Overview
Whole house refurbishment, double storey wrap around extension and large loft conversion.
The Brief
Create a WOW factor space, add glamour and fun and give the house a street side and garden side, both different.
Our Solution
This project was exciting from the start, the client wanted to entertain in a WOW factor space, have a panoramic view of the garden (which was to be landscaped), add bedrooms and a great master suite.
We had some key elements to introduce such as an aquarium separating two rooms; double height spaces and a gloss kitchen, all of which manifest themselves in the completed scheme.
Architecture is a process taking a schedule of areas, some key desires and needs, mixing the functionality and creating space.
New spaces transform a house making it more valuable, giving it kerb appeal and making it feel like a different building. All of which happened at Ailsa Road.

Steps from Riverside Park, the existing apartment had previously not been renovated for 30 years and was in dire need of a complete overhaul. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. The existing formal closed kitchen and dining room were combined and opened up to allow the owners to entertain in an open living environment and allow natural light to permeate throughout different exposures of the apartment. Bathrooms were gutted, enlarged and reconfigured. Central air conditioning was added with minimal ducting as to be hidden and not seem clunky. Built-in bookshelves run the length of the perimeter walls below windows, concealing radiators and providing extra valuable storage in every room. A neutral color palette, minimalist details, and refined materials create a warm, modern atmosphere. Light brown oak veneered archways as well as LED cove ceilings are used to separate programmatic spaces visually without the use of physical partitions. A charcoal stained cube built-in was designed with in the foyer to create deep storage while continuing into the kitchen to hide the built-in refrigerator and pantry visually connecting the two spaces. The family’s two children share one large bedroom in order to create a playroom in the other which can also serves as a guest room when needed. The master bedroom features a full height grey stained ash veneered wall unit that serves as the predominant clothes storage. A panel housing the TV slides to reveal more clothes storage behind. To utilize the exiting formal maid’s room behind the kitchen, a small study and powder room were created that house laundry machines as well.

This 1930’s gem did not have a functional, beautiful kitchen. In fact, many cabinets barely opened, and some appliances didn’t even work.
The top priority was to replace the cabinetry, appliances, and finishes in the main kitchen and butler’s pantry for better functionality. The original footprint was kept mostly intact, with only minor adjustments to improve flow, connectivity, and layout. Custom cabinetry was designed to enhance storage, and a suite of high-performance appliances was installed. Finishes like a herringbone tile floor and soapstone countertops were chosen for longevity and durability.
The secondary goal was to match the beauty of the rest of the home, with traditional elements, symmetry, and warmth. Details like fluting on the range hood and a unique corbel shape mirror original moldings. Stained oak accents were color-matched to the home’s existing woodwork. White oak cabinet interiors and custom inserts create a furniture-like feel.
The finished design blends seamlessly into the historic home, and also enhances functionality for day-to-day living, hosting, and gathering.

A talented interior designer was ready for a complete redo of her 1980s style kitchen in Chappaqua. Although very spacious, she was looking for better storage and flow in the kitchen, so a smaller island with greater clearances were desired. Grey glazed cabinetry island balances the warm-toned cerused white oak perimeter cabinetry.

This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!
