Inspiration for a small coastal light wood floor sunroom remodel in Boston

A charming 1920s colonial had a dated dark kitchen that was not in keeping with the historic charm of the home. The owners, who adored British design, wanted a kitchen that was spacious and storage friendly, with the feel of a classic English kitchen. Designer Sarah Robertson of Studio Dearborn helped her client, while architect Greg Lewis redesigned the home to accommodate a larger kitchen, new primary bath, mudroom, and butlers pantry. Their property is located within 30 feet of a local stream that collects storm water from the surrounding area. The nearby stream and high water table caused the lawn area at the side of their home to flood and to remain waterlogged for a few days after each storm. The client not only had difficulty growing plants in the existing conditions, but also had a problem with mosquitoes due to standing water. Our goal was to design a self-contained, naturalistic rain garden that slowed storm water runoff, allowed for percolation, and promoted infiltration while permitting excess clean water to enter the nearby stream with diminished force. As designed, the rain garden allows the earth to slowly and more naturally absorb excess storm water while filtering out toxins such as excess nitrogen and phosphorous which are frequently found in the landscape, therefore reducing the contaminants entering the stream. A percolation test was conducted with criteria of absorbing a one-inch rainstorm within four hours without overflow. The one-inch storm calculation included an existing downspout from the home, which would be piped into the rain garden to reduce roof runoff. The first test failed due to a deep layer of high clay-content soil. Excavation continued until a layer of sandy loam was reached, the percolation test was repeated, and a successful test result was achieved. Next, the entire rain garden basin was excavated to the sandy loam layer and the soil amended with compost and sand to create a highly porous planting media. Geotextile fabric was placed to help reduce migration of the surface stone into the soil and allow for minimal maintenance. Gravel, river stone and small boulders were carefully placed to achieve the look of a natural streambed. A palette of mostly native plants with a few non-invasive ornamentals were chosen for their ability to survive in extreme conditions ranging from floods to drought and were placed according to their specific preferences. Wetland plants were chosen for the lowest portion of the rain garden as that area remains saturated for longer periods of time, with a Chionanthus virginicus as a focal point surrounded by irises and ferns at the lowest depth. Plants tolerant of drier conditions were chosen for the upper edges of the garden. The beautiful colors of Monarda, Ligularia, Eupatorium, Solidago, Chelone, and Rudbeckia were scattered within the upper edge, while movement and softness were incorporated by use of the graceful Nassella that lines the border. Finally, winter interest was provided with a backdrop of Cornus sericea. As built, this small rain garden creates tremendous impact by decreasing the amount of storm water runoff not only on our client's property, but also in the neighboring stream. It serves as a means of slowing the water and providing an area for infiltration back into the earth. With our design expertise and experienced project management, Lorain Design remodeled all 3 Bathrooms and the Laundry Room for these clients with large format patterned wood grain tile and light textured laminate cabinets that we fell in love with. The warm look of wood-tone tile is one of our current favorites for creating an inviting spa-like ambiance for bathrooms. The Primary Bath was made with an eye for aging in place and it's gorgeous! One sink is lower with knee space for a wheelchair if needed and the shower access has no curb or shower door to get in the way.

The master bedroom is a symphony of textures and patterns with its horizontal banded walls, hexagonal ceiling design, and furnishings that include a sunburst inlaid bone chest, star bamboo silk rug and quatrefoil sheers. A Bonisolli Photography

Imagine a lazy morning in this casually elegant kitchen, sipping your freshly brewed coffee as natural light pours through floor to ceiling windows. Then imagine being in this kitchen sipping your morning coffee and gazing out at the beautiful rolling landscape of one of New England’s prestigious golf clubs. Imagine . . . The owner of this beautiful contemporary kitchen with its idyllic setting imagined ! And her kitchen designer captured her imagination and brought this inspired space to life in both style and function. Columns of stainless steel are balanced by columns with the warmth of birch wood with just a hint of stain. On an adjacent wall one more wood column rises from floor to ceiling. A strong horizontal line of cabinetry seemingly intersects the vertical columns. While contemporary in design, the cabinetry in this kitchen found its beginnings with the Shakers and the designers of the Craftsman period. Increasing the size of the framing on the doors, accenting the cabinet shapes with square-edged trim and blocks of wood at varying depths, thinly slicing and randomly sizing the natural stone on the accent wall, and choosing oversized stainless steel handles definitively bring this kitchen forward in time. Recycled glass countertops in a soft, quiet color continue to help this kitchen live so harmoniously with its surroundings. As the day unfolds and the lazy morning turns into ambitious meal preparation, it is clear that this kitchen is a chef’s delight. The stainless steel columns incorporate double ovens, a microwave and a steam oven. Two wood columns house a refrigerator and a freezer. The separate wood column reveals pantry storage, and a TV is hidden behind a lift-up door. On the island with its clean, rectangular shape two dishwashers flank the sink. Imagine ! how much more pleasant the task of clean-up is when you overlook the family living space and vista beyond. In the cook center, a complement of drawers provides excellent storage for pots and pans, utensils, spices and herbs around the 5-burner cooktop. A powerful vent with a rear exhaust maintains the horizontal design of the space. And the freshly-brewed coffee in the morning ? It comes from a built-in coffee maker that’s just around the corner from the refrigerator. Along with a wine refrigerator, it creates a beverage and serving center between the kitchen and the dining room. The homeowner envisioned a kitchen that is as beautiful as its surroundings. Her kitchen designer wanted her kitchen to be as functional as it is beautiful. Both agree that this kitchen lives up to their expectations!
