This home combines function, efficiency and style. The homeowners had a limited budget, so maximizing function while minimizing square footage was critical. We used a fully insulated slab on grade foundation of a conventionally framed air-tight building envelope that gives the house a good baseline for energy efficiency. High efficiency lighting, appliance and HVAC system, including a heat exchanger for fresh air, round out the energy saving measures. Rainwater was collected and retained on site. Working within an older traditional neighborhood has several advantages including close proximity to community amenities and a mature landscape. Our challenge was to create a design that sits well with the early 20th century homes in the area. The resulting solution has a fresh attitude that interprets and reflects the neighborhood’s character rather than mimicking it. Traditional forms and elements merged with a more modern approach. This was one of those special projects in which we were able to build not only a incredibly insulated and efficient home, but were also able to incorporate a bunch of custom woodworking, metal work, stone work and historical details into the project. We adhered to “Efficiency Vermont’s’ rigorous High Performance Home standards in the construction of this project. In addition, this was a Duplex and as a result required extra attention to special code requirements surrounding multi-family construction. We also tried to recreate the exterior details to match with the historical period of early Vermont.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. For this project, our client came to us looking for a full-service company to build a custom, high-efficient new home with minimal exterior maintenance. In order to achieve this, we used a different medium of product, including split-faced concrete block to natural cedar siding, both of which require zero maintenance. The design throughout was congruent with the contemporary farmhouse aesthetic and highly-efficient goal of the client and adhering to the energy standards of Efficiency Vermont. A few of the features included a finished concrete floor, a cutting-edge wood-fired boiler system to efficiently heat the home.

Tucked away in the backwoods of Torch Lake, this home marries “rustic” with the sleek elegance of modern. The combination of wood, stone and metal textures embrace the charm of a classic farmhouse. Although this is not your average farmhouse. The home is outfitted with a high performing system that seamlessly works with the design and architecture. The tall ceilings and windows allow ample natural light into the main room. Spire Integrated Systems installed Lutron QS Wireless motorized shades paired with Hartmann & Forbes windowcovers to offer privacy and block harsh light. The custom 18′ windowcover’s woven natural fabric complements the organic esthetics of the room. The shades are artfully concealed in the millwork when not in use. Spire installed B&W in-ceiling speakers and Sonance invisible in-wall speakers to deliver ambient music that emanates throughout the space with no visual footprint. Spire also installed a Sonance Landscape Audio System so the homeowner can enjoy music outside. Each system is easily controlled using Savant. This 264 square foot prefab home was packaged and brought to the client’s property as just 64 flatpacked components, and assembled from start to finish in six weeks. AVAVA believes that beautiful design and a commitment to sustainability can work together with the efficiency of prefab to deliver the highest quality housing that the average citizen can afford. This project is intended as a future retirement retreat for a professional couple currently living in San Francisco. It was permitted as a residential secondary dwelling unit according to the planning code in the city of Livermore. Named Britespace, our prefab models feature a 12’x16’ window wall, and a 14’ ceiling that fills the home with natural light. The interior can be fitted with a full kitchen or simple counter and wetbar, and a full or half bath – or left open for office or guest bedroom use. The Britespace is available in 264, 352, and 480 square foot sizes, and comes in a limited number of design options for interior and exterior finishes. Osburn 2300 Series High Efficiency EPA Wood Stove The 2300 model, one of Osburn’s new-generation wood stoves, comes from the drawing board to you, backed by the advanced technology of Solid-Edge, a 3-D software design program. It features an aesthetically pleasing cast-iron door complete with the Osburn logo, hidden latch and hinges, and extra-large glass window. Each 2300 model is equipped with an ultra-quiet crossflow blower.

At an elevation of 8750' and winter design temperature of -16 degrees F, the historic mountain mining town of Telluride, Colorado can be cold! Beyond Efficiency was brought on board for its cold-climate expertise and provided buiding envelope advising and detailing, mechanical engineering, and guidance in surpassing Telluride's energy efficiency requirements for the new single-family home. The project was completed in the fall of 2016. Our detailed plan review of preliminary building envelope details services identified thermal bridging issues at basement wall intersections with the slab and raised floor. Simple modifications significantly reduced heat loss and improved constructability. We also advised on the above-ground framed wall assemby, which resulted in a 2x6 wood-framed wall insulated with dense-pack cellulose, ZIP System sheathing (which doubles as the airtight weather-resistant barrier (WRB)), 2" continuous rigid mineral wool insulation, 1x4 furring, and fiber cement lap siding. The wall assembly reduces heat loss 20% compared to Telluride's minimum requirement, and the R-52 roof assembly is 35% better than code. Alpen high-solar gain fiberglass windows, which include a low-E film suspended between the two panes of glass, reduce window-related heat losses by 50% compared to code and round out the high-performance envelope package. The final mechanical system design includes heat-recovery ventilation and in-floor radiant hydronic heating provided from a 95% AFUE high-efficiency condensing gas boiler. Utility bills from the first year of occupancy demonstrate the project's highly efficient design: the household's total site energy is about 20% less than that of the average Colorado residence, an impressive feat given that Telluride is in a significantly more extreme climate zone than a majority of Colorado's population. Tub/shower combo - transitional tub/shower combo idea in San Francisco

Wild View Farm includes a new “Forever home” (we deconstructed an existing house with a 90% landfill diversion rate), and enhancements to several working barns. The 80 acre site was an original homestead farm from the 1890’s. Both its buildings and soil had become severely degraded. The owners are working to holistically restore this property and make it a model of modern regenerative farming. They are planting hundreds of trees, re-introducing livestock and working with Dryland Agroecology Research and High Plains Permaculture to restore the soil. The -51 HERS rated home is not just energy-efficient - it’s a model of “Regenerative design”. The deep green house design included multiple challenges – foremost was how to create a Passive Solar design that also took full advantage of the massive views to the West. We solved it with an L shaped building that optimized passive and active solar strategies on the south face, then actively protected the western facade with a giant covered porch and tuned glazing. The home’s leading-edge energy package includes a Ground source heat pump, a large roof-mounted solar PV array, battery back-up, EV chargers, and Energy Recovery Ventilator (ERV), Energy Star Appliances and windows, a robust foam insulation shell and LED lighting. We also endeavored to craft a modern day interpretation of the farmhouse typology, with a low-slung simple gable-roofed form that would feel like it’s always been there. The exterior material palette of limestone, cementitious stucco and heavy timber gives it a rich Colorado Modern Farmhouse feel. The home is full of custom details like walls of vaulted glass to capture the sweeping mountain views, an AI Smart Home control system, a sleeping loft for kids and guests, a hard-working Butler’s Pantry, a gourmet outdoor kitchen, a pool & spa, a cozy office nook for reading, and a lovely built-in bench for morning coffee.
