A mid-twentieth-century family home on a busy city-wide connector with excellent public transport, and access to employment, services, and shopping. TEAL recognized an opportunity to transform the house into two contemporary dwellings by: • adding new structures: new stairs and separate entries from the street as well as a service room at the back • opening the interiors into spacious light-filled open plan living places • re-presenting the exterior of the building with new hemlock cladding integrated over the existing shingles • installing efficient new environmental control systems • reusing many of the materials, including the building envelope and chimney as part of a feature wall

Positioned at the base of Camelback Mountain this hacienda is muy caliente! Designed for dear friends from New York, this home was carefully extracted from the Mrs’ mind. She had a clear vision for a modern hacienda. Mirroring the clients, this house is both bold and colorful. The central focus was hospitality, outdoor living, and soaking up the amazing views. Full of amazing destinations connected with a curving circulation gallery, this hacienda includes water features, game rooms, nooks, and crannies all adorned with texture and color. Clean, simple lines between the lawn area and planting along with the use of ornamental grasses create an inviting entry to the property. The new stainless steel front door acts as the focal point and sets the tone for the use of stainless steel in the rear garden. The rear garden features a modern cooking and dining area complimented with a conversation seating area complete with built-in seating, linear fire pit, planters, overhead shade structure and cable wire railing. The deck steps down to a lower grassed area for the family pet and entry to the garage. A decorative modern fence provides a screen to the rear alley and surrounding neighbors while new trees were added to soften up the landscape and provide added shade.

The great room area is now open with a modern, contemporary look. The stone accent wall plays off of the unique sloped walls and adds lots of character. The exterior design palette for the public side is a more formal Tudor style of architecture, including intricate brick detailing; while the materials for the private side tend toward a more casual mountain-home style of architecture with a natural stone base and hand-cut wood siding. Primary living spaces and the master bedroom suite, are located on the main level, with guest accommodations on the upper floor of the main house and upper floor of the garage. The interior material palette was carefully chosen to match the stunning collection of antique furniture and artifacts, gathered from around the country. A 43” diameter heritage pecan guided the plan of this neighborhood-scaled, modestly-priced, single-story, L-shaped house. In Austin’s seemingly perpetual drought, the goal was to create a symbiotic relationship between house and tree: to complement, not combat each other. The roof’s east/west parallel ridges create a valley directly across from the base, where water is collected at a grate, nourishing the tree. The roof also maximizes south facing surfaces, elevated at 15 degrees for future solar collection. The open, public spaces of the home maximize the north-south light. The private zone of the bedrooms and bathrooms include a generous gallery; its angled walls and large sliding doors are faceted about the tree. The pecan becomes a central focus for indoor and outdoor living, participating in the house in both plan and section. The design welcomes and nurtures the tree as integral to its success. Arne Petter Eggen is a Norwegian Architect and Professor at the Oslo School of Architecture. He is famous in the Nordic region for his beautiful public buildings and bridges. In the 1970s he designed the AE Pendant Light for Denmark schools. This pendant is now reintroduced to the global market crafted with the same high quality materials. This sitting area was part of an entire apartment courtyard project encompassing a modern deck with outdoor kitchen and dining as well as large seating groupings including chairs made from recycled materials, a sectional sofa upholstered in Sunbrella fabric and salvaged wood tree stump tables. The powder coated large metal wall art was designed by Chris Obeji of Hector Romero Design - this art is a great shade of salmon pink and it's backlit with uplights washing the walls behind at night. It also holds an outdoor movie screen that can be easily pulled down for movie nights. A great project that makes for some even greater parties. Discover the cuisine, wines and history of the Basilicata region at the luxurious Palazzo Margherita. Set in the village of Bernalda, the well-preserved villa is close to the region’s white-sand beaches and the famed Sassi caves. The property was recently renovated by the Coppola family with decorator Jacques Grange, imbuing its luxurious traditional interiors with modern style. Start each day of your stay with an included breakfast, then head out to read in the courtyard garden, lounge under an umbrella on the terrace by the pool or sip a mimosa at the al-fresco bar. Have dinner at one of the outdoor tables, then finish the evening in the media room. The property also has its own restaurant and bar, which are open to the public but separate from the house. Traditional architecture, lush gardens and a few modern furnishings give the villa the feel of a grand old estate brought back to life. In the media room, a vaulted ceiling with ornate moldings speaks to the home’s past, while striped wallpaper in neutral tones is a subtly contemporary touch. The eat-in kitchen has a dramatically arched Kronos stone ceiling and a long, welcoming table with bistro-style chairs. After redesigning the living space for this client, which included new flooring, fireplace surround/mantle, furniture and paint, I was asked to redesign the guest bathroom and primary bedroom suite. The home sits on top of a mountain with gorgeous views and a ton of natural light and privacy. My goal was to be sure to retain those elements while creating inviting public & private spaces that rest beautifully in nature via the thoughtful use of volumes, finishes and lighting.

This loft is situated in the former International Tailoring Company Building in New York’s East Village. The clients bought a top-floor loft and an abandoned mechanical room directly above it. Our task was to combine the rooftop space with the loft to create a cohesive triplex apartment. We achieved this by carefully opening up the roof’s 100-year-old structural members to install a staircase connecting the existing loft to the additional upper two levels. On the main floor, the first run of the staircase is located in the apartment's entry and is made of a sculptural form of dark oak. The second run of the staircase is more open, allowing light from the top level's many windows to filter into the spaces below. The existing main loft was gut-renovated to create a more open space. The open kitchen/living space was strategically positioned to be surrounded by the building’s huge industrial steel windows, taking advantage of the apartment's high vantage over Union Square. Opposite the windows, custom woodwork serves to unify the kitchen with the living room. The built-in spans the full width of the apartment with dark textured oak panels concealing the appliances, the TV, and creating ample storage. The blackened steel paneled backsplash and chunky black granite countertops complete the dark color palette used in the kitchen. Throughout the apartment, a play of dark and light elements creates a distinctive atmosphere. In the open living areas, the light pouring in from the large windows contrasts with the dark colors selected for the built environment. The more private spaces, such as the bedroom, have a darker feel, with walls and ceilings painted in a deep purple that borders on black alongside more dark oak custom built-ins. The dining room functions as a bridge between the public and private spaces, with walls and ceiling painted in the same moody purple and a vintage mirrored tile accent wall reflecting natural light from the adjacent room’s windows. The middle floor, which has fewer windows, is painted bright white to enhance light in the home office located there.. On the penthouse level, panoramic views were achieved by installing new floor-to-ceiling sliding glass panels, supplementing the existing industrial steel windows, and opening onto an adjacent roof terrace. The top floor functions as a lounge overlooking the city and includes unique custom features, such as a steel multi-drop lighting fixture above the stairs, hanging glass and steel shelving, and a built-in wet bar. Here again, dark-colored finishes and materials are used as a counterpoint to the abundant light entering the space. A future plan for the apartment is to create a private roof garden on top of the penthouse with an outdoor stair connecting it to the roof terrace below.
