Inspiration for a transitional living room remodel in Dallas with a standard fireplace and a stone fireplace

The roof line comes down low on the second floor to reduce the height of the house and create an interesting roof form without losing too much floor space on the second floor. Pushing the shed dormers out flush with exterior walls helps accomplish these goals. This is Phase-1 of a 2 phase project. The future Phase-2 addition will enclose the fireplace with a matching bedroom wing that will complete the symmetry centered on the front porch. The windows on the gable wall will move out to the new gable wall.

Slate Gray painted alder cabinets mixed with those fashioned from distressed oak keep the kitchen "piecy", as if renovated over time. We varied the styles and materials to provide an historic interest. Open shelves in reclaimed oak and antique iron brackets allow for casual and "at your fingertips" storage. This expansive Victorian had tremendous historic charm but hadn’t seen a kitchen renovation since the 1950s. The homeowners wanted to take advantage of their views of the backyard and raised the roof and pushed the kitchen into the back of the house, where expansive windows could allow southern light into the kitchen all day. A warm historic gray/beige was chosen for the cabinetry, which was contrasted with character oak cabinetry on the appliance wall and bar in a modern chevron detail. New mahogany library. The fluted Corinthian pilasters and cornice were designed to match the existing front door surround. A 13" thick brick bearing wall was removed in order to recess the bookcase. The size and placement of the bookshelves spring from the exterior windows on the opposite wall, and the pilaster/ coffer ceiling design was used to tie the room together. Inspiration for a timeless patio remodel in DC Metro with a fire pit

Richard Mandelkorn A newly connected hallway leading to the master suite had the added benefit of a new laundry closet squeezed in; the original home had a cramped closet in the kitchen downstairs. The space was made efficient with a countertop for folding, a hanging drying rack and cabinet for storage. All is concealed by a traditional barn door, and lit by a new expansive window opposite.
