Midtown East LET THE LIGHT IN Midtown East- Residence This project began with the client’s concerns about moving into a low and dim apartment that had north facing windows with a view of a construction site. We began with the concept of an all-white kitchen to reflect light in back of the apartment and make the apartment feel lighter. The finish of the cabinetry is high gloss white thermafoil against custom polished chrome handles and fixtures. The appliances are seamlessly concealed. The ceiling has been dropped to highlight this area with spot pendants and adjustable recessed lights. Track Lighting is also used through the apartment to allow for adjustable projections. High Gloss Pebble Caesarstone is the finish that is carried throughout the apartment, on the kitchen counters, backsplash, island and on the radiator millwork in both the living and bedroom to reflect the light from the windows. The custom shades double fabric system allow alternating light as well as privacy and their texture create a radiating glow along the ribbon windows. The double door into the bedroom was removed and instead one sliding door was created to allow there to be a wall to mount television screens on both sides. The Bathroom’s East wall subway tile was removed and replace with reflective light blue glass tile and all new polished chrome hardware for the sink and shower body. Millwork is done in a silver walnut.

The goal here was to achieve an overall new look; a sleeker transitional style kitchen remodel with a better flow throughout the kitchen and dining room. Adding more lighting, interior storage, a desk area and custom seating area with built-in wine cubby and glass cabinetry to showcase wine glasses were on the top of this clients’ list. Replacing the existing vinyl floor with new hardwood flooring was a good choice to combine both rooms and also to provide a warm and spacious feel to an otherwise narrow space. The homeowners came across a dark marble countertop in a trade magazine but were concerned about the maintenance necessary to care for scratches and stains. We recommended Silestone’s ‘Doradus’, a new Quartz color which looks and feels like real marble, without the fuss of sealing the countertop every 6 months. The double-equal stainless steel sink with grids were stunning in contrast to the darker quartz material and the Jado single-handled stainless steel faucet was exactly the look and quality the client wanted. Along with new Electrolux stainless steel appliances, we provided custom ‘linen white’ inset cabinetry to accommodate a pantry cabinet with pull out trays, a pull-out trash receptacle, deep drawers including a bread drawer, a Lazy Susan, and a few mullion doors with glass to showcase some colorful dishware. LED dimmable lighting was furnished and installed over all countertop work areas, casting a beautiful rich glow on the linen white porcelain subway tile as well as onto the countertop below. Recessed LED dimmable Lighting was also installed on the ceiling to ensure plenty of lighting whenever needed. Our clients are thrilled with their new kitchen as it provides a much better flow as well as an appealing sleeker ‘linen white’ classic look compared to the darker wood-toned outdated kitchen they once had.

Awning windows are hinged on top and open outward, enabling ventilation without concern for the weather outside. Commonly used in hard to reach areas, they can be easily opened and closed with the turn of a handle. Tuscany Series awning windows look great when paired with picture windows.

A classic tiny, tiny, tiny prewar galley kitchen in Manhattan, this beauty was a diamond in the rough. Small, dark and outdated, it badly need a make-over! At 7 x 10 feet overall, we were tremendously concerned with space. In the renovation, the one thing we couldn't do was add space. However, we added many signature space saving touches and custom design solutions that make this feel and function like a much bigger kitchen. We ripped out everything and started fresh. Beginning with the porcelain wood floor, Cancos Tile Albero Wenge, and ending with the dropped ceiling for recessed lighting, we set the stage for a completely couture galley kitchen. Using a white palette to enlarge the space with contrasting stainless appliances and the Caesarstone Calacatta Nuvo countertops to bring a touch of the grey and realistic marble veining we transformed this ugly duckling into a classic yet contemporary gem. The custom 3-inch shaker style cabinets feature soft close drawers and doors, and space saving tricks like a sink tilt out, garbage roll outs, and spice rack. The end result: a perfect Manhattan galley kitchen!

