A social space that catered for serious entertaining was sought by my husband and wife client. The dwelling’s kitchen was upstairs, so the outdoor kitchen needed to work independently to avoid double handling of dirty dishes and rubbish. Hard landscaping was underway with a retained area designated for the kitchen. Weathertightness was a major requirement with the ability to shut the kitchen away when not in use. An automated louvred roof system with rain sensors would provide protection from rain and sun. The louvred roof had LED strip lighting to which further task lighting was added. Four Motorised Zip Screen Mesh Blinds would wrap the kitchen area. These blinds would control wind and shade. When the kitchen was not in use these four blinds would completely protect the kitchen from weather. HI MAC Solid Acrylic was selected for part of the benchtop. Arctic Granite had the appropriate UV properties. Stainless Steel with a Linen finish was used for the remainder of the benchtop which was to wrap around the BBQ and additional side burner. Faces to doors and drawers was constructed with HIMAC acrylic with timber slats added. An integrated dishwasher would deal with dirty dishes. A bin system and waste disposal unit would take care of all rubbish. Storage for crockery, cutlery and glassware would avoid having to fetch or return objects to the main upstairs kitchen. Storage for BBQ accessories together with oil and spices was included. Dual Fridges allowed for beverages and prepared food to be stored.

As seen in another photo within this project showing the before picture, this kitchen suffered from poor flow and felt quite cramped. During the first consultation, there was discussion about knocking walls down and including the dining room as part of the kitchen. We went to the design board and came up with the most economical solution we could to meet all the requirements. No walls needed to be removed. We redesigned the entire kitchen to allow for better flow and space. The end product is still amazing. A few of the changes included the relocation of the dishwasher, fridge and the centering of the sink. Originally the dishwasher and sink were located on the same wall making it very cramped and non-functional. By moving the dishwasher to where the fridge originally was located and then centering the sink allows for a comfortable and functional use of space. Lighting was an essential part of the design with the addition of numerous recessed lights and under cabinet lighting all with the ability to dim. This allows for a full range of ambient lighting. A good portion of the budget went to installing the granite counter tops. The movement is unique in every piece and draws the eye immediately. The glass mosaic tile back splash adds glamour without taking anything away from the granite. The use of different size upper cabinets accentuates the crown molding and gives the kitchen a more custom look but helped stay on budget by using standard sizes. A new Delta kitchen faucet with two wave technology locations make clean up easy when your hands are dirty, and filling a pot less straining on the wrist as you just place it under the faucet and the water turns on automatically. Finishing the kitchen off is the Mannington vinyl tile flooring that requires grouting. Laid on a diagonal, again raises the level of this kitchen to a more custom feel.

A social space that catered for serious entertaining was sought by my husband and wife client. The dwelling’s kitchen was upstairs, so the outdoor kitchen needed to work independently to avoid double handling of dirty dishes and rubbish. Hard landscaping was underway with a retained area designated for the kitchen. Weathertightness was a major requirement with the ability to shut the kitchen away when not in use. An automated louvred roof system with rain sensors would provide protection from rain and sun. The louvred roof had LED strip lighting to which further task lighting was added. Four Motorised Zip Screen Mesh Blinds would wrap the kitchen area. These blinds would control wind and shade. When the kitchen was not in use these four blinds would completely protect the kitchen from weather. HI MAC Solid Acrylic was selected for part of the benchtop. Arctic Granite had the appropriate UV properties. Stainless Steel with a Linen finish was used for the remainder of the benchtop which was to wrap around the BBQ and additional side burner. Faces to doors and drawers was constructed with HIMAC acrylic with timber slats added. An integrated dishwasher would deal with dirty dishes. A bin system and waste disposal unit would take care of all rubbish. Storage for crockery, cutlery and glassware would avoid having to fetch or return objects to the main upstairs kitchen. Storage for BBQ accessories together with oil and spices was included. Dual Fridges allowed for beverages and prepared food to be stored.

Since the entryway is what your guests' will see right away — make sure the furniture, paint color, and seating that you choose send the right message This grand foyer was lacking storage, you had to walk 10 feet to get to the closet. By building a custom double sided storage / bench unit we were able to define the space adding storage, a sitting area mirror and hooks without taking the space away from this massive open concept. Above a huge LED ball light fixture not only provides great light but showcases the cathedral ceilings and adds an ornamental design to this once dead space. The porcelain and mosaic floor defines the space so that guests know to stay in this area and remove wet dirty boots.

