TEAL recognized an opportunity to transform the house into two contemporary dwellings by: • adding new structures: new stairs and separate entries from the street as well as a service room at the back • opening the interiors into spacious light-filled open plan living places • re-presenting the exterior of the building with new hemlock cladding integrated over the existing shingles • installing efficient new environmental control systems • reusing many of the materials, including the building envelope and chimney as part of a feature wall

This shingle-style home is one room “deep” throughout, so that every space has views of offshore island and rocky coastline. Casual family living spaces embrace a busy-but-barefoot lifestyle. The bright and welcoming kitchen-dining-living area is the center of the home. Formal rooms flank the front entrance hall, including the living room, interconnected dining room and library-study. Beyond the public area is fully appointed kitchen and butler’s pantry, then the casual family wing with its informal eating area, family room, porch and screened bluestone patio. Brad Haines knows a thing or two about building things. The intensely creative and innovative founder of Oklahoma City-based Haines Capital is the driving force behind numerous successful companies including Bank 7 (NASDAQ BSVN), which proudly reported record year-end earnings since going public in September of last year. He has beautifully built, renovated, and personally thumb printed all of his commercial spaces and residences. “Our theory is to keep things sophisticated but comfortable,” Brad says. That’s the exact approach he took in his personal haven in Nichols Hills, Oklahoma. Painstakingly renovated over the span of two years by Candeleria Foster Design-Build of Oklahoma City, his home boasts museum-white, authentic Venetian plaster walls and ceilings; charcoal tiled flooring; imported marble in the master bath; and a pretty kitchen you’ll want to emulate. Reminiscent of an edgy luxury hotel, it is a vibe conjured by Cantoni designer Nicole George. “The new remodel plan was all about opening up the space and layering monochromatic color with lots of texture,” says Nicole, who collaborated with Brad on two previous projects. “The color palette is minimal, with charcoal, bone, amber, stone, linen and leather.” “Sophisticated“Sophisticated“Sophisticated“Sophisticated“Sophisticated Nicole helped oversee space planning and selection of interior finishes, lighting, furnishings and fine art for the entire 7,000-square-foot home. It is now decked top-to-bottom in pieces sourced from Cantoni, beginning with the custom-ordered console at entry and a pair of Glacier Suspension fixtures over the stairwell. “Every angle in the house is the result of a critical thought process,” Nicole says. “We wanted to make sure each room would be purposeful.” To that end, “we reintroduced the ‘parlor,’ and also redefined the formal dining area as a bar and drink lounge with enough space for 10 guests to comfortably dine,” Nicole says. Brad’s parlor holds the Swing sectional customized in a silky, soft-hand charcoal leather crafted by prominent Italian leather furnishings company Gamma. Nicole paired it with the Kate swivel chair customized in a light grey leather, the sleek DK writing desk, and the Black & More bar cabinet by Malerba. “Nicole has a special design talent and adapts quickly to what we expect and like,” Brad says. To create the restaurant-worthy dining space, Nicole brought in a black-satin glass and marble-topped dining table and mohair-velvet chairs, all by Italian maker Gallotti & Radice. Guests can take a post-dinner respite on the adjoining room’s Aston sectional by Gamma. In the formal living room, Nicole paired Cantoni’s Fashion Affair club chairs with the Black & More cocktail table, and sofas sourced from Désirée, an Italian furniture upholstery company that creates cutting-edge yet comfortable pieces. The color-coordinating kitchen and breakfast area, meanwhile, hold a set of Guapa counter stools in ash grey leather, and the Ray dining table with light-grey leather Cattelan Italia chairs. The expansive loggia also is ideal for entertaining and lounging with the Versa grand sectional, the Ido cocktail table in grey aged walnut and Dolly chairs customized in black nubuck leather. Nicole made most of the design decisions, but, “she took my suggestions seriously and then put me in my place,” Brad says. She had the master bedroom’s Marlon bed by Gamma customized in a remarkably soft black leather with a matching stitch and paired it with onyx gloss Black & More nightstands. “The furnishings absolutely complement the style,” Brad says. “They are high-quality and have a modern flair, but at the end of the day, are still comfortable and user-friendly.” The end result is a home Brad not only enjoys, but one that Nicole also finds exceptional. “I honestly love every part of this house,” Nicole says. “Working with Brad is always an adventure but a privilege that I take very seriously, from the beginning of the design process to installation.”

Set in the village of Bernalda, the well-preserved villa is close to the region’s white-sand beaches and the famed Sassi caves. The property was recently renovated by the Coppola family with decorator Jacques Grange, imbuing its luxurious traditional interiors with modern style. Start each day of your stay with an included breakfast, then head out to read in the courtyard garden, lounge under an umbrella on the terrace by the pool or sip a mimosa at the al-fresco bar. Have dinner at one of the outdoor tables, then finish the evening in the media room. The property also has its own restaurant and bar, which are open to the public but separate from the house. Traditional architecture, lush gardens and a few modern furnishings give the villa the feel of a grand old estate brought back to life. Positioned at the base of Camelback Mountain this hacienda is muy caliente! Designed for dear friends from New York, this home was carefully extracted from the Mrs’ mind. She had a clear vision for a modern hacienda. Mirroring the clients, this house is both bold and colorful. The central focus was hospitality, outdoor living, and soaking up the amazing views. Full of amazing destinations connected with a curving circulation gallery, this hacienda includes water features, game rooms, nooks, and crannies all adorned with texture and color. This Park Avenue pre-war apartment was renovated and decorated in 2004 for a prominent movie producer, who hired us again in 2011 to establish a more contemporary tone. The original work included upgrading electrical, plumbing and air conditioning systems, plus improving the flow of public and private spaces. Existing furnishings were used at the time, but more recently the décor was modernized to streamline and simplify space within the traditional envelope of the apartment.

This wonderful client returned to us for her living room remodel with the goal of transforming the space into a comfortable, stylish area for lounging and entertaining. The focal point of the room, the fireplace, became an ode to the client's father. At the time of the project’s start, he had recently passed away. Our client’s father had always believed that the space needed a fireplace, and this was a special implementation that we could make to honor that. Aside from creating an inviting and warm fireplace corner, the other goals of the project included a strategic working of aesthetic and form. As a first move, we removed a long wall at the entry of the space. This immediately created a more open and welcoming entry off the front door. Subtle division was still established here by integrating a new sofa and sofa back table. Another goal was to carry the luxe transitional feeling that we had previously developed in her upstairs bathroom renovation a few years prior down into the other public spaces of the home. On the fireplace, chenille white stacked stone was installed and paired with a custom wood mantle. Throughout the space, layers of texture, pattern and finishes were utilized to create a dynamic and elegant completion. We combined metal, wood, marble, limestone, chunky fabric knits, soft chenille, mother of pearl and rattan for a complex aesthetic language that is diverse and beautiful. As part of our final touches, we worked to brighten and lighten the space. We updated window coverings and installed new can lighting in the dining room and kitchen areas. The hardwood floors were refinished and paint was updated throughout. We also completed the space with seating appropriate for entertaining in a smaller space. For example, accent chairs in this room also function as dining chairs for the head of the table. It feels so fitting to have something that brings warmth into a space tied to our client's memory of their father and we are so honored to have had a part in creating something in honor of him.
