In this particular room, it was important for our homeowners to update their upper level guest bathroom to imitate and incorporate classic tiles that could be found in a bathroom built during the homes original era. Italian Carrera tiles combined with gray toned one-inch tiles create contrast beside the Benjanmin Moore's Rock Gray color distributed on the walls. This small space was once the main parking area for this cottage lakeside home and was radically transformed into an intimate and inviting courtyard. Defined by a hand stacked fieldstone wall, granite stepping stones lead from the entrance of the garden and gradually wind their way over a stream bed and lead to the porch that borders the garden. Although set in a cold weather climate, the client requested that the garden be developed to have a lush tropical feeling yet remain consistent with the general surroundings. This was achieved by using a mixture of large leafed perennials such as Ligularia, Hosta and Petasites (Butterbur) ,along with various groundcovers and other perennials including Ferns, Iris and Japanese Forest Grass. The central feature of the garden is a naturalized meandering stream and pond filled with Koi. The use of water in the garden thematically ties the house and courtyard to the homes’ surrounding, an adjacent lake, and adds movement and tranquil sound to the space. Stepping stones appear to float across the surface of the water allowing the visitor another way to enjoy the space. This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. Awesome Norristown PA bi-level home remodel. We gutted the whole first level of this home down to the bare bones. We redesigned the space to an open floorplan. New structural framing, insulation, windows and doors, and all mechanicals were relocated and improved. Lighting! Lighting! Lighting! everywhere and it makes all the difference. Led lighting and smart switches were used for up lighting above cabinetry, task lighting under cabinetry, general room lighting, accent lighting under bar top, and all decorative fixtures as well. The kitchen was designed around a central island with elevated seating that is designed around the new structural columns required to open the whole area. Fabuwood cabinetry in Galaxy Horizon finish make up the perimeter cabinets accented by Galaxy Cobblestone finish used for the island cabinetry. Both cabinetry tones coordinate perfect with the new Luxury vinyl plank flooring in Uptown Chic Forever Friends. I’ve said it before and I’ll say it again, luxury vinyl is Awesome! It looks great its ultra durable and even water proof as well as less expensive than true hardwood. New stair treads, railings, and posts were installed stained to match by us; giving the steps new life. An accent wall of nickel gap boards was installed on the fireplace wall giving it some interest along with being a great clean look. The recessed niche behind the range, the dry stacked stone tile at the islands seating area, the new tile entry in a herringbone pattern just add to all the great details of this project. The New River White granite countertops are a show stopper as well; not only is it a beautiful stone the installation and seaming is excellent considering the pattern of the stone. I could go on forever we did so much. The clients were terrific and a pleasure to work with. I am glad we were able to be involved in making this dream come true.

This is the addition to a early 1960's split level. The addition encloses a family room and dining room. The dining room is defined by the higher ceiling. Daylighting is brought further into the interior by the use of a light shelf, which bounces the daylighting off of it and reflects it up onto the ceiling of the taller space. The overhang that the light shelf is made from blocks out the high summer sun, while still admitting the low winter sun for passive solar gain. The property dropped off quickly starting at 30 ft out their back door. We used this fall in elevation to our advantage by creating a stunning vanishing edge swimming pool which gives the feeling of being in the mountains. The owners wanted a backyard oasis for entertainment and social functions. All the boxes were ticked off on this project. Spa and waterfall with stream, vanishing edge pool, and pool side bar with built in bar stools, beach entry, outdoor entertainment system, night lighting system, outdoor kitchen and fire pit. They even have a putting green and children’s play area. We used the grade changes to our advantage by designing three separate terrace levels surrounding the pool. The upper level contains the outdoor kitchen, fire pit and spa. The large second level includes the stream, beach entry and plenty of area for chase lounges and pool side activity, while the lower level takes advantage of the bar stools at the deep end and the cantilevered stone slab bar top.
