For this renovation we tackled both the ensuite and main bathrooms for a returning client. In-keeping with the vision for their recently completed kitchen, the design for these rooms includes high contrast finishes paired with natural stone countertops and sleek, modern fixtures. For the ensuite, the goal was to make best use of the rooms’ protentional. In the shower, a large format tile combined with a complementing accent mosaic in the niche, as well as a bulit-in bench, lend a luxurious feel to a compact space. The full width medicine cabinet and custom vanity add much needed storage, allowing this room to live larger than it is. For the main bath the clients wanted a bright and airy room with a bold vanity. The dramatic countertop adds warmth and personality, and the floating vanity with a full height linen tower is an organizers dream! These spaces round out the renovations to the home and will keep the clients in a stylish space for years to come.

You know by now we love designing in Bend, and Caldera Springs just feels like home! This project, (a collaboration with Olsen Bros. Construction and Heidi Byrnes Design) is the “forever home” for a couple relocating from Lake Oswego. Soaring wood ceilings, open living spaces and ample bedroom suites informed the client’s classic/modern finish choices. The furnishings aesthetic began with fabric to inspire pattern and color, and the story for each room unfolded from there. The great room is dressed in deep green, rust and cream, reflecting the natural palette outside every door and window. A pair of plush sofas large enough to nap on, swivel chairs to take in the view, and unique leather ottomans to tuck in where needed, invite lounging and conversation. The primary and back guest suites offer the most incredible window seats for cozying up with your favorite book. Layered with custom cushions and a pile of pillows, they’re the best seat in the house. Exciting wallpaper selections for each bathroom provided playful focal walls, from the deep green vinyl grass cloth in the primary bath, to a forest of sparkling tree lines in the powder bath. Amazing how wallpaper can define the personality of a space! This home is full of color, yet minimal in the “extras” and easy to maintain. It’s always refreshing for us to return to a home we dressed months ago and have it look just like we left it! The original patio was about 274 square feet and we added 352 square feet. The total entertaining space is now over 600 square feet! The house also backs up to water so they wanted an outdoor space to spend watching the beautiful backdrop. As we extended the roof line, the homeowners agreed that an open gable would be too open, therefore we ended up with the hip roof with an added, smaller open gable. That allows some additional natural light to come through with their high living room windows. The fireplace was placed in the corner next to the home wall rather than out on the perimeter because we didn't want to take away from the view to the back. It’s been my experience that it’s not un-common to discover fantastic tiled floors hidden underneath an additional layer of flooring usually carpet or linoleum. This was the case with this property, situated in the town of Canley, Coventry, where the owner had found a Quarry tiled floor underneath Vinyl tiles which had been stuck down using an adhesive. Quarry tiles are typically hard wearing and very durable and a sensible choice for flooring in high traffic areas of both residential and commercial properties, a tiled floor is of course a difficult to remove so it’s not surprising that tiles do get covered over rather than replaced during redecoration. Taste’s change and like most property owners who unearth hidden tiled floors, my client was keen to restore them as an original feature. Despite the amount of adhesive and the poor state of the Quarry tiles, I was confident that the floor could be restored to new, so we agreed a date for me to come back to the property and complete the work. The process of cleaning the Quarry tiled floor – including remove large amounts of adhesive – took a total of two days to complete. I started by carefully removing the Vinyl tiles using a hand scraper which as you can imagine was a lot of manual effort and the adhesive proved quite difficult to remove. In the end I had to use a combination of a very coarse 50 grit pad fitted to a heavy rotary machine lubricated with water, to clear the area completely of the substance. The resulting slurry was rinsed away, and the floor was then given a thorough acid rinse with Tile Doctor Grout Clean-Up. Grout Clean-Up is a cleaner which contains concentrated phosphoric acid, and is designed to dissolve minerals such as salts and cement left on the surface of the tile. This was followed by a final thorough rinse with water, and the excess moisture was soaked up with a wet-vac machine. After the cleaning process was complete, I left the floor to dry off completely for 24 hours. Upon my return to the house the next day, I checked for any dampness that could have damaged the performance of the sealer, thankfully, the floor was dry and ready to seal, and so I proceeded to apply several coats of Tile Doctor Seal & Go Extra. Seal & Go Extra is a fully breathable sealer that provides for effective moisture transmission. It provides durable surface protection against dirt and stains, and is suitable for most kinds of internal, natural stone tiled floors, including Quarry, Victorian and Flagstone. Description: In early 1994, the architects began work on the project and while in construction (demolition, grading and foundations) the owner, due to circumstances beyond his control, halted all construction of the project. Seven years later the owner returned to the architects and asked them to complete the partially constructed house. Due to code changes, city ordinances and a wide variety of obstacles it was determined that the house was unable to be completed as originally designed. After much consideration the client asked the architect if it were possible to alter/remodel the partially constructed house, which was a remodel/addition to a 1970’s ranch style house, into a project that fit into current zoning and structural codes. The owner also requested that the house’s footprint and partially constructed foundations remain to avoid the need for further entitlements and delays on an already long overdue and difficult hillside site. The architects’ main challenge was how to alter the design that reflected an outdated philosophical approach to architecture that was nearly a decade old. How could the house be re-conceived reflecting the architect and client’s maturity on a ten-year-old footprint? The answer was to remove almost all of the previously proposed existing interior walls and transform the existing footprint into a pavilion-like structure that allows the site to in a sense “pass through the house”. This allowed the client to take better advantage of a limited and restricted building area while capturing extraordinary panoramic views of the San Fernando Valley and Hollywood Hills. Large 22-foot high custom sliding glass doors allow the interior and exterior to become one. Even the studio is separated from the house and connected only by an exterior bridge. Private spaces are treated as loft-like spaces capturing volume and views while maintaining privacy.
