This contemporary kitchen design is a dream come true, full of stylish, practical, and one-of-a-kind features. The large kitchen is part of a great room that includes a living area with built in display shelves for artwork. The kitchen features two separate islands, one for entertaining and one for casual dining and food preparation. A 5' Galley Workstation, pop up knife block, and specialized storage accessories complete one island, along with the fabric wrapped banquette and personalized stainless steel corner wrap designed by Woodmaster Kitchens. The second island includes seating and an undercounter refrigerator allowing guests easy access to beverages. Every detail of this kitchen including the waterfall countertop ends, lighting design, tile features, and hardware work together to create a kitchen design that is a masterpiece at the center of this home.

This bathroom needed help as it was tired, dated and cramped! The vanity area was open to the master bedroom and sandwiched between a closet and existing bathroom wall. Behind the bathroom wall, was a second sink, a small walk-in shower and the commode. A poorly placed linen closet ate into the area and there was a soffit over the shower adding to the cramped feeling. The ceiling was cluttered with old-school heating lamps, flush-mount fixtures and ventilation grills. The “movie star” lighting meant to add some glamour only made the bathroom feel dated and sad. Our clients wanted to bring this bathroom to life. We built a wall and added a door between the bedroom and bathroom to ensure more privacy and define the space. In addition, we removed the wall separating the actual bathroom and vanity area to make the master bathroom larger. The linen closet was also taken out so the shower could be expanded significantly. Our homeowner had recently suffered a knee injury so they were looking for future solutions that would work for them as they continued to age. We made the shower large enough to include a bench and installed a handheld sprayer located near the seat. Shower walls were reinforced so that when the day came that a grab bar was needed, they would be ready. We added a tall cabinet that featured two, deep rollouts and interior shelving to keep linens and bathroom supplies organized. Beneath the sinks, we included rollout drawers so items would not get lost in those dark areas under the plumbing. Everything that had been cluttering the ceiling was removed including the shower soffit and heat lamp. With those gone, we added evenly-spaced, recessed ceiling lights to help brighten the space making it safer and more practical. We chose a custom blue-green paint for the cabinets which was understated enough to provide a sense of serenity while still offering a splash of color to help liven up the room. Walnut-framed mirrors added a touch of warmth and the patterned floor tile made the whole room fun! An old bathroom came alive!

Architect: Amanda Martocchio Architecture & Design Photography: Michael Moran Project Year:2016 This LEED-certified project was a substantial rebuild of a 1960's home, preserving the original foundation to the extent possible, with a small amount of new area, a reconfigured floor plan, and newly envisioned massing. The design is simple and modern, with floor to ceiling glazing along the rear, connecting the interior living spaces to the landscape. The design process was informed by building science best practices, including solar orientation, triple glazing, rain-screen exterior cladding, and a thermal envelope that far exceeds code requirements.

