A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views. The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning. This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing. Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology. In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come. Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.

This 1,200 square-foot Provincetown condominium lives large, both functionally and aesthetically, thanks to its recent renovation. The waterfront home, overlooking Cape Cod Bay, is part of an historic grouping of three individual buildings on Commercial Street that have been combined into condominiums. Begun in November 2014 and completed just in time for summer in May 2016, b Architecture Studios and Cape Associates Builders worked with a budget of $366,000 to transform this prosaic dwelling into a stunning light-flooded space—designed to maximize both the living space and the mesmerizing views of the bay. “The space was totally reconfigured,” said project manager Jon Ziperman. “It was a total gut job requiring leveling of floors, straightening of walls, removing a chimney and fireplace that ran up to the above neighbors’ unit.” The renovation also required a complete rewiring and plumbing system that involved wires and pipes that were integrated into the surrounding units. From wall to wall and floor to ceiling, there was nothing that could be salvaged from the original space. One of the most prominent changes was moving the stairway from its original placement, where it originally broke up the living and dining space and blocked views to the bay beyond. The stairway now sits on the opposite side of the condominium. With the stairs tucked to the left side of the living area, the sightline now extends from the entry straight through the living and dining areas to the water. The new design allowed for storage space beneath the stairs, which lead to an airy sleeping loft, and room for a desk niche. A light well, where the former sleeping area was, and new windows bring abundant natural light to the central living area. Innovative features in the entry room include a Murphy bed and sliding glass door separating it from the living area, so that the space can double as a guest room. “The Murphy bed fit in nicely, allowing for a flush wall at the entry/guest room and a desk niche in the adjacent room,” Brown said. “Convincing the client to create the wrap-around chair rail, lined up with the divided lights of the sliding glass door, makes a purposeful connection in a small space.” Neolith countertops in the open kitchen and details like the flush minimal baseboard contribute to the sleek, modern aesthetic, now complemented by the owner’s contemporary furnishings. This complete renovation has rendered this compact home worthy of its beautiful setting.

Time had stood still at this 1970s ranch in Armonk when the owners invited us to collaborate with them to transform it into a modern, light-filled home for their young family. The budget was lean, so economy was a primary consideration for every design decision. The challenge was to identify the modest home’s virtues – vaulted ceilings and a lovely backyard – and accentuate them by strategically optimizing available funds. We were tasked with rectifying a dysfunctional interior stair, connecting to the outdoors with new large windows, and updating the exterior. We focused our attention on a finite set of architectural moves which would have the biggest impact and improve our clients’ daily experience of the home. Detailing was kept simple, using common grade materials and standard components. All exterior walls were revamped with new windows and siding. Although these materials were not particularly costly, thoughtful layout of boards, battens, and openings produced a cohesive, rigorous composition at each facade. Since the budget would not cover the homeowners’ complete wish list, some items were bracketed for subsequent phases. The challenge was to establish a framework that would allow future work – including a new roof and kitchen renovation – to proceed smoothly. The homeowners, both scientists, were enthusiastic collaborators, contributing their outstanding design sensibilities to selection of fixtures and finishes. Construction ended just in time for the arrival of their baby – and with that, the transformation of their family home was complete.

After long waiting, Expo Milan 2015 has finally opened its doors! Among more than 140 pavilions to describe the world, UAE pavilions , an imposing structure , including a theater and the Emir apartment was created . The pavilion, which stands for modernity, is one of the larger lots of Expo Milano 2015, and benefits from a privileged location, right in the center of the exhibition, alongside the main axis Decumanus. The FOSTER+PARTNERS architectural office , who designed it, was able to reflect the country's cultural heritage and in particular its focus on sustainable development. The amazing shape is shaped by a series of rippled walls, with a height over 12 meters, evoking both the shaded streets of country’s historic settlements , and the magnificent sand dunes of its deserts. There is also a charming green space dedicated to the native vegetation. At the end of the World Fair The lot will be dismantled and reassembled in Masdar City. THE CONTRIBUTION OF GRASSI PIETRE Grassi Pietre also participated in the creation of this wonderful project by FOSTER+PARTNERS. In particular (on behalf of Tecton, Reggio Emilia - Italy) the company from Nanto (Vicenza - Italy) provided 500 square meters of flooring in Trani Biancone - slabs 120x70x2 cm in honed finish - used for the Emir apartment (located inside the pavilion) and the lower level flooring adjacent to the auditorium. The Grassi Pietre marble was also used to clad the interior stairs leading to the apartment: Grassi Pietre provided the Trani Biancone for the shaped stairs, 3 cm thick honed surface. Moreover, Grassi Pietre also supplied 40 square meters of floor in marble Trani Biancone, in sandblasted finish (4 cm thick), for the outside terraces. The external staircase was built instead in Trani Bronzetto. All the outside surface have a non slippery bushhammered surface. TRANI BIANCONE And BRONZETTO Trani is a marble that moves between shades of beige (Bronzetto ), ivory (Biancone ) and rosé. The nuance changes depending on the variety. It is characterized by the many thin and sinuous veins. Set on a narrow hillside lot overlooking the San Francisco Bay in Point Richmond, California, Bay Heirloom is a Mid-Century Modern family home restored, modernized and adapted for contemporary living. Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets. The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate. While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home. What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment. The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge. Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. Bay Heirloom stands as a measured evolution of a family house, structurally renewed and carefully modernized, grounded in the discipline and care that first shaped it. With a big idea set, Progressive Design Build designed a new functional space with streamlined surfaces using a variety of Dura Supreme flat panel Quarter-Sawn red oak cabinets that offer plenty of storage options. Appliance panels and a stunning 3CM Taj Mahal Quartz countertop contribute to a sleek but livable feel. Clean and simple, making a powerful visual statement, Progressive designed significant countertop space into the cooking area and sink, large center island, and two separate bar areas. Progressive also made sure to reinforce the support for the sitting area to handle the extra weight of this attractive countertop choice. Other highlights of this modern masterpiece include a striking sandbar iridescent glass backsplash with 2x8 Oceanside Casa California dimensional tile and upgraded Sub-Zero and Wolf appliances.
