Klopf Architecture, Outer Space Landscape Architects, Sezen & Moon Structural Engineer and Flegels Construction updated a classic Eichler open, indoor-outdoor home. Everyone loved the classic, original bones of this house, but it was in need of a major facelift both inside and out. The owners also wanted to remove the barriers between the kitchen and great room, and increase the size of the master bathroom as well as make other layout changes. No addition to the house was contemplated. The owners worked with Klopf Architecture in part because of Klopf’s extensive mid-century modern / Eichler design portfolio, and in part because one of their neighbors who had worked with Klopf on their Eichler home remodel referred them. The Klopf team knew how to update the worn finishes to make a more sophisticated, higher quality home that both looks better and functions better. In conjunction with the atrium and the landscaped rear yard / patio, the glassy living room feels open on both sides and allows an indoor / outdoor flow throughout. The new, natural wood exterior siding runs through the house from inside to outside to inside again, updating one of the classic design features of the Eichler homes. Picking up on the wood siding, walnut vanities and cabinets offset the white walls. Gray porcelain tiles evoke the concrete slab floors and flow from interior to exterior to make the spaces appear to flow together. Similarly the ceiling decking has the same white-washed finish from inside to out. The continuity of materials and space enhances the sense of flow. The large kitchen, perfect for entertaining, has a wall of built-ins and an oversized island. There’s plenty of storage and space for the whole group to prep and cook together. One unique approach to the master bedroom is the bed wall. The head of the bed is tucked within a line of built-in wardrobes with a high window above. Replacing the master closet with this wall of wardrobes allowed for both a larger bathroom and a larger bedroom. This 1,953 square foot, 4 bedroom, 2 bathroom Double Gable Eichler remodeled single-family house is located in Mountain View in the heart of the Silicon Valley. Project: Kitsilano House Builder: Grenor Homes About this Project When our clients asked us to design their new house in the heart of Kitsilano, they wanted a space that showcased their personalities, travels, and experiences. Naturally, our team was instantly excited and eager to make this house a home. Layout: Prior to the renovation, the family room was adjacent to the kitchen and the formal living room at the other end of the space; in the middle was the dinning area. We looked at the main floor as an entire space and decided to combine the two living spaces into one and move the dining area towards the kitchen. The Kitchen: had always been an L shape with an island; previously there was a kitchen table by the windows. In the space planning period, we decided to eliminate the kitchen table to increase the overall size of the kitchen, giving us a bigger island for casual eating. The perimeter of the kitchen has many great features; a coffee nook, a freezer column, double ovens, a cooktop with drawers below, an appliance garage in the awkward corner, a pantry with ample storage and free-standing fridge. The Island also has many key features; a built-in unit for garbage/recycling/compost, a slide out tray underneath the sink for easy access to cleaning products, a dishwasher, and a bank of four drawer. On the outside of the island is an open shelf for cookbooks and display items. Below the countertop overhang is additional hidden storage for the items not accessed frequently. Dinning Area: we utilized the pre-existing niche by incorporating floating shelves in an asymmetrical design, which became the perfect area for the clients to display the art collected during their travels. Bar Area: The space between the kitchen and powder room became the perfect place to add a bar. Storage, counter space, and 2 bar fridges brought this little entertaining area to life. Fireplace: Using existing fireplace unit we cladded the surround with Dekton material, paneled the wall above with Walnut and a mantel made from Quarkus. These materials repeat them selves through the entire space.

