Project Year:2016
This LEED-certified project was a substantial rebuild of a 1960's home, preserving the original foundation to the extent possible, with a small amount of new area, a reconfigured floor plan, and newly envisioned massing. The design is simple and modern, with floor to ceiling glazing along the rear, connecting the interior living spaces to the landscape. The design process was informed by building science best practices, including solar orientation, triple glazing, rain-screen exterior cladding, and a thermal envelope that far exceeds code requirements.

The client, a sculpture artist, and his wife came to J.P.A. only wanting a studio next to their home. During the design process it grew to having a living space above the studio, which grew to having a small house attached to the studio forming a compound. At this point it became clear to the client; the project was outgrowing the neighborhood. After re-evaluating the project, the live / work compound is currently sited in a natural protected nest with post card views of Mount Sopris & the Roaring Fork Valley. The courtyard compound consist of the central south facing piece being the studio flanked by a simple 2500 sq ft 2 bedroom, 2 story house one the west side, and a multi purpose guest wing /studio on the east side. The evolution of this compound came to include the desire to have the building blend into the surrounding landscape, and at the same time become the backdrop to create and display his sculpture.

“As a general contractor, I can highly recommend Jess. His designs are very pleasing with a lot of thought put in to how they are lived in. He is a real team player, adding greatly to collaborative efforts and making the process smoother for all involved. Further, he gets information out on or ahead of schedule. All of our tables are handcrafted from solid wood in our woodworking shop in Fort Mill, South Carolina. Each of our works showcase the natural characteristics of wood, including variations in color, mineral streaks, knots and burls. In addition, our finishing process highlights the organic texture of wood with its pores, ridges, slits and grooves; each piece is a tactile work of art that is truly meant to be appreciated by touch. We partnered with them through-out the design process, selecting key components including millwork, lighting, furniture, and other finishes. The home features rustic elements, including stone interior walls, and a mix of modern and traditional furnishings that make the home warm and inviting.

The most notable design element is the exceptional use of reclaimed wood throughout almost every design component. Sourced from not only one, but two different Indiana barns, this hand hewn and rough sawn wood is used in a variety of applications including custom cabinetry with a white glaze finish, dark stained window casing, butcher block island countertop and handsome woodwork on the fireplace mantel, range hood, and ceiling. Underfoot, Oak wood flooring is salvaged from a tobacco barn, giving it its unique tone and rich shine that comes only from the unique process of drying and curing tobacco.
To keep the design from being too monotonous, concrete countertops are selected to outline the perimeter cabinetry, while wire mesh cabinet frontage, aged bronze hardware, primitive light fixtures and playful bar stools liven the space and add a touch of elegance.

Taking down a dilapidated shack on a large property and building the client a custom two-story house with pool and pool house. Including the owner's ideas and input into the drafting of architectural and engineered plans, and guiding them through the process for development of their custom home.

Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment.

A gourmet, eat-in kitchen opens to the home's great room and rear gardens and is connected via its own staircase to the lower level family room, mud room and attached 2-1/2 car, heated garage.
The second floor is a dedicated master floor, accessed by the main stair or the home's elevator. Features include a groin-vaulted ceiling; attached sun-room; private balcony; lavishly appointed master bath; tremendous closet space, including a 120 SF walk-in closet, and; an en-suite office. An historic Victorian home in Seattle, Washington receives an update befitting her history and beauty. The design process began by paying close attention to the home's architecture, existing color palette, and hardware details and the homeowner’s design aesthetic. It was important to ensure the renovated rooms would feel period appropriate and flow beautifully from the adjacent spaces. The bathrooms were dressed in Calacatta gold marble, antique brass metal details, ogee edge countertops and painted cabinets with a heritage finish. Elegant stone flooring and trim details, vintage inspired hardware and shower amenities niches were included to elevate the spaces. The laundry room transformation included penny floor tiles, an unexpected sidesplash detail, and a show stopping wallcovering to add a big wow factor. Our signature hidden drying racks and a concealed laundry chute cabinet add convenience and help to keep the laundry room tidy and organized. This laundry room, complete with a secret elevator, makes the tedious task of laundry a joy to complete!