Nestled in the hills of Orinda, California, this 1951 residence is one of only seven extant homes, now known as “The Magnificent Seven”, designed by architect Olof Dahlstrand, a protégé of Frank Lloyd Wright. With its low-slung rooflines, natural materials, and deep integration with the sloping landscape, the home is a pristine example of mid-century modern design inspired by Wright’s organic principles. Over the years, prior homeowners have emphasized preservation, ensuring that the house remained relatively untouched. Each owner has respected the original architecture and stayed true to Dahlstrand’s intent. When a family of five—two college-aged sons and a middle school-aged daughter—acquired the property, they were captivated by its history, legacy of care, and architectural significance. While they appreciated Dahlstrand’s original vision, they also recognized the need to adapt the home for contemporary living while preserving its design integrity. The remodel was conceived as a thoughtful response to the past—an effort to bring the house into the 21st century without compromising its soul. The primary mandate was to maintain architectural continuity while improving the functionality, comfort, and livability for a modern family. The design team—architects and contractor alike—worked with a shared reverence for the original architecture, allowing that mindset to guide even the most technical or pragmatic decisions. A key objective was to increase natural light in the kitchen—a departure from Wrightian principles of enclosed, intimate cooking spaces—while maintaining the home’s architectural language. One of the most transformative architectural changes was the removal of a ridge beam that was originally planned to remain visible through the kitchen. During construction, the team collaborated on a better solution: a wide-flanged steel beam concealed within the roof envelope. This subtle move preserved the clean lines and ceiling continuity, a modern update carried out with utmost respect for the existing framework. The home’s original powder room, previously accessible only through the kitchen, was relocated for better flow and privacy. A new powder room was carved out of former kitchen cabinetry—a narrow, interior space that could have felt dark and enclosed. To avoid this, the design extended the line of original transom windows into the new powder room and added a skylight above the vanity. The result is a bright and airy space that feels consistent with the rest of the home. Other updates included the installation of new solid-core interior doors with veneers carefully matched to the original mahogany, enhancing the continuity of the interiors. Even smaller decisions, such as placing the door knobs at 42 inches high, mirrored the original proportions. Every choice reflected a shared belief between the architect, contractor, and client: that new work should serve the integrity of the old. The home’s extensive interior redwood millwork and paneling was meticulously restored. Where new materials were introduced—such as the replacement redwood soffit paneling—the contractor took pains to find finish nails that matched the original, rather than using modern equivalents. This level of craftsmanship and collaboration defined the project. It extended even to the detailing of a blind door to the new powder room, which had to disappear into the existing redwood board-and-batten wall. It was a team effort: the owner found a suitable handle, the architects devised the custom in-swing mechanism, and the contractor executed it so the door aligned precisely with the battens. Throughout, the homeowners were deeply engaged in the design process. One, a meticulous design enthusiast, focused on aesthetic integrity and historic detail. The other brought a practical and function-driven perspective, ensuring that new fixtures and materials would be durable and require minimal maintenance. While the home’s location posed no major site challenges, sustainability was a key concern. The team upgraded the roof insulation, installed solar panels with battery storage, and added ductless mini-split cooling systems. A planned expansion of a bedroom into suite with a bathroom had to be shelved due to budget constraints and the high cost of below-grade foundation work. Still, the team focused their efforts on making the most of the existing footprint, resolving constraints through design ingenuity rather than adding square footage. This renovation represents a collaborative achievement in preserving and evolving a historically significant home. This couple's long-term water leak left their downstairs guest bathroom in disarray. It had gotten so bad that the toilet would actually rock due to the sub-floor deterioration. After the remodel, this small but mighty bathroom leaves a memorable impression on its guests, primarily because of its efficient footprint and bold use of color. This project became necessary after a long- term water leak left the floor tile broken and the subfloor deteriorating.
Once underway, we set out to determine what other problems we could help solve in this guest bathroom. We explored several different floorplans for this space, but we ultimately decided that the general location of the fixtures worked well for these homeowners. One of the primary concerns was to determine how we could include as much vanity storage as possible. Their old vanity included a shallow section next to the toilet, but it only had two shallow top drawers, making the bulk of the storage awkward and hard to access. Although they liked the size of their old shower stall, the plastic insert was corroding. They also didn't have anywhere to place their shower products, and there was no place to hang a towel. We opted for a tiled shower and included a shampoo niche for their bath products. We also included a horizontal shower door handle, which doubles as a towel bar.

Midtown East LET THE LIGHT IN Midtown East- Residence This project began with the client’s concerns about moving into a low and dim apartment that had north facing windows with a view of a construction site. We began with the concept of an all-white kitchen to reflect light in back of the apartment and make the apartment feel lighter. The finish of the cabinetry is high gloss white thermafoil against custom polished chrome handles and fixtures. The appliances are seamlessly concealed. The ceiling has been dropped to highlight this area with spot pendants and adjustable recessed lights. Track Lighting is also used through the apartment to allow for adjustable projections. High Gloss Pebble Caesarstone is the finish that is carried throughout the apartment, on the kitchen counters, backsplash, island and on the radiator millwork in both the living and bedroom to reflect the light from the windows. The custom shades double fabric system allow alternating light as well as privacy and their texture create a radiating glow along the ribbon windows. The double door into the bedroom was removed and instead one sliding door was created to allow there to be a wall to mount television screens on both sides. The Bathroom’s East wall subway tile was removed and replace with reflective light blue glass tile and all new polished chrome hardware for the sink and shower body.