The original (1927) built-in buffet cabinet between the kitchen and dining was re-homed to a vintage salvage room in Minneapolis for a new future life. The homeowners did not want a boring kitchen. We also focused on matching the original style/feel of the home but rejuvenated. A fresh traditional kitchen design was planned to provide better function for the family’s needs and also a beautiful style to the heart of their home. New hardwood floors carry into the kitchen to match the existing hardwoods. New custom-built flush-inset cabinetry was designed with a wonderful two-tone color scheme. The new cabinetry includes custom storage, glass uppers and accessories; silverware tray divides, trash pull-out, outlet docking drawer for phones to charge, custom shelf roll-outs and lazy susan corners. Castle selected historic paint colors by Benjamin Moore to keep within the period of the home. The base cabinets are painted in Benjamin Moore, Tarrytown green and the uppers in a soft white (BM, Ballet white). By doing two cabinetry colors, Castle was able to create some unique interest and anchor the base cabinet to the floor while still having light walls with the white cabinetry. New marble patterned Cambria Quartz countertops were selected in the luxurious and classic Torquay design. To complete the walls, traditional white subway tile was installed. Along with the beautiful finishes, we also improved light quality in the space. New windows were installed increasing from 2 windows to 3 windows with an additional window to the backyard. We also installed 2 Solatubes for additional natural lighting. The Solatubes also include a solar-powered night light and additional light kit for night time use. PAT RICE KITCHEN This Santa Barbara Bungalow, located in an historical area of Santa Barbara, had tons of charm, but the kitchen was small, cramped and lacked modern day function and storage. The kitchen you see today was achieved in 2 phases, by 2 different homeowners. It’s bright and sunny, with ample storage, generous amounts of countertop space and an Island perfect for meal prep. This is a classic kitchen, with white inset Shaker style doors, which continues to be the hottest look on the market. Phase 1 improved the small kitchen by eliminating a side door and taking out a built-in banquette, thus increasing kitchen size. A small island was added and a washer & dryer area was included. Perfect for a young family. Phase 2 enlarged the kitchen even more. A back bedroom was opened up to the kitchen, providing space for the office and bookcase areas. The laundry was moved to another part of the house, thus allowing for more cabinetry and countertop space. Two pantries were added, along with open shelving, plus alcoves for a microwave and a kitchen TV. A maple free standing Island is a classic contrast to the white cabinetry. By specifying maple countertops for the office area, it ties the kitchen and office areas together. Hahka Kitchens handled both phases of the kitchen remodel, and we were able to order matching cabinets and obtain the same countertop material. The result is that the kitchen is completely integrated with no evidence that this amazing kitchen was done in 2 stages, 8 years apart. The new homeowner did replace knobs and pulls from phase 1, and more ordered for the new cabinets, thus putting her mark on the kitchen. And the new homeowner found the sturdy and functional Island, which was a perfect complement to the white shaker cabinets. One last note about the office area, which is flooded with light from patio doors and large windows. The desk, with white shaker doors that match the kitchen, has loads of functionality. 2 large desk drawers, with hanging file folders, a pull-out trash can, small desk drawers and open shelving meet the needs of a home office. The built-in bookcase, which was fitted into an existing recessed alcove, was expertly installed and provides both open display areas and hidden storage. The “V groove doors” complement the Shaker doors, adding a furniture charm to the office. This expanded kitchen is truly the “heart of this historic home”.

CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!

Another beautiful Bungalow kitchen remodel in the Northrop neighborhood of South Minneapolis. These homeowners contacted Castle planning for a whole kitchen renovation, which included opening the existing kitchen into the dining room so the family could enjoy a more multi-purpose space. The original (1927) built-in buffet cabinet between the kitchen and dining was re-homed to a vintage salvage room in Minneapolis for a new future life. The homeowners did not want a boring kitchen. We also focused on matching the original style/feel of the home but rejuvenated. A fresh traditional kitchen design was planned to provide better function for the family’s needs and also a beautiful style to the heart of their home. New hardwood floors carry into the kitchen to match the existing hardwoods. New custom-built flush-inset cabinetry was designed with a wonderful two-tone color scheme. The new cabinetry includes custom storage, glass uppers and accessories; silverware tray divides, trash pull-out, outlet docking drawer for phones to charge, custom shelf roll-outs and lazy susan corners. Castle selected historic paint colors by Benjamin Moore to keep within the period of the home. The base cabinets are painted in Benjamin Moore, Tarrytown green and the uppers in a soft white (BM, Ballet white). By