The owner of this historic and landmarked town-home renovation in Hudson Square, originally built in 1826, hired Gallery Kitchen and Bath to fully gut-renovate this 3-unit row-home. The scope of work included a full-scale renovation of the owners unit, including the renovation of the kitchen, one 4-piece master ensuite bathroom, one 3-piece bathroom with a walk-in steam shower, and a beautiful powder room. Additional work in the owners unit also included flooring, electrical upgrade, major plumbing work, new HVAC system, restoration of a fireplace, installation of a fully integrated smart home system and landmarked approved windows. CELLAR RENOVATION IN NYC LANDMARKED TOWN-HOME Rounding out the owners unit we renovated the cellar, which was converted into an entertainment space and featured a custom glass curtain wall, along with a custom staircase with an exposed brick wall. During the demolition phase of the cellar, our team discovered 56 wine jugs filled with wine from the prohibition era, leading us to name this project the prohibition house. For the two tenant units, Gallery Kitchen and Bath undertook the renovation of 2 kitchens, 4 bathrooms, new hardwood flooring throughout, along with detailed carpentry work in the entire home. WHY GALLERY KITCHEN AND BATH After interviewing multiple contractors, our client decided on Gallery Kitchen and Bath primarily because of our turnkey design, selection, and build process. In a renovation of this magnitude it is crucial to have a centralized full service contractor under one roof to handle all of the aspects and simultaneous moving parts of the project. Decentralizing the entire process by having multiple unaffiliated vendors handle various parts of the process can easily become chaotic, time consuming, and costly. Because Gallery Kitchen and Bath undertook the entire process, from the design of the entire space to the selection and procurement of all finishes and fixtures, down to the procurement of all permits and LPC filings, it made a seemingly chaotic project a’lot more manageable. PHASE 1: DESIGN, SELECTION, PROCUREMENT Our client wanted the renovation to incorporate a fully modern design into his Hudson Square town-house. Being that this is a landmarked property, the exterior facade had to be restored and kept with the original aesthetic, the interior of the home however was a whole different story. In keeping up with the modern aesthetic, our designers went to work to design a custom kitchen that included fully custom flat panel base cabinets in a white high gloss finish and an absolute matte black appliance/pantry wall. The kitchen design also included a white quartz countertop and backsplash with a waterfall edge island. To bring warmth to the modern kitchen, our designers incorporated a rifted and quartered select oak wood floor in a herringbone pattern, and custom blended stain with matte polyurethane finish. For continuity, the wood floor was also extended throughout the entire owners unit. In the ensuite bathroom we created a “wet area” which houses a standalone soaking tub as well as a beautiful rainfall shower, completely leveled with the rest of the floor in the bathroom. Some highlights within this space include a tiled square drain, large niche cutouts with a carrera marble accents. Once again, to bring warmth to this modern bathroom, our designers incorporated a floating rustic oak vanity and carrera marble mosaic floor tile. Last on the list on the owners unit floor was the cellar, which our client wanted to utilize as an entertainment space for his friends and family. During the design phase, we incorporated an open concept layout, wedding the indoor and outdoor space with a custom glass curtain wall. The design also included custom walnut built-ins that serve as a custom wet bar and storage piece. With the design approved and selections made our office liaisons moved to procure all of the material selections and finishes. PHASE 2: DEMO Because this home is almost two centuries old, we had to take extra precaution during the interior demolition phase of the project. One specific area that we had to pay special attention to was the existing brick. Over time the mortar in old brick homes deteriorates and turns into dust – for this reason it was extremely important that a thorough and ongoing inspection of the exteriors and interior walls took place during the demolition of the space. After 14 30-yard debris containers and 56 wine filled jugs from the prohibition era later , the demolition of this historic Hudson Square town-home came to an end. If you are wondering whether we tried the wine? After notifying the owner we agreed to open one of the jugs and try them together – nothing but vinegar. PHASE 3: BUILD One of the challenges in a renovation project of this scope is nailing down the logistics and delivery of fixtures and finish material. Adding to this challenge was a narrow entry door that required us to use a boom truck in order to deliver some of the larger materials on site. To ensure a succinct time schedule, we boomed all of the materials through the 3rd floor for the entire project and worked our renovation work from top floor to cellar. This technique also insured that any unexpected water issues during the renovation process would not damage a finished floor. With all roughing and framing complete, the Gallery KBNY team proceeded to execute on the design plan. When this 6,000-square-foot vacation home suffered water damage in its family room, the homeowners decided it was time to update the interiors at large. They wanted an elegant, sophisticated, and comfortable style that served their lives but also required a design that would preserve and enhance various existing details. To begin, we focused on the timeless and most interesting aspects of the existing design. Details such as Spanish tile floors in the entry and kitchen were kept, as were the dining room's spirited marine-blue combed walls, which were refinished to add even more depth. A beloved lacquered linen coffee table was also incorporated into the great room's updated design. To modernize the interior, we looked to the home's gorgeous water views, bringing in colors and textures that related to sand, sea, and sky. In the great room, for example, textured wall coverings, nubby linen, woven chairs, and a custom mosaic backsplash all refer to the natural colors and textures just outside. Likewise, a rose garden outside the master bedroom and study informed color selections there. We updated lighting and plumbing fixtures and added a mix of antique and new furnishings. In the great room, seating and tables were specified to fit multiple configurations – the sofa can be moved to a window bay to maximize summer views, for example, but can easily be moved by the fireplace during chillier months. All the while giving an inviting peaceful feel, and never interfering with the view which was of course the piece de resistance throughout. Bringing a unique, individual feeling to each of the private rooms to surprise and stimulate the eye while navigating through the residence was also a priority and great pleasure to work on, while incorporating small details within each room to bind the flow from area to area which would not be necessarily obvious to the eye, but palpable in our minds in a very suttle manner. I was asked to update and design a new kitchen for my New Jersey client who has a home in Boca Raton. The project involved expanding the existing ranch and design a contemporary white kitchen. Below are the results of incorporating not only fine Italian cabinetry from a local Boca showroom but also a juxtaposition of textures and colors. Selecting the CeasarStone blue agate made the difference of a spectacular kitchen creating an artistic approach for the 14 ft island. The blue agate is imbedded within the white quarts counter. The wall cabinetry is a plethora of storage and so interesting with it's Post & Lintel dark wood frame design that plays with contrasts/ Shapes and textures abound with each interesting aspect like the irregular shaped back splash indispersed with mother of pearl mosaics. the client wanted a one of a kind chandelier and we designed it for her incorporating good functional and LED ambient lighting.