TVLIFTCABINET, Inc was established in 2003. Before that, they already had 25 years of experience in designing and manufacturing furniture. Our focus now is on building innovative pop-up TV lift systems, with traditional wood craftsmanship and design. We design and manufacture every element that goes into the consoles, including the TV lift systems and the infrared relays. It is by controlling the design and manufacture of every element that we can be certain of the quality of each console they ship.
Because we control all aspects of the creation of our TV Lift consoles, and sell direct to you, our customer, we are also able to offer substantially lower prices than you would find in any traditional furniture store or even nation-wide chain. In fact, our prices are typically half what you would expect to pay for comparable quality elsewhere.
All of our products are made with the best of materials and the finest finishes: quality wood stock from pine to oak, cherry and mahogany. Over 20 in-house inspectors then assure that our exacting standards are met throughout the entire TV lift system design, production and packaging process. In addition, we then offer free shipping and a White Glove placement service that ensures your console is installed exactly where you want it, hassle-free.
Our commitment is to provide you with TV lift consoles of the very highest quality and reliability, with unmatched service, and for the very best price. If they ever fall short of that goal, please let us know.

Our client’s goal was to create a small, high-performance, healthy home for herself and her teenage son while providing a place for her father to age in place. An attached private accessory dwelling provides a space for him as well as flexibility in the future. The new home was designed to minimize its footprint on site, made smaller than the original 1930’s house.
Embracing adaptability and efficiency, the residence includes two dwellings: a one-bedroom 795 square-foot accessory dwelling at the lower grade and a two-story 1330 square-foot primary dwelling located above. Involved in all aspects of project execution, our client oversaw the process by living in a used trailer parked in the backyard throughout the project’s construction. Family-Share focused on maximizing the footprint’s performance, access to natural light and the health of the occupants. Sustainable features include high-performance glazing, solar preheat for domestic and hot water in-floor heating and reclaimed fir car decking rainscreen siding.

This house is 60 + year old that got a complete remodel including refinishing the hardwood floors. A Minwax stain and semi-gloss polyurethane were used in the process.

The client asked for work that would feel cool and contemporary, but also bring color into the space, feel happy, fresh and energetic, and not take itself too seriously. The consulting process included sending digital files, inviting the client to the gallery to see works in person, and bringing works to the client’s home to view in situ

As written in Northern Home & Cottage by Elizabeth Edwards
In general, Bryan and Connie Rellinger loved the charm of the old cottage they purchased on a Crooked Lake peninsula, north of Petoskey. Specifically, however, the presence of a live-well in the kitchen (a huge cement basin with running water for keeping fish alive was right in the kitchen entryway, seriously), rickety staircase and green shag carpet, not so much. An extreme renovation was the only solution. The downside? The rebuild would have to fit into the smallish nonconforming footprint. The upside? That footprint was built when folks could place a building close enough to the water to feel like they could dive in from the house. Ahhh...
Stephanie Baldwin of Edgewater Design helped the Rellingers come up with a timeless cottage design that breathes efficiency into every nook and cranny. It also expresses the synergy of Bryan, Connie and Stephanie, who emailed each other links to products they liked throughout the building process. That teamwork resulted in an interior that sports a young take on classic cottage. Highlights include a brass sink and light fixtures, coffered ceilings with wide beadboard planks, leathered granite kitchen counters and a way-cool floor made of American chestnut planks from an old barn.
Thanks to an abundant use of windows that deliver a grand view of Crooked Lake, the home feels airy and much larger than it is. Bryan and Connie also love how well the layout functions for their family - especially when they are entertaining. The kids' bedrooms are off a large landing at the top of the stairs - roomy enough to double as an entertainment room. When the adults are enjoying cocktail hour or a dinner party downstairs, they can pull a sliding door across the kitchen/great room area to seal it off from the kids' ruckus upstairs (or vice versa!).
From its gray-shingled dormers to its sweet white window boxes, this charmer on Crooked Lake is packed with ideas!
