How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

This was a mid century duplex that we gut-renovated and converted into a single family home with an updated modern aesthetic. The original house was a mix of styles: midcentury modern with Jeffersonian windows- a bit muddled! We worked with the owners to create a clean, unified aesthetic for an updated modern family home. The scope of the work involved completely new systems (plumbing, electric and HVAC) and gut-renovating all three floors in phases that allowed the homeowners to remain in occupancy throughout the project!

Ohio Exteriors installed a LivingSpace Transitions 4 season custom cathedral style sunroom that measured 12' x 16'. we installed the custom vinyl windows. We tied into the existing roof, and matched the existing shake siding. We extended the existing HVAC system. We also installed new French doors.

This home combines function, efficiency and style. The homeowners had a limited budget, so maximizing function while minimizing square footage was critical. We used a fully insulated slab on grade foundation of a conventionally framed air-tight building envelope that gives the house a good baseline for energy efficiency. High efficiency lighting, appliance and HVAC system, including a heat exchanger for fresh air, round out the energy saving measures. Rainwater was collected and retained on site. Working within an older traditional neighborhood has several advantages including close proximity to community amenities and a mature landscape. Our challenge was to create a design that sits well with the early 20th century homes in the area. The resulting solution has a fresh attitude that interprets and reflects the neighborhood’s character rather than mimicking it. Traditional forms and elements merged with a more modern approach. Custom cabinets featured are Delaware doors including two corner cabinets with lazy susans, a drawer within a drawer, refrigerator cabinet, silverware and utility drawer inserts, under cabinet dimmable LED lighting and a concealed key cabinet. Other cabinet details: • Upper: Frosty white. • Lower: Hearthstone Gray with Coffee Glaze • Varying length Stanton drawer pulls were chosen based on drawer width • Birch plywood interior with dovetail joints The cabinets are complimented by a backsplash of 2x4 inch Bone Crackle with beveled edge tile from AdexUSA with TEC Light Buff grout. Appliances are Bosch (slide-in range, range hood, microwave and dishwasher) with the exception of an LG French door refrigerator chosen for its non-clogging ice delivery system. The white oak floors are complimented with flush HVAC vents throughout the first floor. Stain color: Nutmeg. The floors are finished with Bona HD Traffic low VOC Floor Finish. The walls are painted with Sherwin Williams 7632 Modern Gray Duration Home Interior Acrylic Latex. New door hardware is Schlage brushed nickel.

This modern exterior was created with a blend of different surfaces that reflect a very unique aesthetics. The house was done with white smooth stucco finish and black aluminum trims and custom gutters. Brazilian Ipe wood was used on the front around the windows. On the second floor's face we installed Black Italian porcelain slabs and a custom powder coated black metal fence to hide the HVAC systems on the roof

Cluttered, dark, and chilly basements can be daunting spaces for remodeling. They tend to get filled with every old and unwanted item in the house from worn out furniture to childhood memorabilia .This basement was a really challenging task and we succeed to create really cozy, warm, and inviting atmosphere—not like a basement at all. The work involved was extensive, from the foundation to new molding. Our aim was to create a unique space that would be as enjoyable as the rest of this home. We utilized the odd space under the stairs by incorporating a wet bar. We installed TV screen with surround sound system, that makes you feel like you are part of the action and cozy fireplace to cuddle up while enjoying a movie.

The siding is Nichiha fiber cement. The frieze details around the home are made up of many detailed pieces, all comprised of materials that will not rot. The porch floors and railing are Timbertech composite. The home was built with efficiency and indoor air quality in mind. The home has Marvin windows, spray foam insulation, efficient HVAC systems and energy recovery ventilators installed. The energy recovery ventilators keep the home feeling fresh and clean with the introduction filtered fresh air from outside.

In this project in Chadds Ford, we provided a comprehensive renovation service, addressing framing, drywalling, and fireblocking as per code requirements. The master and second-floor bathrooms were overhauled with new fixtures, including vanities, toilets, and showers, alongside meticulous tile installations and lighting upgrades. Plumbing and electrical systems were updated throughout, while new trims and moldings were installed for a refreshed look. Windows and doors were replaced, and a new kitchen layout was implemented with updated cabinets, countertops, and fixtures, in line with the owner's preferences. Flooring and painting works were carried out across the property, while HVAC, roofing, and siding received necessary attention to ensure a complete transformation.
