Photography An Original When your family thrives on outdoor activities, living on the water is a bonus! The main house and pool house are all about the river views- from the windows expanding floor to ceiling and updated open floor plan, the project team capitalized on bringing a whole new light to this incredible property. Paying homage to the beautiful coastal town of Nantucket, our goal was to bring the love for the island’s classic aesthetic to our clients primary South Shore, MA residence. It wasn’t long after our clients took ownership of the Gulf River property, did they want to change the dated interiors, divided floor plan and tired exterior elements at the main house and pool house. Architect, Hoadley Martinez and interior designer, Christine McGinty were charged with opening the space up to represent a coastal love all while bringing functionality to an active family lifestyle. Our project timeline was nothing short of unique. The homeowners had twenty-three family members arriving on the 23rd of December to enjoy the holiday week. This is an annual traditional for the family so how could we let them down! Our shovel broke ground the first week of September, giving our team sixteen weeks to renovate multiple interior and exterior areas of a 5,500 square foot home. Multiple crews were strategically scheduled daily, keeping areas dedicated to the appropriate process all while keeping the project moving forward efficiently. The existing cabinetry, appliances, moldings and flooring were removed and donated to a local charity. At the main house, working alongside Roomscapes Cabinetry & Design, we extended the existing footprint to include a 12 x 10 mudroom, raised the ceiling in the kitchen to incorporate a coffered ceiling, opened the existing walls up to incorporate a new pantry and sitting room. All mechanical infrastructure, plumbing, HVAC and electrical were updated. The floors throughout were replaced with an 8” Carlisle Wide Plank White Oak. The exteriors shell was stripped down to the sheathing. We increased the size of multiple window openings to capitalize on the stunning coastal views. We used an Alaskan Yellow cedar shingles on both the roof and sidewall as the material properties weather to a beautiful silvery grey. The exterior trim profiles and scale was increased to bring more definition to the architectural elements. The finishing touch were custom copper gutters to add a little extra sparkle! All these hurdles made the project team grow closer and committed to making this magic holiday gathering happen. You could say it was a Christmas miracle!

High-end appliances include a 48" Wolf dual range with brushed brass handles, a 42" Sub-Zero Wolf fridge, a 30" microwave, and a 30" convection steam oven, along with 24" Sub-Zero freezer drawers and a 24" Sub-Zero beverage center for added convenience. The backsplash features a chic, homey milk glossy subway tile in a 3x10 size, completing the kitchen’s stylish and functional design. With a perfect blend of luxury and practicality, this kitchen is both beautiful and highly efficient.

This home achieved an impressive HERS® score of 20, which makes it 80% more efficient than a standard Code-Built home.

Our vision for this space was to incorporate old world, handmade elements and the European lifestyle that our clients adopted during their time living abroad. The handmade ceramic and brass light fixtures along with the brass plumbing fittings and hardware balance the cool toned solid wood cabinetry. The Catalina Belgian Bluestone is inspired by Bruges' cobbled streets yet it presents a smooth satin finish with rough edging that has been over-grouted for comfort. We chose energy efficient appliances that appealed to our clients' lifestyle by incorporating an electric induction cooktop with usable drawers situated underneath for large pot and pan storage along with electric wall ovens. Using panel ready appliances and adding a small crown above the refrigerator and pantry wall cabinets ensures these large appliances feel more like furniture. The custom plaster hood surround and small niche evokes old world curves and movement, a detail that truly spoke to our client. Bringing in an antique rug provides that time-worn finishing tough that a new space begs for; we cannot get enough of the finish space!

Gray glass tile from Virginia Tile creates a complementary backsplash that is both practical and stylish. No step entries are found at all exterior doors and are protected from the elements by porches or large roof overhangs. These doors incorporate the latest operable technology with automatic push bar openers that can operated remotely with a cell phone or tablet. The property has wheelchair accessible sidewalks leading to all exterior doors. The garage has an extra bay and oversized doors to accommodate a full size van with wheelchair lift. The interior of the house features wide hallways, doors and doorways, smooth transitions at floor surface changes, the covered rear porch has views of rolling grassland with mature oaks, live in caregiver quarters, ceiling mounted track lift system in master bedroom. The accessible bathroom features a roll-in shower, and a raised bathtub made accessible via a ceiling mounted track lift system. The kitchen has a two tiered peninsula with roll-under accessible workstation.
