These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. Addition and whole house renovation to 1940's Arlington colonial home; doubling the square-footage. Includes new Kraftmaid Cabinets, new appliances, new dining area, new living room area, full basement playroom, new master, and new guest room.

Offering a beautiful view through a large window into the backyard, we knew we would highlight the window and design a new kitchen layout, around that window. The former kitchen felt closed in with super dark cabinets. Along with the homeowner, our team designed a light and airy kitchen, including a new pass through to the dining room. Closed off from the kitchen before, the pass through not only allows light to flow in from the beautiful bay window in the dining room, but if offers a functional countertop used for entertaining and serving guests. Not pictured is a drop zone, located immediately when you enter from the mudroom. Drop zones are fantastic for everyday items like keys, wallets, dog gear and more. We added an additional opening to the living room, right off the kitchen as well as a wet bar strategically placed outside the ever day kitchen work zone. Wet bars are fantastic for holding entertainment dishware, barware and appetizers! We finished the space with beautiful new hardwood floors throughout the entire first floor, except the tile in the mudroom.

This unique city-home is designed with a center entry, flanked by formal living and dining rooms on either side. An expansive gourmet kitchen / great room spans the rear of the main floor, opening onto a terraced outdoor space comprised of more than 700SF. Few things bring us more joy than creating a bespoke space for our clients. certain projects progressed in stages. what began as a gut renovation of the main house expanded in scope to include the addition of an attached guesthouse and blowout and remodel of the kitchen. with each stage came new challenges and opportunities and a welcome reminder that a designer’s work is never truly done.

In 2019 this bathroom was remodeled for the five boys to use. The window in this bathroom was closed to allow for the addition, but this bathroom was able to get an updated layout and within the addition another bathroom was added. The homeowners’ love for blue and white became the cornerstone of this bathroom’s design. To achieve their vision of a ship-inspired space, we introduced a color scheme that seamlessly blended these two favorite hues. The bathroom features two sinks, each with round mirrors and three blue light fixtures, giving it a nautical charm that is both calming and cohesive with the rest of this home’s updates. The bathroom boasts a range of functional and aesthetic elements, including painted cabinets that complement the color scheme, Corian countertops that offer a sleek and easy-to-maintain surface, and a wood-grained tile floor that adds warmth and texture to the space. The use of white and blue subway tile, wainscot tile surrounding the room, and black hardware create a nautical vibe that’s not only visually appealing but also durable. Stainless faucets and hooks (rather than towel bars) are not only stylish but also practical for a busy bathroom. The nautical elegance of this bathroom is a testament to our commitment to understanding and bringing to life the unique vision of our clients. Inspiration for a mid-sized transitional beige split-level mixed siding gable roof remodel in Philadelphia

“Greensboro’s Grandest House” was recently selected as the 2013 ShowHouse presented by the Junior League of Greensboro and national media sponsor Traditional Home. Among the local and national design talent featured in this special fundraising event was design duo Patti Allen and Stephanie James of Furnitureland South, who transformed the estate’s patio into a classic, colorful and cozy space. Built in the early 1920s, the Adamsleigh estate is more than 15,000 square feet and covers 13.5 acres that include pools, a lake, tennis courts, a stone gazebo and a five-car garage. The 30×60 patio presented a special design challenge – the space was in disrepair and sat unevenly on a downward slope. Rising to the challenge, Patti and Stephanie partnered with Outer Space Landscapes to change the elevation of the patio in order to draw attention to the focal point and inspiration of the project: a beautiful canopy sofa by Century Furniture. The addition of 6 tons of landscaping material included Pennsylvania blue stone, pebbles, sand, cherry trees, azaleas and geraniums all blooming in the colors of the latest Sunbrella fabrics featured in the outdoor furnishings: crisp, sandy white, fuchsia and tangerine. Patti and Stephanie wanted to showcase clean and classic outdoor style with an edge of color and unexpected elements. Playful ottomans by Baker float in the space for multiple functions, adding an extra pop of color to the sophisticated setting which includes a dining table by Oscar de la Renta, organic spot tables from Phillips Collection, and daybeds and seating from Century Furniture. Combining their passion for interior spaces with signature designs, Allen and James Designs gave this outdoor space the comfort, color and style it deserved. The 2,800 square foot Rockaway Beach Residence is a significant remodel and addition to a small beach cottage built in the 1920’s. The owner’s desire for the building was to maintain a visual connection to the water and Seattle beyond and expand upon the nature of the shingled cottages found along the water’s edge in Puget Sound in the early part of the 20th century. The two bedroom house includes daytime living spaces on the ground level including a sunroom where one can view both Mt. Baker and Mt. Rainier on a clear day. The second floor includes bedrooms with views, a gallery space over the dining room below, owner’s office and grandchildren’s loft. Fine attention to craft was taken in preparing the unusual roof shapes and gracious trim assemblies. Designed by BC&J Architecture.
