The quest for the perfect dog friendly landscape took a fun turn this year with canine clients Rey and Finn. The Havanese siblings insisted on a large patio with room for snoozing and snacking, healthy turf for sniffing and rolling, and a dedicated area for when Mother Nature calls. The homeowners wanted a large outdoor room for relaxing and entertaining and to ensure there were no toxic plants, as we all know how much puppies will eat just about anything. Mel & Doug worked with landscape contractor Grant Smith to design the patio and the stream bed at the bottom of the yard while I designed the planting plan and contributed design expertise to the retaining walls, patio and stream bed design. In a true collaboration we transformed a boring backyard into an inviting oasis for dog and human alike. Harmony Design Northwest's VP of Fun, toy poodle Beamer, often visits for an afternoon of romping through the grass and exploring the lower level stream bed. This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. This lower level bar was a special surprise from wife to husband - the custom Criss Craft boat island was kept under wraps until unveiled in a special moment. The floor is a wide plank floor that mimics wood but with fun blue and grey color tones. The backsplash tile is an oversides arabesque mosaic in a blue that miimics the lake water. The bar is truly a kitchenette for entertaining on the lake level, complete with full fridge, range, dishwasher and built in bar on that far left cabinet. The counterstools were custom made for the project by a local craftsman.

"Her main objective with this space was to create a large area for 10 to 20 guests, including seating and the prep and cooking of meals." Located in the backyard of the client's home in Spring, TX, this beautiful outdoor living and entertaining space includes a 28-by-12-foot patio with Fantastico silver travertine tile flooring, arranged in a Versailles pattern. The walkway is Oklahoma wister flagstone. Providing filtered shade for the patio is a two-level pergola of treated pine stained honey gold. The larger, higher tier is about 18 by 10 feet; the smaller, lower tier is about 10 feet square. "We covered the entire pergola with Lexan - a high-quality, clear acrylic sheet that provides protection from the sun, heat and rain," says Outdoor Homescapes of Houston owner Wayne Franks. Beneath the lower tier of the pergola sits an L-shaped, 12-by-9-foot outdoor kitchen island faced with Carmel Country ledgestone. The island houses a Fire Magic® combination charcoal-gas grill and lowered power burner, a Pacific Living countertop pizza oven and a stainless steel RCS trash drawer and sink. The countertops and raised bar are Fantastico silver travertine (18-square-inch tiles) and the backsplash is real quartz. "The most unique design item of this kitchen area is the hexagon/circular table we added to the end of the long bar," says Lisha. This enabled the client to add seating for her dining guests." Under the higher, larger tier of the pergola is a seating area, made up of a coffee table and espresso-colored rattan sofa and club chairs with spring-green-and-white cushions. "Lighting also plays an important role in this space, since the client often entertains in the evening," says Wayne. Enter the chandelier over the patio seating arrangement and - over the outdoor kitchen - pendant lamps and an industrial-modern ceiling fan with a light fixture in the center. "It's important to layer your lighting for ambiance, security and safety - from an all-over ambient light that fills the space to under-the-counter task lighting for food prep and cooking to path and retaining wall lighting." Off the patio is a transition area of crushed granite and floating flagstone pavers, leading to a circular firepit area of stamped concrete. At the center of this circle is the standalone firepit, framed at the back by a curved stone bench. The walls of the bench and column bases for the pergola, by the way, are the same ledgestone as the kitchen island. The top slab on the bench is a hearth piece of manmade stone. "I think the finish materials blend with the home really well," says Wayne. "We met her objectives of being able to entertain with 10 to 12 to 20 people at one time and being able to cook with charcoal and gas separately in one unit. And of course, the project was on time, on budget." "It is truly a paradise," says the client in her Houzz review of the project. "They listened to my vision and incorporated their expertise to create an outdoor living space just perfect for me and my family!"

White floors can be challenging to use, but when pulled off correctly are extremely rewarding. An instant statement-maker, they often present the challenge of maintenance. For Nordland, we specifically created a slightly weathered pattern with darker knots, so that they do not reveal dirt as quickly. REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6" or 7" widths, and 36" or 48" lengths. For Modin, we designed our planks to be 9" wide, and 60" long. A rare find in Bloomfield Township is new construction. This gem of a custom home not only featured a modern, open floorplan with great flow, it also had an 1,800 sq. ft. unfinished basement. When the homeowners of this beautiful house approached MainStreet Design Build, they understood the value of renovating the accessible, non-livable space—and recognized its unlimited potential. Their vision for their 1,800 sq. ft. finished basement included a lighter, brighter teen entertainment area—a space large enough for pool, ping pong, shuffle board and darts. It was also important to create an area for food and drink that did not look or feel like a bar. Although the basement was completely unfinished, it presented design challenges due to the angled location of the stairwell and existing plumbing. After 4 months of construction, MainStreet Design Build delivered—in spades! Details of this project include a beautiful modern fireplace wall with Peau de Beton concrete paneled tile surround and an oversized limestone mantel and hearth. Clearly a statement piece, this wall also features a Boulevard 60-inch Contemporary Vent-Free Linear Fireplace with reflective glass liner and crushed glass. Opposite the fireplace wall, is a beautiful custom room divider with bar stool seating that separates the living room space from the gaming area. Effectively blending this room in an open floorplan, MainStreet Design Build used Country Oak Wood Plank Vinyl flooring and painted the walls in a Benjamin Moore eggshell finish. The Kitchenette was designed using Dynasty semi-custom cabinetry, specifically a Renner door style with a Battleship Opaque finish; Top Knobs hardware in a brushed satin nickel finish; and beautiful Caesarstone Symphony Grey Quartz countertops. Tastefully coordinated with the rest of the décor is a modern Filament Chandelier in a bronze finish from Restoration Hardware, hung perfectly above the kitchenette table. A new ½ bath was tucked near the stairwell and designed using the same custom cabinetry and countertops as the kitchenette. It was finished in bold blue/gray paint and topped with Symphony Gray Caesarstone. Beautiful 3×12” Elemental Ice glass subway tile and stainless steel wall shelves adorn the back wall creating the illusion of light.