This eclectic kitchen design in Mission Viejo-Lake View brings light into the space through a large window, which is then beautifully reflected in the mirror paneled pantry doors. The mirrors add depth and light to the space, giving the kitchen a bright, airy feel. Glass pendant lights, recessed lighting, and under- and in-cabinet lights complete the multi-layered lighting design. The Columbia Cabinetry recessed panel kitchen cabinets bring a traditional foundation to the kitchen design. White perimeter cabinetry includes glass front upper cabinets with in cabinet lighting, offering the perfect place to display dishes and glassware. This is beautifully contrasted by gray island cabinetry, all accented by Top Knobs cabinet hardware. The island incorporates seating for casual dining and an angled undercounter power strip. A white engineered quartz countertop is a stylish and practical complement to the cabinetry. The white and gray theme carries through in the marble backsplash, which brings the natural texture and color of this material to the design. A porcelain tile wood look floor brings warmth to the color scheme, in a durable and easy to maintain material. Stainless steel appliances feature throughout the design, including the LG refrigerator and range, Sharp microwave drawer, and Zephyr chimney vent hood. A backsplash tile feature design adds a focal point above the range. The beverage center incorporates a Zephyr wine refrigerator. An Allia by Rohl white fireclay undermount sink is positioned facing the large kitchen window that overlooks a stunning view and is accompanied by a pull-down sprayer faucet. This Mission Viejo-Lake View kitchen design brings together materials, textures, lighting, and complementary colors to create a stunning space. Theme: The overall theme of the play-yard is a blend of creative and active outdoor play that blends with the contemporary styling of this beautiful home. Focus: The overall focus for the design of this amazing play-yard was to provide this family with an outdoor space that would foster an active and creative playtime for their children of various ages. The visual focus of this space is the 15-foot tree placed in the middle of the turf yard. This fantastic structure beacons the children to climb the mini stumps and enjoy the slide or swing happily from the branches all the while creating a touch of whimsical nature not typically found in the desert. Surrounding the tree the play-yard offers an array of activities for these lucky children from the chalkboard walls to create amazing pictures to the custom ball wall to practice their skills, the custom myWall system provides endless options for the kids and parents to keep the space exciting and new. Rock holds easily clip into the wall offering ever changing climbing routes, custom water toys and games can also be adapted to the wall to fit the fun of the day. Storage: The myWall system offers various storage options including shelving, closed cases or hanging baskets all of which can be moved to alternate locations on the wall as the homeowners want to customize the play-yard. Growth: The myWall system is built to grow with the users whether it is with changing taste, updating design or growing children, all the accessories can be moved or replaced while leaving the main frame in place. The materials used throughout the space were chosen for their durability and ability to withstand the harsh conditions for many years. The tree also includes 3 levels of swings offering children of varied ages the chance to swing from the branches. Safety: Safety is of critical concern with any play-yard and a space in the harsh conditions of the desert presented specific concerns which were addressed with light colored materials to reflect the sun and reduce heat buildup and stainless steel hardware was used to avoid rusting. The myWall accessories all use a locking mechanism which allows for easy adjustments but also securely locks the pieces into place once set. The flooring in the treehouse was also textured to eliminate skidding.

This unique glass tile violin pool design & installation includes both geometric as well as straight lines to create a piece of true art. In the bottom corner of the violin, there is a spa that appears like a chinrest for the violinist. On the other end, over 90’ away, the pool practically transforms into a lap pool running up the neck of the violin. In order to maintain a refined look, every single detail was included in the violin design, such as the tuning pegs, upper and lower bouts, F-holes, the purfling and strings.

The wallcovering is comprised of wood pulp from sustainably managed forests. It has a double layer, featuring a top layer that is laser cut to reveal hints of metallic foil below, which adds a flickering glimmer to the space, like an explosion of stars in the night. The natural selenite art is such a stunner, providing a subtle glimmer as it catches the light from different angles.

Every detail of this cool gray transitional kitchen design in Yardley, PA combines to create a stunning space, packed with stylish and practical features. The Dura Supreme stacked Avery style kitchen cabinets are painted zinc with a shadow glaze to add depth to the finish. The upper cabinets have a mullion style door, and the island is in a contrasting dark finish with glass front cabinets on one side. This is beautifully accented by Top Knobs bar pulls and a Dekton by Cosentino Entzo countertop with 2" mitered edge and a double waterfall countertop on the island. The cabinetry includes ample storage accessories, such as a tray divider, spice drawer, roll outs, and pull out base cabinet. The backsplash is random size mosaic Alabastro tile with Schluter strips to cap the edges. A Blanco Precis Siligranit sink combines with a Brizo Smart Touch on the perimeter of the kitchen. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Rear Facade Photo. "Business in the Front, Party in the Back." This project provided Mark with the opportunity to revisit a project from the first year of his practice. Our clients were the third owners since Mark first worked on this house in 1987. The original project had consisted of a small addition to the rear of an existing single-story (over garage) house. The new owners wanted to completely remodel the house and add two floors. In addition they wanted it to be MODERN. This was a perfect fit for where the firm had evolved to over the years, but the neighbors weren't having it. The neighbors were very organized and didn’t like the idea of a large modern structure in what was a mostly traditional block. We were able to work with the neighbors to agree to a design that was Craftsman on the front and modern on the interior and rear. Because of this dichotomy, we sometimes refer to this as the "Mullet House". We were able to minimize the apparent height of the facade by hiding the top floor behind a dormered roof. Unique features of this house include a stunning roof deck with glass guardrails, a custom stair with a zigzag edge and a guardrail composed of vertical stainless steel tubes and an asymmetrical fireplace composition.
