The deep overhanging flat roof design with a stepped fascia preserves the classic modern lines of the building while incorporating a Zero-Net Energy photovoltaic panel system. The outdoor spaces function as an extension of the house and support the family’s casual, sports-oriented lifestyle. The design, for a family of seven, provides spaces for individual privacy and family gatherings. The design challenge was to incorporate a number of sustainable features into the design. The south-facing roof is integrated with a 5-kilowatt photovoltaic system, generating electricity for the home and furnishing emergency backup power. The heating is exclusively radiant with high efficiency boilers partially burning biofuel. Measures taken to produce an efficient building envelope include a drainage plane behind the siding, spray foam insulation, and high performance, insulated window glass.

Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces. KITCHEN AFTER The homeowner's primary goal was to be able to host large dinner parties easily and efficiently. However, it was important that the space not feel like a commercial kitchen (even though it has three dishwashers!) in order to blend with the Mid-century Modern style of the home. We incorporated an underutilized adjacent area in order to increase the size of the kitchen by 150% to create designated space for everything, including the client's vast collection of china and serving pieces. The new floor plan feels as though it was original to the house. Cabinetry, countertops, and flooring also blend seamlessly with the rest of the home. Photography by Ken Wyner 2101 Connecticut Avenue (c.1928), an 8-story brick and limestone Beaux Arts style building with spacious apartments, is said to have been “the finest apartment house to appear in Washington between the two World Wars.” (James M. Goode, Best Addresses, 1988.) As advertised for rent in 1928, the apartments were designed “to incorporate many details that would aid the residents in establishing a home atmosphere, one possessing charm and dignity usually found only in a private house… the character and tenancy (being) assured through careful selection of guests.” Home to Senators, Ambassadors, a Vice President and a Supreme Court Justice as well as numerous Washington socialites, the building still stands as one of the undisputed “best addresses” in Washington, DC.) So well laid-out was this gracious 3,000 sf apartment that the basic floor plan remains unchanged from the original architect’s 1927 design. The organizing feature was, and continues to be, the grand “gallery” space in the center of the unit. Every room in the apartment can be accessed via the gallery, thus preserving it as the centerpiece of the “charm and dignity” which the original design intended. Programmatic modifications consisted of the addition of a small powder room off of the foyer, and the conversion of a corner “sun room” into a room for meditation and study. The apartment received a thorough updating of all systems, services and finishes, including a new kitchen and new bathrooms, several new built-in cabinetry units, and the consolidation of numerous small closets and passageways into more accessible and efficient storage spaces.

This project, located within the Camino Del Mar 'beach community', posed an interesting challenge. The project sits within the low lying areas of the San Dieguito River flood plain which required that the building finished floor be set at an elevation 7'-0" above the existing grade. Our goal in dealing with the flood plain requirements and the floor area restrictions was to create a simple, efficient plan that would maximize light, air and privacy, as well as have a strong connection between indoor and outdoor living. We have chosen durable materials appropriate to the neighborhood context that would perform well under a marine environment and satisfy the client's desire for an "autheticity of materials" with a contemporary aesthetic.

This 80-year-old neighbourhood character home became a model of environmental awareness when it successfully demonstrated how recycling, energy efficiency and "healthy-home" features could be retrofitted. Several innovative environmental features, not yet in the marketplace were incorporated into this cozy vintage home. This new custom house, completed in late 2012, was designed with an accessory dwelling unit to take advantage of an allowance in the single family zoning code in Seattle. The primary dwelling, 1300 square feet on the upper two stories houses a mother and teenager. The accessory dwelling, 750 square feet, provides a leasable smaller space that can be for a tenant or downsizing in the future. Seattle based RE Store began by completely deconstructing the original home so that its salvaged parts could have a new life in other design applications. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials. The Paperstone, wood and steel staircase connects the open-plan living, dining areas and kitchen to the upstairs bedrooms and open library. Exterior decks extend the main interior living spaces while sliding glass panels allow the primary bedroom to connect. Stylishly visible from all rooms in the open interior living spaces are two complementary objects, both lit from within, a frosted lexan pantry and a slatted reclaimed fir bathroom, with wood sourced from Windfall Lumber. Throughout the home, finishes are simple and minimal: polished concrete flooring, bright-white walls, and formaldehyde-free sapele and maple cabinetry. The main kitchen is outfitted with Ecotop counters and a custom sapele wood island that has large, handle-free pullout drawers on the cooking side and a built-in wine rack on the other. Maximizing storage, a custom built-in apple plywood bench and open wooden box shelves provide extra space. A model of efficiency, the home maximizes the performance of the envelope of the building. The reclaimed fir car decking wrapped around the exterior from Windfall Lumber, creates the rainscreen siding and is sourced locally from a deconstructed warehouse in Tacoma WA. In addition, access to daylight through high-performance glazing, solar preheat for domestic hot water needs, in-floor radiant heating and a green roof created by the owner adds to the efficiency. This dark, dreary kitchen was large, but not being used well. The family of 7 had outgrown the limited storage and experienced traffic bottlenecks when in the kitchen together. A bright, cheerful and more functional kitchen was desired, as well as a new pantry space. We gutted the kitchen and closed off the landing through the door to the garage to create a new pantry. A frosted glass pocket door eliminates door swing issues. In the pantry, a small access door opens to the garage so groceries can be loaded easily. Grey wood-look tile was laid everywhere. We replaced the small window and added a 6’x4’ window, instantly adding tons of natural light. A modern motorized sheer roller shade helps control early morning glare. Three free-floating shelves are to the right of the window for favorite décor and collectables. White, ceiling-height cabinets surround the room. The full-overlay doors keep the look seamless. Double dishwashers, double ovens and a double refrigerator are essentials for this busy, large family. An induction cooktop was chosen for energy efficiency, child safety, and reliability in cooking. An appliance garage and a mixer lift house the much-used small appliances. An ice maker and beverage center were added to the side wall cabinet bank. The microwave and TV are hidden but have easy access. The inspiration for the room was an exclusive glass mosaic tile. The large island is a glossy classic blue. White quartz countertops feature small flecks of silver. Plus, the stainless metal accent was even added to the toe kick! Upper cabinet, under-cabinet and pendant ambient lighting, all on dimmers, was added and every light (even ceiling lights) is LED for energy efficiency. White-on-white modern counter stools are easy to clean. Plus, throughout the room, strategically placed USB outlets give tidy charging options.

This 1894 Victorian brick home in Historic Bethlehem, Pa., had elements of the original kitchen — plus the challenge of designing within a 200 sq. ft. space with four doorways and two extra tall windows. Using the existing doors as inspiration, designer Dan Lenner created a custom door and an efficient workspace for the chef owner without losing a door or window. Custom Classic Cabintery Custom cabinetry in Cherry with grooved door style to match existing 1894 doors. The small space and low windows meant fewer base cabinets. Dan maintained the traffic flow and arranges an efficient work triangle by creating a peninsula. The range replaced an existing cabinet. Dan stepped back the cabinet next to the window to avoid blocking it, and built a seat with storage underneath under the second window. The refrigerator fit neatly between the two windows. He extended the countertop for casual dining for three. Before remodeling, the alcove window was partially covered. The new design includes stepped back cabinetry to expose the window, and added space for appliances, rollouts and a lazy susan for extra storage.
