch was rebuilt from scratch. We re-arranged the interior spaces to create a dream kid’s playroom packed with organized storage and just far enough away from the grown-ups so that everyone can co-exist peacefully. We redid the finishes & fixtures throughout, and opened up the staircase to be an elegant path through this 4 storey house. Built by Skycastle Construction.

Who says grownups have all the fun? Our client wanted to design a special environment for their children to play, learn, and unwind. Kids can have cute rooms too! These mini astronauts are big into space… so we upgraded an existing large, open area to let them zoom from one activity to the next. The parents wanted to keep the wood floors and cabinetry. We repainted the walls in a spa green (to calm those little aliens) and gave the ceiling a fresh coat of white paint. We also brought in playful rugs and furniture to add color and function. The window seats received new cushions and pillows which tied the space together. The teepee and art are just added fun points in matching black and white! Of course, the adults need love too. Mom received a new craft space which is across the playroom. We added white shutters and white walls & trim with a fun pop of pink on the ceiling. The rug is a graphic floral in hues of the spa green (shown in the playroom) with navy and pink (like the ceiling). We added simple white furniture for scrapbooking and crafts with a hit of graphic blue art to complete the space.
