Does this room look familiar? This is the indoor-outdoor patio space. The entire window wall is able to open up completely as we see in the previous photo. Do you also notice the pebble detailing? It is trimming each room that has this glossy tiled flooring. Again, it's all in the small details. Also taking a notice to the great coffee table. Its a more modern design with rustic barnwood sides and a cement top. The phenomenal red chairs up close and personal look even better. The small touches of this same colour throughout the decor, the planter and the candles, really ties this colour throughout the space.

Our well-traveled clients were soon-to-be empty nesters when they approached us for help reimagining their Presidio Heights home. The expansive Spanish-Revival residence originally constructed in 1908 had been substantially renovated 8 year prior, but needed some adaptations to better suit the needs of a family with three college-bound teens. We evolved the space to be a bright, relaxed reflection of the family’s time together, revising the function and layout of the ground-floor rooms and filling them with casual, comfortable furnishings and artifacts collected abroad.
One of the key changes we made to the space plan was to eliminate the formal dining room and transform an area off the kitchen into a casual gathering spot for our clients and their children. The expandable table and coffee/wine bar means the room can handle large dinner parties and small study sessions with similar ease. The family room was relocated from a lower level to be more central part of the main floor, encouraging more quality family time, and freeing up space for a spacious home gym.
In the living room, lounge-worthy upholstery grounds the space, encouraging a relaxed and effortless West Coast vibe. Exposed wood beams recall the original Spanish-influence, but feel updated and fresh in a light wood stain. Throughout the entry and main floor, found artifacts punctate the softer textures — ceramics from New Mexico, religious sculpture from Asia and a quirky wall-mounted phone that belonged to our client’s grandmother.

The home theatre greets you at the bottom of the stairs. Debra designed it to feature the same exterior interior beautiful stone walls and columns, the exposed steel beams spanning the opening. It also features sound deadening beautiful wall covering and carpet. Velvet motorized drapes. High end theatre screen-speakers and rear projection. Black leather down sectional/ sofa, grey pouf ottomans, a sugerberry wood buffet, concrete pebble and pedestal tables.
The lower level is home to the home theatre, a bistro bar, a custom powder bath, a rec room, an additional TV family room, a gym, a guest suite with attached bath and craft rooms and storage areas-even a zen garden. All opening to the outdoor spaces below.

In the hills of San Anselmo in Marin County, this 5,000 square foot existing multi-story home was enlarged to 6,000 square feet with a new dance studio addition with new master bedroom suite and sitting room for evening entertainment and morning coffee. Sited on a steep hillside one acre lot, the back yard was unusable. New concrete retaining walls and planters were designed to create outdoor play and lounging areas with stairs that cascade down the hill forming a wrap-around walkway. The goal was to make the new addition integrate the disparate design elements of the house and calm it down visually. The scope was not to change everything, just the rear façade and some of the side facades.
The new addition is a long rectangular space inserted into the rear of the building with new up-swooping roof that ties everything together. Clad in red cedar, the exterior reflects the relaxed nature of the one acre wooded hillside site. Fleetwood windows and wood patterned tile complete the exterior color material palate.
The sitting room overlooks a new patio area off of the children’s playroom and features a butt glazed corner window providing views filtered through a grove of bay laurel trees. Inside is a television viewing area with wetbar off to the side that can be closed off with a concealed pocket door to the master bedroom. The bedroom was situated to take advantage of these views of the rear yard and the bed faces a stone tile wall with recessed skylight above. The master bath, a driving force for the project, is large enough to allow both of them to occupy and use at the same time.
The new dance studio and gym was inspired for their two daughters and has become a facility for the whole family. All glass, mirrors and space with cushioned wood sports flooring, views to the new level outdoor area and tree covered side yard make for a dramatic turnaround for a home with little play or usable outdoor space previously.

About 29m (95ft) of custom-designed cement planters with river rock exteriors border the house. You’ll find flowers, tomatoes, spinach, herbs and other vegetation growing year round.
In front of the cement planters, you’ll find about 25 meters (80ft) of cement walkways to step on during rainy season. In fact, you can maneuver nearly all around the back and sides of the house, work in the cement planters and not get your feet muddy.
A custom water drainage system was designed and installed for this property. It routes most rain water from the roof to the roadside drainage system. It works very well.
Out and about in the backyard, you’ll find some young fruit trees to include guanabana, (2) limón, melocotón, mangustin, and fig. We also have several active guandu bushes (pigeon peas) to add to your rice or feed your parrot. You’ll also find a small moringa tree, along with some eucalyptus, salvia, and artemisa bushes. The property has been maintained by the same gardener for over 7 years.

El Frances is a highly desired location because of its central location to Boquete and David and because of the private bilingual school, Academia Internacional Boquete, about 2 km south of Emerald Drive.
For exploration, discovery, and family fun, you are just 10 minutes from the only skating rink in Panama – Boquete Skateworld. A popular upscale restaurant and spa (gym, pool, exercise equipment, massages) is just a 5 minute drive north to the Los Molinos properties. It also has the only Burger King in western Panama. The largest mall and centralized bus station in western Panama is scheduled to open in 2018 and it is just 20km directly south to David. David has two cinemas, several shopping centers, office supply businesses, a grocery warehouse (Pricesmart), and a variety of other shopping opportunities.
ATMs, convenience stores, and fuel stations are just 7KM down the road.
Approximately 11 to 12 years remain on a 20 year tax exemption.

Aqua is designed quite like the Claro however the rail mounts directly to the stationary panel allowing the active and stationary glass to be the same height. The squared track stretches in front of the stationary lights acting as the support and the track for the active door to slide on.

This project has style and identity. The villa will be an expensive piece of jewelry placed in the vastness of nature. The architectural uniqueness and originality will make villa Thea special in the architectural portfolio of the whole world. Combining futurism with naturism is a step into the future. The use of modern technologies, ecological construction methods put the villa one step higher, and its significance is greater. It is possible to create the motives of nature and in the same time to touch the space theme on the Earth. Villa consists by open living, dining and kitchen area, 8 bedrooms, 7 bathrooms, gym, cellar, storage, big swimming pool, garden and parking areas. The interior of the villa is one piece with the entire architectural project designed by Lucy Lago. Organic shapes and curved, flowing lines are part of the space. For the interior, selected white, light shades, glass and reflective surfaces. All attention is directed to the panoramic sea view from the window. Beauty in every single detail, special attention to natural and artificial light. Green plants are the accents of the interior and remind us that we are on the wonderful island of Zakynthos.

When an old neighbor referred us to a new construction home built in my old stomping grounds I was excited. First, close to home. Second it was the EXACT same floor plan as the last house I built.
We had a local contractor, Curt Schmitz sign on to do the construction and went to work on layout and addressing their wants, needs, and wishes for the space.
Since they had a fireplace upstairs they did not want one int he basement. This gave us the opportunity for a whole wall of built-ins with Smart Source for major storage and display. We also did a bar area that turned out perfectly. The space also had a space room we dedicated to a workout space with a barn door.
We did luxury vinyl plank throughout, even in the bathroom, which we have been doing increasingly.