The Rancho Estate provides a level of luxury that sets it apart from any residence in Los Angeles, breaking the record for the most expensive home ever sold in the Encino area. The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

The goal in building this home was to create an exterior esthetic that elicits memories of a Tuscan Villa on a hillside and also incorporates a modern feel to the interior. Modern aspects were achieved using an open staircase along with a 25' wide rear folding door. The addition of the folding door allows us to achieve a seamless feel between the interior and exterior of the house. Such creates a versatile entertaining area that increases the capacity to comfortably entertain guests. The outdoor living space with covered porch is another unique feature of the house. The porch has a fireplace plus heaters in the ceiling which allow one to entertain guests regardless of the temperature. The zero edge pool provides an absolutely beautiful backdrop—currently, it is the only one made in Indiana. Lastly, the master bathroom shower has a 2' x 3' shower head for the ultimate waterfall effect. This house is unique both outside and in.

This kitchen located in Rossmoor, designed by Jonathan Salmon, is a complete transformation from what it was before. The transitional kitchen design in Rossmoor, CA incorporates the warmth of wood Shaker style cabinetry with stainless steel appliances and Zephyr tempered glass and stainless range hood. This is offset by glass elements throughout the space. At the center of this great room is a glass raised eating counter on the peninsula that separates the kitchen from the dining/entertaining space and includes wood and chrome barstools for casual dining. The use of glass is echoed in the glass dining table and complemented by a glass mosaic tile backsplash. All of this is set against the backdrop of Wood-Mode Brookhaven cabinetry in a warm medium wood tone, topped by a Caesarstone Lagos blue countertop. The U-shaped kitchen includes base cabinets and upper cabinetry with glass front cabinets framing the range hood. Matching cabinetry extends to the dining/living area, including a beverage bar with a GE Monogram wine refrigerator. The beverage bar also incorporates a matching glass mosaic tile backsplash and glass front upper cabinets and is positioned just right to allow access to drinks away from the cooking area. The space is well-illuminated throughout with lights hand-picked to make every aspect of the design pop. This includes pendant lights, recessed lighting, and under- and in-cabinet lights. A Franke stainless, double bowl undermount sink pairs perfectly with the sleek lines of a Grohe faucet. Stainless accents are also found in the appliances, including a Kitchenaid oven and warming oven, Kitchenaid refrigerator and dishwasher, and the Dacor cooktop.
