This project involved building a full bathroom addition designed for accessibility and safety. The homeowner needed a comfortable bathroom on the main level for an elderly family member. The space includes a curbless walk-in shower with a properly sloped floor to allow water drainage while maintaining a flat entry for easy access. Grab bars were installed for additional support and safety. The shower walls and ceiling were fully tiled to improve durability and moisture resistance. The project included plumbing installation through the crawl space, electrical work, insulation, drywall, vanity installation, toilet installation, glass sliding shower doors, and tile flooring throughout the entire bathroom. All work was completed according to code requirements and successfully passed inspection. The final design provides a safe, modern, and functional bathroom space for long-term use.

The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). Out with the old kid’s bath and in with the new and improved guest bathroom! We used Queen Beige Marble tiles, Cambria Quartz countertops, white fixtures and vanity, finished with polished chrome hardware and plumbing to give it a more sophisticated look. The mirror was custom designed and built by the cabinet maker to accommodate the LED light bar we found. A warm gray paint color keeps this bathroom from getting too beige and creates a nice balance. Every successful bath project starts with the right design plan and for this teen’s bathroom, creating a stylish space reflecting their personalities was a must. Safety features, good lighting and proper ventilation improved the usability and enhanced the space for these young adults. We recommended a vent fan that not only removes unwanted moisture but also can stream their favorite music from their smart phones Bluetooth so that the phones can stay safe and dry in a nearby room. Transitional larger format tile in a neutral grey tone, unique and decorative glass tile and brushed nickel edging around the shower cubby added an element of dimension and style. The decorative tile created a stunning focal-point to the back wall of the shower and complimented the brushed nickel fixtures and tending finishes of the white quartz countertop and grey-blend porcelain plank flooring.

This project started as a repair to a severely age degraded basement wall. With a bit of creative thinking it became an opportunity for creating a daylight basement. The plan for this daylight basement project was to terrace the adjacent grade, allowing for a wall of lower level windows and a set of steps dropping down to a new exterior entry door. We had just enough room in the side yard setback to fit it all in. A daylight basement project such as this is no small matter regarding safety issues. I have a lot of respect for the fearless yet professional manner that Jason Smith of Ozz Construction showed to execute this difficult project. The temporary support shoring allowed the crew enough working room to put in the structural steel and wall framing that holds up the entire south side of the building. The completed daylight basement transforms the feel and functionality of this formally dark and dreary area. This new natural light will be a great improvement to this future finished apartment space.
