The renovation concept respected the historic notion of individual rooms and connecting hallways, yet wanted to take better advantage of water views. The solution was an expansion of windows on the water siding of the house, and a small addition that incorporates an open kitchen/family room concept, the street face of the home was historically preserved. The interior of the home has been completely refreshed, bringing in a combined reflection of art and family history with modern fanciful choices. Adds testament to the successful renovation, the master bathroom has been described as “full of rainbows” in the morning.

These engaging homeowners are fortuitous enough to reside in a three level townhouse on a quiet street in downtown Minneapolis. This couple loves to entertain and host family holidays. Spaces are tight in most urban areas. This townhome is no exception. There was nothing horribly wrong with the way the home was laid out, it just did not serve the needs of the family. The kitchen was tucked up front and forced into a small space, making it difficult for multiple people to be in the space at the same time. The homeowners also wished to upgrade to professional appliances. Due to size and mechanical code restrictions, this was just not possible in the existing space. The back of the townhome had a large living room and good sized dining room. Off this space is a shaded deck and swimming pool, which are used all the time. Traffic always ran from the outdoor entertaining space directly to the kitchen in the front. Not only was this inconvenient, a mess was dragged in from wet swimmers. To alleviate these challenges, we moved the kitchen from the smaller space at the front of the home to the larger space the under utilized living room furniture occupied. This allowed us to curate a large kitchen that fits all their needs, wants, and aesthetic desires. Now there is plenty of room to cook, relax, and bustle about. We also added a wet bar next to the patio door in the dining room. Right by the door is a beverage cooler from which guests may grab beverages and snacks without dragging the outside in with them. Being the homeowners and designer are all members of the creative community in the Twin Cities, it was important to incorporate the work of local artists. This kitchen is fully curated with all Minnesota products (with the exception of the appliances, which are manufactured in Wisconsin). The cabinets and countertops are from larger local companies, while all the other features are hand made by near by artists. These artisan products include a custom stainless steel range hood, black powder coated table base and fireplace mantel, hand made tile for the backsplash and fireplace surround, wood elevated island table, and wood panel backsplash at the bar. Hand made tiles had previously been installed in the existing kitchen. The color of these tiles is no longer available. It was the home- owners desire to preserve these tiles somehow. We cut the tile off the walls and soaked the drywall from them. We then installed them in the powder room as a feature behind the vanity and mirror.

The home was blessed with a ton of natural light, however the sectioned rooms made for large awkward spaces without much functionality. By removing the dividing walls and reworking a few key functioning walls, this home is ready to entertain friends and family for all occasions. Built-in cabinetry with glass doors provides the opportunity to showcase family dishes and heirlooms accented with in-cabinet lighting. With the wall partitions removed, the dining room easily flows into the rest of the home while maintaining its special moment. A large peninsula divides the kitchen space from the seating room providing plentiful storage including countertop cabinets for hidden storage, a charging nook, and a custom doggy station for the beloved dog with an elevated bowl deck and shallow drawer for leashes and treats! Beautiful large format tiles with a touch of modern flair bring all these spaces together providing a texture and color unlike any other with spots of iridescence, brushed concrete, and hues of blue and green. The original master bath and closet was divided into two parts separated by a hallway and door leading to the outside. This created an itty-bitty bathroom and plenty of untapped floor space with potential! By removing the interior walls and bringing the new bathroom space into the bedroom, we created a functional bathroom and walk-in closet space. By reconfiguration the bathroom layout to accommodate a walk-in shower and dual vanity, we took advantage of every square inch and made it functional and beautiful! A pocket door leads into the bathroom suite and a large full-length mirror on a mosaic accent wall greets you upon entering. To the left is a pocket door leading into the walk-in closet, and to the right is the new master bath. A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. A crisp white double vanity furniture piece completes the space. The journey of the Yosemite project is one we will never forget. Situated on the east edge of the Capitol Hill neighborhood, the project site is an original lot of record that was subdivided from a larger lot that included the neighboring home. The resulting lot, at 3,060 square feet, was subject to additional land use constraints such as an eighteen foot height limit and restrictions on structure depth. These limitations are further compounded by taller homes to the south and west, a major arterial to the east, and topographic drop across the site. With few opportunities for the home to orient spaces outward, the design turns inward and upward.

The owners of this historic house on a promontory surrounded by water asked Morpurgo Architects to maximize ocean views while expanding their home for their growing family. Conforming to The Rhode Island Historical Preservation and Heritage Commission’s requirements, our modifications to the existing structure are sympathetic to the original Stuccoed Mission-style and contextually in keeping with neighboring historic homes. This challenging site presented numerous constraints, including adherence to oceanfront setbacks and environmental and zoning regulations. We overcame imposing restrictions to develop a dynamic plan that fulfilled the clients’ programmatic and aesthetic needs. The kitchen was identified by our clients as the focal point of family activity. We maximized this lifestyle concept by developing the kitchen into a spacious living area with commanding views of the water. Renovations to the third floor allowed Morpurgo Architects to create an outdoor space offering a panorama of the historic surrounding communities.

The view from the unit is spectacular, therefore, the furniture selected for this space was appropriately scaled to fit in the confined space and maintain the awesome view with low back seating. A mid-century modern swivel chair is positioned strategically near the TV and rotates towards the kitchen for easy conversation. The handsome gray arm chair has black metal arms and legs to tie in with the industrial accents in the kitchen. And the French gray TV console adds a touch of elegance and balances the far end of the living space. The property is a 700 square foot condo. The homeowner's goal was to have his 40+ year old unit transformed into a brand new space. To accomplish this, we gutted the entire unit; we replaced the popcorn ceiling with new drywall, replaced the old flooring with maple engineered wood flooring, and removed the kitchen walls and bulkheads to create an open concept.