When I arrived at the job site, took the tour and listened to the customers hopes for the space I had to wonder if it was possible within his budget. So off to the drawing board to create plans and a budget. Much to my surprise with some creative detail work it was possible. The original entry had a dirty carpet floor, dingy walls painter in three different tones of white, and an open closet. With some tile and closet doors from Lowes and some white paint we were able to make the space very usable. The next room to get a facelift was the kitchen. Well, when we arrived it was a plastic utility sink on linoleum flooring. We began by removed the old flooring, sanded and refinished the oak flooring with soy based finish. Then the walls, ceiling and trim were repaired and covered with nontoxic zero-VOC white paint. Finally we installed the wood cabinets and granite top, including a 20" range. The bath got some attention too. The sink, toilet and tub were all stained and pitted. The shower fixture was not functioning and needed some attention. And the room had an overall dirty look. We began again by removed the old linoleum floor and installed inexpensive tile. Then the walls, ceiling and trim were repaired and covered with nontoxic zero-VOC white paint. The original sink and toilet were replaced, but the cast iron tub was refinished onsite. Since we didn't replace the tub the existing wall tiles were saved and regrouted. The tub and sink fixtures were replaced. We installed a new dome light with a fan where there was none before and a switched vanity light. All the other rooms were repainted and detailed accordingly including the storage room which was converted into a conference room. Roundhay is an affluent area of North Leeds which is well-known for the fantastic Roundhay Park. The park is large enough to contain two lakes, extensive woodland, formal gardens and even golf courses! It’s the premier attraction for anyone fortunate enough to live in the area, or anyone visiting from nearby. I recently visited a customer who lives in Roundhay and was looking for help in restoring the small Victorian tiled entranceway at the front of her house. The tiles were in a shocking state, but it’s not hard to imagine why – the entrance to a house receives a lot of foot traffic and is not typically taken care of regularly. These tiles were also marked with paint splashes left over from decoration work, making them look even worse. The appearance of the entranceway did not set the right standard for the rest of the house, so the property owner was keen to have it restored professionally. I informed the customer that I could have the tiles rejuvenated within a day’s work. To begin, I used a scrapper and wire wool brush to manually remove some of the most stubborn paint marks. Following this, I applied a strong solution of Tile Doctor Remove and Go, before leaving the product to dwell for about an hour. Remove and Go is multi-purpose stripping agent that can remove any adhesive and paint deposits, as well as many types of old coatings and sealers. To work the product deep into the tiles, I agitated with an abrasive cleaning pad and then rinsed the area with fresh water. This had the desired affect and all the unsightly paint marks were removed. Next, I gave the floor another thorough clean to remove any general muck and ingrained dirt. This was done using our high-alkaline cleaner, which we typically use on Victorian tiles, known as Tile Doctor Pro-Clean. In fact, Pro-Clean is a very reliable cleaner for all types of tile and grout including natural stone, Limestone, Slate and Travertine, amongst others. Since I told the customer I would able to finish the job within a day, I dried the floor quickly using a heat gun so it could be sealed there and then. To seal the floor, I applied four coats of Tile Doctor Seal and Go, which is a topical sealer formulated to provide maximum protection along with a high-quality, low sheen finish. As you can see from the photos above, the entranceway was absolutely transformed. These tiles are now a true asset to the rest of the property, rather than looking out of place! I’m please to say my customer was amazed by how quickly such a big difference could be made and left the following glowing feedback. I can’t believe the before and after pictures. The restoration of the tiles is top quality, they are so much brighter and richer in colour – especially without the garage paint hiding the detail! Bath Stone is a material that we don’t often encounter. A variation of LimestoneCardiff was quite upset that her Bath Stone window sills had become so unsightly over the four-year period since her house was built, so much so that she contacted Tile Doctor to see if we could help. While at Tile Doctor we most often work on tiled floors, patios and shower cubicles, I was more than happy to assist in this situation. I popped round to the property to carry out some initial cleaning tests on an inconspicuous area of one of the window sills. I applied Tile Doctor Pro Clean, which is our high alkaline cleaner, since it’s a very versatile and reliable product, and is suitable for use on most kinds of natural stone. Some fantastic results were achieved quickly, with Pro Clean working efficiently to remove the green and black algae that I presumed came from the trees which were plentiful around the property. With the test clean a success, we agreed a date to complete the job. I returned on the agreed date with a ladder to treat the rest of the sills using Pro Clean, including the one on the first floor window. Before carrying out the work, I tested the stone for moisture and the readings were sky high. Therefore, I suggested to the customer not to seal the stone, but instead to maintain it using the same cleaning process as I had undertaken. Recently I travelled down to the village of Prestwood in the Chiltern Hills of southern Buckinghamshire, to work on a Victorian tiled porch and hallway. Victorian tiles are commonly found in the entrance areas of older houses and unfortunately in this case the tiles had become heavily ingrained with dirt over time, and had suffered from additional paint and plaster spillages. The result was an unsightly mess; my client was considering covering the floor with lino after several unsuccessful attempts at cleaning it. I was called upon to provide a professional clean and seal, restoring these great Victorian tiles back to looking their best again. On my first day at the house, I mixed up a solution of 50 per cent Tile Doctor Pro-Clean, a high alkaline cleaner, and NanoTech HBU (formerly known as Ultra Clean), which is a cleaning product that contains nano-sized abrasive particles that penetrate deep into the stone to lift ingrained dirt to the surface. This solution was worked into the tiles using abrasive scrubbing pads fitted to one of my commercial rotary machines. The cleaning process left over a slurry of residue which I rinsed away with clean water and extracted with a wet vacuum. I was still left with the issue of stubborn paint spillages, so I applied a layer of Tile Doctor Remove & Go, a stripper with cleaning properties which is very effective at breaking down paint and adhesive stains. Once the paint spillages had been dealt with I gave the area another rinse with clean water. I then left the house, allowing the floor enough time to dry overnight. Upon my return the day I set about sealing the newly cleaned Victorian tiles. Before starting the sealing process I inspected the floor to check for any dampness, knowing that any excess moisture could potentially damage the performance of the sealer. When I was satisfied that the tiles were fully dried, I applied Tile Doctor Seal & Go, a sealer which offers durable surface protection, along with an aesthetically pleasing, low-sheen finish which brings out the colour in the stone. This product can be used to seal internal, porous surfaces including Victorian, Slate, textured Quarry and Sandstone tiles. The process made an amazing difference to the floor as you can see from the photographs; additionally the restoration of such an original feature adds a lot of value and looks so much better than lino!