doing two cabinetry colors, Castle was able to create some unique interest and anchor the base cabinet to the floor while still having light walls with the white cabinetry. New marble patterned Cambria Quartz countertops were selected in the luxurious and classic Torquay design. To complete the walls, traditional white subway tile was installed. Along with the beautiful finishes, we also improved light quality in the space. New windows were installed increasing from 2 windows to 3 windows with an additional window to the backyard. We also installed 2 Solatubes for additional natural lighting. The Solatubes also include a solar-powered night light and additional light kit for night time use. Project: Kitsilano House Builder: Grenor Homes About this Project When our clients asked us to design their new house in the heart of Kitsilano, they wanted a space that showcased their personalities, travels, and experiences. Naturally, our team was instantly excited and eager to make this house a home. Layout: Prior to the renovation, the family room was adjacent to the kitchen and the formal living room at the other end of the space; in the middle was the dinning area. We looked at the main floor as an entire space and decided to combine the two living spaces into one and move the dining area towards the kitchen. The Kitchen: had always been an L shape with an island; previously there was a kitchen table by the windows. In the space planning period, we decided to eliminate the kitchen table to increase the overall size of the kitchen, giving us a bigger island for casual eating. The perimeter of the kitchen has many great features; a coffee nook, a freezer column, double ovens, a cooktop with drawers below, an appliance garage in the awkward corner, a pantry with ample storage and free-standing fridge. The Island also has many key features; a built-in unit for garbage/recycling/compost, a slide out tray underneath the sink for easy access to cleaning products, a dishwasher, and a bank of four drawer. On the outside of the island is an open shelf for cookbooks and display items. Below the countertop overhang is additional hidden storage for the items not accessed frequently. Dinning Area: we utilized the pre-existing niche by incorporating floating shelves in an asymmetrical design, which became the perfect area for the clients to display the art collected during their travels. Bar Area: The space between the kitchen and powder room became the perfect place to add a bar. Storage, counter space, and 2 bar fridges brought this little entertaining area to life. Fireplace: Using existing fireplace unit we cladded the surround with Dekton material, paneled the wall above with Walnut and a mantel made from Quarkus. These materials repeat them selves through the entire space.

transFORM had the honor of designing, manufacturing and installing a crisp new walk-in closet at The Chatsworth - a historic Beaux Art building located in the heart of Manhattan's charming Upper West Side. Built in 1904, The Chatsworth was reintroduced in 2015 with expanded floor plans, incredible amenities and a private club-like atmosphere. transFORM’s Senior Design Manager Rozalia Kiss, worked with the HFZ Capital Group to create a striking bedroom sized walk-in closet, which was recently featured in the New York Times article : Closets as Big as Some Apartments. The article identifies spacious closets as the latest must-have in some of the city’s most expensive condominiums. Quickly becoming an essential part of the modern home, a walk-in closet adds style and convenience to your daily routine. Designed in a clean white finish and tastefully accented with complementing polished chrome hardware, this custom walk-in closet delivers tons of functional and accessible space. All-white cabinetry offers a crisp look that allows your clothing to steal the spotlight. The high-contrast shaker style doors, create an elegant backdrop for your clothing. Light also pours through the big windows, drawing your eye to the iconic views of the Hudson River. It creates a feeling of brightness and positivity that energizes and enlivens. It’s a walk-in closet where you can look and feel your best as you begin your day. For added visual appeal, the unit was accented with crown and base molding. The elegant detailing was inspired by the pre-war era building’s architectural features. The moldings add a retro geometric touch that matches the apartments beamed ceilings and traditional herringbone floors that were all the rage during the period and make a striking comeback in this beautiful renovation. This unit was specifically designed with a variety of open shelves, hanging sections, and shoe storage. Hanging sections provide enough elevation to conveniently organize items based on size. From blazers and blouses to maxi skirts and evening gowns, all of your clothing is easily accessible. By using the same color hangers, your space will appear even more collected and composed. You can also arrange your clothing so that the colors compliment each other and appear as the favorable options they really are. For the shoe enthusiast, we included numerous sets of shoe shelves and cubbies that attractively organize and showcase your finest footwear. This type of system allows you to identify and grab your favorite pair as you mix and match the perfect ensemble. Shelving provides many of the same storage functions as drawers or baskets, but at a more economical price point.
